### Typical Job Cost

All projects are priced individually. I use a spreadsheet and price all projects by line item. Projects over $100,000.00 are typically cost plus a contractors fee. Projects under $100,000.00 are typically fixed cost. I identify costs by having all sub-contractors visit the site and provide a written quote. All sub contractors are required to maintain a basic general liability insurance policy.

> Alex was a joy to work with. He was extremely knowledgeable and experienced, he provided wonderful coaching and advice, and he and his team solved some very difficult and complex problems in erecting our elevator tower and installing our elevator. At the time we were very pleased with the outcome. The reason I rated Alex Guthrie Construction LLC with two stars: "Just okay. Could have been better", is that as a result of fire-related smoke damage, we recently needed to remove the drywall in the elevator shaft. We discovered that the entire back wall of the elevator tower (three stories) had not been insulated, nor was there a vapor barrier. The drywall had been installed with nothing between it and the brick veneer. We always wondered why it was so cold in the elevator during winter months LOL. Our current contractor has corrected the problem.

> My first contact with Alex he simply advised me to get plans drawn up by an architect, and then have several contractors bid on that job. He didn’t hard sell himself, but it did build trust.
>
> That trust was well placed. He delivered more than he committed too, and recommend some changes along the way that resulted in a better product.
>
> While I’m sure we could have found a cheaper contractor, I’m sure we would have got a cheaper result. If you want to trust your contractor, invest in your home, and get a high quality product, you can place your confidence in Alex.

## Community Q&A

**Q: Is this floor sufficiently blended?** *(in Design Dilemma)*

Hi

We removed an interior wall to make an open floor plan for our kitchen and dining. The dining side had 60 year old red oak while the kitchen had tile. The flooring contractor expanded the hardwoods into the kitchen using a weave method, sanded the entire room, and put down poly (no stain as we wanted a natural look).

Of coruse, the border is clearly visible. Im told the newer wood will darken a bit over time. In addition I expedt it to be less noticable once the room has an island, cabients, and furniture. The floor also still needs its final coat of poly and a final buff.

Bottom line question: Is this floor good enough given the scenario? Should we have used a different appraoch?

A: My thoughts exactly...good news.

**Q: Urine stains around toilet?** *(in Cleaning Tips)*

Planning on using marble tile in our half bath.... currently we have wood floors from the previous owners that have to be ripped out because somehow ahem teenage boy urine drips down the side and the wood abrosbs it whcih now reeks of urine (wood floors near toilets are gross) but i digress...

so how is your marble holding up near the toilet? Stains? Etching? Any other issues?TIA

A: make em go outside. :)

**Q: Porch with top deck** *(in Porches & Decks)*

How difficult and how much would it cost to build a back porch with a top deck?

A: Really? I don't mean to sound like a smart ..s but that's like asking how much a car costs per pound, I guess you could come up with an answer but.....

**Q: Luxury Vinyl Planks** *(in Flooring)*

Good afternoon, I am considering putting Luxury Vinyl Planks in my kitchen/bathroom/dinette/living room area. I like the "wooden" look but I dont want the feel of the "doctor's office". I am looking for a high quality product that would look nice and be durable (family with kids). Would you please kindly share some pictures, ideas, what brands to pick etc. Thank you in advance

A: The new luxury vinyl floors are awesome! you'll be happy you did it! Good luck!

**Q: Acceptable tile job?** *(in Remodeling)*

Hi,
My contractor tiled our fireplace surround and it turned out a bit rough in my opinion.
Is this an acceptable job or should I have it redone? Thank you!

A: Let him finish before you judge it. If you don't like it then have him redo it.

**Q: Bathroom Tile Grout Dilemma** *(in Design Dilemma)*

Really need some help ....Struggling with grout color for our bathroom tile that is a very light gray.
3 color options below. Note that our vanity is dark gray with white marble counters.
Thanks so much!!!

A: The white will turn grey so I would go with one of the grey's. I like the lighter one.
