Would keeping the wood panelling increase or decrease the value of the home? If decrease, should we paint over or take down? We have no idea what's behind them. Any advice would be greatly appreciated!! A: You probably wouldn't want to take down the panels because you don't know what you are going to find. Panels and popcorn ceilings are always dangerous to remove. As to painting vs not, it really depends on your market. Lighter is in, and so are those washed or distressed looks. If you are in a market which will appeal to a younger family, follow a look that you would see in pottery barn, anthropologie, or restoration hardware. If you are appealing to an older crowd, painting it might be a mistake because natural is often preferred. If it's in an area where you get alot of cabins, like Colorado, you can really go either way towards the younger or reflecting the general style. Short answer, I just wouldn't tear it out. And seeing the lighting fixtures, I'd maybe focus on that. It is a little dark, but a lighter floor option and natural light will also brighten up the room. 50/50 on paint for alot, but not all of it as Connie suggested. **Q: Need help making my living room livable/comfortable** *(in Design Dilemma)* Hi, I'm trying to turn my living room into an actual living room. I've moved the furniture I have into the "shape" of what I was thinking might work there (example, Lorimer 2pc sectional from West Elm). Does something like that work, or would it be better to have a small couch against the wall and something separate against the windows? There's a baby grand piano on the other side of the room that might not be too clear in photos. I'm looking for ideas for couch(s) and maybe table/lamp to fit in the space. I know the bare walls need help too. I'll get there! A: The scale of the the two over two is not quite right. You have many choices of how to lay out your room depending upon your personal preferences. What is important to you, having all the natural light you can out of those windows? Facing the windows? Facing a TV? Having a sitting area? Can you post a picture or two of furniture, or inspirational pictures which show the style you like, or would like for your home. How many people do you expect will be using the room, ages, pets, etc? **Q: What do you think?** *(in Before & After)* What do you think about this transformation? Would you change anything else? We are adding gas logs and a new cover for the fireplace. What else would you change? A: I might move away from the microfiber, depending on use. I also would personally like to see something done with the windows. How often do you use the television vs entertaining? You might consider taking your single seat and turning it towards your other sofas if you entertain and want to have the look of an inviting area for chatting. A coffee table, and/or sofa table could help you as well. Plant/s? Love the colors and changes! Good luck. **Q: Fireplace update** *(in Design Dilemma)* Georgian home, traditional furnishings, antique mantel is the top piece of a break front (?) mounted into the brick. I would like to remove this "mantle" & have something that would allow for a nice picture & still have a surface that would let me decorate w/An arrangement of some kind. TV in a black (somewhat ornate) surround is on the left. All woodwork is white. Ideas? A: You can get an inexpensive wooden mantle, maybe in a washed finish. Use a mason bit with you screwdriver, anchor bolts, and slap that thing right up for a long, sleek looking new wooden mantle. Here is an idea, but not to be confused with the be-all and end-all :) https://www.etsy.com/listing/87886082/48l-white-fireplace-mantel-shelf That reflects an "in" style and your woodwork, but another option would be something in transitional, or semi-traditional color, just less dark. Since your fireplace already has character with the brickwork, I would avoid a "full" mantle that would go all around it. **Q: NEED HELP PERIOD......** *(in Design Dilemma)* We just bought about 80 acres tucked in the woods - Southern Colorado. It's magnificent land with trees and rocks. There is a cabin already erected that needs to be finished - it sits at the top of a mountain at 9200 feet. There is also a metal bldg that has 2 br/1 bath ...really just needs some tlc. We would love to finish these two projects as economically as we can - for our kids...and then build something for us. We need help. We don't know how to do...but don't want to be taken advantage of. Our budget is limited. First thing on the list is to drill for a well at the bottom of the mountain and trench the water up to the building sites. Welcome to our piece of heaven. You will want to find a licensed designer or architect to help to make sure you have structurally sound places given the kid factor. Know your budget, stick to it, and be willing to make the occasional concession to stick within your budget. I'm jealous. Your place sounds fabulous and you will just love it in the end! This all said, what will make or break your budget will be a good contractor, or the right places to get materials at a reasonable cost and a solid time investment. They are pretty good looking. You can go with something like a round copper-topped table, use them as a host and hostess chair in a formal dining setting, or as parlor/library occasional chairs.
