> Initial “Stamped and Stain” work was done in January of 22. After the initial quote I asked to have low spots leveled to reduce pooling of water. I offered an additional $500 for this work above quoted price. The $500 was accepted. The leveling was never done. The crew began in the middle of the day, then stopped at around 5 PM after finishing half of the 28’ patio. They laid painters tape at the stopping point and when the job was continued the following morning there was what looked like a “seam” along the entire width of the patio. It is very noticeable and unsightly. In addition, the installer started the pattern (slate) without squaring it up, therefore the entire pattern runs crooked. When I commented on the pattern being off-square I was told it was because my patio was most likely not square. There are several areas where the pattern was not even visible on the surface. Within sixty days of the installation several areas began cracking and popping up. The installer came out once and did a poor job of patching and restaining/sealing the area attended to. Since then several other areas as well as the patched area have popped up or cracked open revealing the original patio below. One section is as large as the size of my hand. There are more areas that have a hollow sound when knocked on with bare knuckles, indicating a separation between the original surface and the stamped/stained surface. I’ve asked for a review of the ongoing issues. Each time I’ve been told that the installer would be out in a few weeks or when they got back in town. My most recent conversation was last week on March 23, 2023. I sent several photos of the problem areas and I asked when the areas might be addressed. I reminded Shawn (the owner) that we began the latest conversation about these areas last November. His response was “ I know this , I’m doing this as a courtesy as it’s literally  a total of 1 sf

> However , I am happy to do it as a courtesy.”  My reply was “Standing behind your work is a courtesy? It literally began chipping within weeks of the installation.”  I have not heard anything from him since.

> It’s my opinion the work was not done properly to begin with. From the initial agreement that the original surfaces low spots were not filled to avoid the puddling, the improper laying out of the patterns causing the entire patio to look crooked, and the uneven application of the coating causing the spots that were too thin and began cracking and peeling up.

> What began as an investment of over $5,000 in my home that should have a lifespan of many years, has turned into an eyesore that constantly reminds me that I chose the wrong person to trust with this project. I am currently planning to have outdoor tile placed over this surface.
