> Deceptive costing and terrible responsiveness. They have not still not delivered the design per our contract and owe us a refund on construction deposit. Fortunately we stopped working with them before the construction began.

**★ — Marian Yeager, Nov. 2017**

> Started out really good. But little red flags began to come up. Daniel showing up three hours late to our meetings, promising pre-visuals of the build but never delivered, photos of the job as they progressed (i had a family emergency and had to leave town - roommate was always available as I was over the phone) crew came for a few hours then were pulled off for other job. When asked why they weren’t there was told they were sick from food poising or hurt or etc. The job was to take 3 to 4 weeks tops - there were delays - but after 7 weeks and the job only being half done and crew only coming one day a week. You’d think I’d would have been done. But no, had a call with both Daniel and Courtney and was informed we were over budget and they needed to order more supplies. I was never called and informed about any problems and what I’d like to do about it. When I asked for an itemized spending list of all spending on the job and a schedule for completion I heard nothing from them. I waited, nothing. So I fired them and still have not heard a word from them. I have a half built porch and shed and a contractor and designer who won’t even give me the time of day to apologize or take any responsibility. I highly recommend not using this company. Safe yourself your sanity. Unless of course you want to be completely frustrated and have a half finished job.

> Terrible experience. Dishonest and deceptive business practices. Hired them for a project that was supposed to take 3 months. After a year, the project is not done. They let the permits expire and did not have the inspections done. Claimed to have contractors liability insurance and does not. Left my home to flood and I have no ability to make an insurance claim due to his lack of insurance. Paid them in advance for work and have walked off the job. Suggest you do a background check on the owner on his real full name. Ask to see his drivers license. DON'T GIVE THEM ANY MONEY!!!

> Horrible experience! Still living through the nightmare of coming in contact with Daniel Wade Shebesta and Courtney Knisely with Austin Design and Build. Extremely slow, poor workmanship and poor communication. Job that was to take no more than 5 weeks was not even close to being completed after 3 months. All talk and no follow through.

> We hired Austin Design and Build Solutions to build our new home. Since we had recently purchased land, we were on an incredibly tight budget. We had high hopes to be able to have a "modern farmhouse" style of home that you see on many of the 'fixer upper' type TV shows without breaking the bank. We called Austin Design and Build Solutions and spoke with Daniel who spent 2 hours with us on the first call answering all of our questions and providing valuable information about permitting, realistic time frames, and the design-build concept. We were able to meet Daniel and his designer at our property later that week and were pleased at how enthused they were about our project even though we would not be considered by most firms as a high dollar client. They had some unique design perspectives and were refreshingly upfront with what we could do with our available finances. Their entire process was very transparent and we never felt like we were getting a sales pitch or urged to increase our budget. In fact, the owner pulled comps within the area of our land so we wouldn't overspend and build something that we couldn't later sell for profit if we wanted to down the road. Within a week we received line-item pricing for our build along with a la carte design items we could add if our budget allowed. Their designer was very knowledgeable about what materials we could use that were cost effective but still give us the look we desired. She provided two sets of plans for us with different layouts that we hadn't thought of to give us the most usable space without having to add square footage. She also went out of her way to look for reasonable reclaimed wood to use for accent pieces and custom designed our cabinets and main light fixture. We had frequent calls and meetings with both Daniel and the rest of the crew so we always knew where we stood with each phase of our build. The crews were courteous, clean, and stayed on task. We loved the end result and got the farmhouse that we wanted and couldn't be happier about choosing Austin Design and Build Solutions as our design-build contractor.

> Got a quick and quality renovation with Austin Design and Build Solutions! Unlike other contracts I had with other builder companies, ADBS is so reliable and the efficiency of their work is seen evidently by their outcome. The remodeling of my room was successful and satisfying! Thanks also for its team who conducted the job with justifiable price. They are so courteous and committed for the job. I never seen them procrastinate. I surely would suggest them to everyone!

> Nightmare experience with this company. Paid them well ahead of work done and still not complete. Also did many many things wrong that now have to be corrected. All in all losing a lot of money because of this company. Almost had to tear the unit down and redo completely.

> First class organization from beginning to end. It appears the only negative review is coming from an ex-employee as this crew delivered what I wanted, how I wanted, and then exceeded my expectations. Great work, great communication and I am VERY pleased with the final product (total kitchen design & rebuild).

> I hired Austin Design and Build Solutions to build a master suite addition and a garage addition for my home in Central Austin. They presented well-prepared and interesting ideas to maximize my space. The crew was professional, timely, and very flexible with our needs. We had to make several changes based on the layout and the job never slowed down. I'd recommend them to anyone looking to build an addition or home.

> I needed a fast and affordable contractor to get my house ready to sell, and this company was great. They gave me one point of contact for all the work - first by helping me decide which projects would have the most impact for my budget. Not having to deal with all the various workmen freed me to stage the house and take care of other business. All the work was done professionally and on time and the work area was always left tidy. The house showed beautifully from curb enticing landscaping, beautiful flooring, stylish painting, kitchen and bath updates and a superb patio and backyard oasis. Success! I got eight offers on my house and sold it over my asking price in one weekend. Great company handled many details and helped me maximize my investment with a nice profit.

> Austin Design and Build Solutions were hired as my general contractor at Zeta Tau Alpha sorority when I was the house director. They were outstanding in finding and correcting problem areas in the house which resulted in cost savings. After dealing with independent contractors over the years, it was a relief to have a company that I could call on anytime, day or night, which is essential when operating a house with the needs of 50 plus college girls. They were professional, on-time and most impressive, cost effective.
> That summer they were selected to oversee a summer project for Zeta which included installing water sprinklers for the house and a brand new security system. Since Zeta is registered as a historical property, to even begin the project, Austin Design and Build Solutions had to make countless trips to the City to get the required permits to allow construction. That was a monumental task in itself. This project had to be done within a two-month period when the house was closed over summer break. Not only did they finish the project well within the two-month period, but also at a considerable cost savings. I have gladly recommended Austin Design and Build Solutions to the other sorority houses where they continue to "be the best on campus". As a house director it is a relief to me to work with a company that is very conscious of the needs of these wonderful houses.

> Our project started out great. But as time went on, there was little project management, pressures to add to the project, little design wherewithal, and mistakes were constantly made. A 4-week project turned into 6 months and it became evident that this company did not have good subs in place and could not properly manage a project. Would not recommend them for any residential project.

## Community Q&A

**Q: DIY Sone paver walkway** *(in Photo Questions)*

What is the process in laying this out? The small rocks are presumably set in mortar.; are the large pavers as well? Are the rock patterns first glued to a mesh before setting onto the mortar bed?

A: Ed,
It is a beautiful pathway, isn't it! The process
for laying this out depends partially on the area in which it will be
set. Soil, stone, depth, etc play into the base requirements.

However,
the basics are excavating the area to the desired depth, setting your
edging and any sub-base needed, possibly a sand or other base fill.
Laying the stone out also depends on the type and sizes of the stones
you select. Yes, mortar is one way to set the patterns. Due to the
intricate design, it's best to have permanently set. Sometimes, the
stones come in patterns already adhered to mesh, but that will depend on
where you buy the stones.

These designs
incorporate many factors and options. If you would like further
assistance on your project, we would love to hear from you.

**Q: Tell me what the type and color of the pavers used and sextagon tile?** *(in Photo Questions)*

A: The tile is a product from California called arto brick. This is the 14''x14'' Hexagon http://www.artobrick.com/arto-tile-collections/concrete/hexagon.
