## Community Q&A

**Q: Help with guest bedroom and master bedroom** *(in Design Dilemma)*

Need help with two guest bedrooms and master bedroom

A: What kind of help?

**Q: Designing for a senior citizen** *(in Design Dilemma)*

What advice do you have for building a new house with the future needs of a senior citizen in mind?

A: If you're working with a builder or an architect. They should follow 'The Principals of Universal Design' which provides detailed requirements for building with the disabled and senior citizen independence.

Check this site out. It will be extremely useful whether you're from Canada or the US.

**Q: Should we have a draftsman or architect draw up home plans for us??** *(in Design Dilemma)*

want to build a three bedroom , zero entry ranch style home. We have seen similar plans to what we would like but the plans are usually missing home office and dining room.

A: Even if you choose a draftsman you will still need a licensed architect to sign off the plans.

There are companies that sell full construction plans for all kinds of houses. They usually have a large variety and you're bound to find something you like. Some of them even will minor alterations. It is an option also worth checking out.

Here are a few examples:

**Q: functionality** *(in Design Dilemma)*

I need ideas for a new home, 900 Sq ft. 2 bedroom and home office, I need space for my son's desk and his toys. Thank you.

A: Where do you live? On one end of the price scale you have IKEA which sells loft beds. There is also Pottery Barn Kids, Land of Nod and a bunch of other big box retailers. It all depends on your budget.

**Q: Living room couch & TV debate...** *(in Design Dilemma)*

We are moving into our first home in 2 weeks and it is a new build. So we are new at making these big decisions!

In our open concept living room we don't know where we should put the TV, above the fireplace or between the fireplace and a window.

Once that decision gets made comes the harder question, should we buy a sectional (my favourite!) or just a couch with accent chairs (my husbands favourite!).

And if you could suggest a colour I'd be in heaven! Is cream too boring, should we have a pop of colour?

A: How high would the TV above the fireplace? If you were sitting on the sofa would you have to look up to watch tv? I think that will help you decide if the fireplace was an option or not.

Your fireplace can be an amazing focal point for your room (depending on the view from your large windows). If you use it for the TV you would lose that somewhat - it can still work but personally I believe that TVs create a big black whole that is hard to disguise.

If you put the TV between the window and fireplace you can have the sectional in front of it with the longer part covering part of the pass through if you watching TV is more of a priority. If not then place the longer part against the wall. A sofa table behind the open part will make a great division.

It's a beautiful sectional but could you get it in a different arrangement? More of an L shape than a U. The current arrangement fits better in a square room. With the L shape you can add an accent chair across diagonally beside the fireplace. Then have two large accent chairs and a really cool table below the large window. Which means you both got part of what you wanted.

For colour on the walls, I personally think that sticking with a neutral colour and then adding the pops through furniture and accessories. I get bored quickly, and no matter how much I love a colour, I eventually tire and would want to change it. If you don't like cream(I don't too) you can go for light grey.

Hope that helps :)
