> I needed a complete middle floor renovation for my 3 level condo in Diamond Hts.  My highly experienced qualified designer/decorator Vaso Peritos mentioned an architect that she worked with and asked me to see if he was available.  I had met with a few others by that time.  I made an appointment with Patrick and immediately felt his professionalism, (nicely soft spoken) ~ a great thing for me ~.   Patrick's good taste and quick at understanding his clients was a deal-maker.  Patrick had designed a remodel on Sanchez nearby and he took me to see his work in progress.  It was an impressive modern design of a four level Victorian in upper Noe Valley.  Everything in such great taste ~ nothing left out, a beautiful transformation. I  looked over examples of his work from his website gallery.  Patrick provided all drawings and accurate computer renderings.   Patrick helped me pick my SF contractor, Chris Burnham Inc.  Things couldn't have gone smoother as a consequence. It was a wonderful experience.   I would not hesitate to refer Patrick to any of my friends or family.  XXXXX of 5 stars.

> When we hired Patrick on to our project in Noe Valley we had a lot of ideas swirling around.  In a nutshell, we wanted to take our home from a 2 bed/2 bath to a 3 bed/3 bath.  Somehow he was able to decipher our vision and get it onto paper.  He was VERY patient as I threw out several ideas and “what do you think if we did this or that?” sort of statements.  After several revisions and numerous discussions with a problematic neighbor, we finally filed with the City.  After a few hiccups (mostly of our own making) and a complete design change, 18 months later we finally had the necessary approvals.  Patrick was instrumental during this entire process, he was patient, professional, and followed the progress of our application through the many departments San Francisco requires.  He really seems to know his way around the Building Department, which we've learned is extremely valuable.  As we are in the world of design, this was the extent of our need for his services, or so we thought.

Patrick was incredible generous with his time and explanations. He then texted me the name of the stain.  A few months later, we wanted to install a fireplace in our bare living room. We thought of Patrick.  Patrick met with us at our home and we noticed his very calm and professional demeanor.  He asked us a lot of personal questions about how we use the space--we have 3 children.  We talked about our aesthetics and  he walked around the house as we explained the kinds of things we like.  He took a genuine interest in our home and our needs.  That seemed very unusual.

It was modern, yet had a very traditional function, it wasn't cold in its design.  Patrick also recommended we use a ventless, bio-ethanol fireplace.  We were hesitant at first, but now that we have it, I can't imagine going any other way. It's green and safe!

Using a row of clerestory windows we were able to capture a lot of natural light. The rear yard is also a nice feature of the lot so we made sure to make an easy connection to the back yard with a very large glass pocket door. This allows for an extra wide unobstructed opening to the new back patio.

**Q: who makes the counter stools?** *(in Photo Questions)*

A: Thanks for your inquiry, the client bought them from Design Public:

Bear in mind that they changed the design a little bit, they added a cross bar for support and the image online is the old one. If you look at the image above my client bought four and they sent two of the old style and two of the new style. They are now sending him two more of the new style.

Very clean design, Patrick! Congrats too on your Dwell/Nest featured article. What type of range hood was specified for this project and what material and finish did you specify for the whitish box that covers the range hood? Thanks!!!

A: Hi, thanks I will check my notes as I don't recall off hand what hood we used but the enclosure was made by the cabinet maker and is the same material as the rest of the cabinets, painted wood.

What are the paint colors used on the wall and cabinets? Thank you!

A: Thanks for your question, it has been about 10 years so I unfortunately do not recall. The cabinets were probably designer white, the wall color I don't recall.
