> We hired JFF Design to help us renovate a 115 year old house and fix both structural and aesthetic design aspects of the house. Joe and his team were a huge asset to us throughout every stage of the process, helping us make sure the house not only turned out looking great, but also that the old framing was all properly reinforced and improving upon the structural integrity of the house. The project dragged on for a bit longer than all parties would have liked due to various issues, but Joe saw it through from start to finish. We honestly may not have ever gotten the design that we loved approved by the building department had it not been for Joe's nuanced understanding of the building code. > JFF design helped us to transform our small cape into the family home that we have dreamed about. Specifically, they came up with a plan on how we could stagger the construction on our 1800 sf house in 3 separate phases in order to end up with a house twice the original size, yet make it look like it was built all at once with a smooth uniform appearance. One big challenge was that we did not want to have to move out of the house while construction was going on and through careful planning it was possible. Everyone is really nice at JFF design and Joe Fournier - the lead Architect - has a wealth of expertise to lend not only in terms of the design but also in terms of the execution of it, having grown up doing things himself under his father who was a carpenter.

**Q: Help... Just help** *(in Design Dilemma)*

So until we can redo the entire kitchen I am trying to think of someway to make this work.  Would like to avoid painting all the cabinets if I can just bc of the time. But open to anything really.

A: Some sketches of the house would help us to see if there is a flow challenge that would / could lead to inspiration on a remodel. I agree with Bev above that until you are ready to do it, the kitchen seems to work but with context photos my reply may differ...

**Q: Exterior Help** *(in Design Dilemma)*

We have just purchased this home (so exciting!!), we fell in love with the interior but the exterior needs a bit of love. We were thinking of painting the trim and the stucco (and eventually replacing the doors on the 2nd storey). Right now the stucco is a broken-bottle type and the trim is a mixture of green, black and white. I'm just wondering if anyone has colour options that would look nice or if anyone has seen houses similar to this one re-done?

A: I would offer to embrace the eclectic feel of this Victorian interpretation with a little natural wood treatment in the form of a pergola to shelter the balcony area (mimicking the roof slope) and perhaps a conical exposed beam treatment over the cluster of bays in an homage to the turret feel....these ideas could offer a contrast to the stucco.
I agree with zeedeer to clean up the landscape...scrape it all away and plant intentionally to frame the house not conceal it. Choose your species wisely for a twenty year growth so it won't overwhelm in the future.

We are buying a mountain home that has wood beams throughout.  Problem is they have all been whitewashed (circa 1990).  What are our options for returning the beams to their original color or painting them a wood tone?

A: Good morning Jogates....I am pleased you like this combination, it worked quite well with this project. The roof shingles are Certainteed, &quot;Weathered Wood&quot; Arch 90 shingles.

**Q: Stairs in two storey foyer** *(in Design Dilemma)*

This is the view from the front door for the stairs we have running to the second floor. This is a two storey foyer.  I asked the builder about the wall on the side of the foyer (right hand side in the pic) and he indicated it is a weight bearing wall and cannot be removed. I had envisioned the stairs to be open with railings on the right side of the stairs when walking up (the left side is the living room wall). 
I am concerned the wall running up to 9' height in a two storey foyer will look odd. Interested in your thoughts and views. Any way around having this wall?

A: So it appears you are not having your question answered. The upper and lower stairs will look and feel open with an open rail both up to the second floor and across the landing above and an open rail traveling along side the lower stairs which can transition to a handrail...you confirmed the current wall is temporary for safety during construction. My original interpretation of your question, however, relates to the wall opposite the stair to the right of the entry foyer. It appears that is a bearing wall from this photo but it can be removed and replaced with the properly sized beam with posts at either end to support it. If you offer some additional photos of the area and some measures we will be able to discuss and advise a little better than this first glance.
