Luis worked with us and assisted in the evaluation of several home lots. We were impressed with his extensive knowledge of building, his patience and as it turns out his sage advice on helping us meet our goals. After several months of planning and looking at property and house plans we decided to renovate our current home. This turned out to be a great decision. We have a great lot and live in a perfect neighborhood for us. Now we have a great house. Luis and his construction manager, Rand Miller have been extraordinary. After a complete home renovation we are completely satisfied with the end product. Our renovation left no room untouched. This included painting, new or refinished hard wood floors, a 3 story elevator, complete master bath redo, revision of a pantry and powder room to provide more privacy, conversation of a generic screen porch to a beautiful sun porch, refinishing all cabinets and restoring them to new quality with some new matching cabinets, complete finished basement with guest quarters and bath. All subs were extremely cordial, easy to work with, had good ideas and provided high quality work. As far as budget I believe this is a strong point of the team. Although we were 10 % over the estimate we added at least 25% to the project ( better windows, additional electric and painting, upgraded bath fixtures and finished the entire basement instead of just a bedroom, hall and bath.). The construction process was not perfect but after building or renovating at least 5 other homes I don’t think you could find a better builder. Luis and Rand were extremely honest and the entire process is transparent. While some things took more than one try (miscommunication with subcontractors, etc.), Imery was constantly checking things, checking with us, and made sure that we were happy with everything. > > It is also worth mentioning that he stayed on/under budget. We added some items to the original to-do list, and bought some items ourselves that he had in the original budget, so it's hard to say exactly how close we came, but I'm pretty sure the final total was not above the estimate. I was a bit concerned about this, since he uses a 'cost plus' approach where we paid what it actually cost. Since budget overruns seem to be common, I was worried we would end up outside our budget too and would have to cut stuff as we went along. Not to worry, he was good at budgeting, built in the right buffers, and made sure it all worked out. > > To sum up: The project was done pretty much on time (we didn't have a hard schedule but it took about as long as we expected), within/under budget and at a high level of quality.
