The incorrectly installed drip flashing, caulk, and trim have created a major problem, they were outrageously overpriced then and have now caused even more expenses. **★ — Sandy Burnett, Feb. 2018** > Hired John Erwin to work on a design to expand a garage and design for a master bath, utility room. We paid him $850 to come over measure and draw a design. We told John we would be gone for a month, he told us that he would get started and would email us to keep in contact and it would be done when we got back. We heard nothing from him in that month. When we got back I called to meet with John , when we got to his office he had nothing done . We got absolute nothing for our $850. He had not even made an attempt to work on the design for the bump out on the garage. When we let him go and asked for a refund of a portion the design we did not get , he sent us back $42.00 . Erwin charged us for 5 hours of his time for drawing a design for the garage which we did not get, At this time John Erein has not contacted us we are out $850 , I guess it is fortunate that we dropped him as our contractor if that is the kind of work he does. Greg came to the house on 9/24/12 at 9 a.m. to check the baths and discuss my needs. I never heard from anyone from John Erwin's office again. I did tell Gary that I had a limited budget of $10K to update the shower and tub. Site looked nice and samples looked great so we gave them a call. > > We got a free rough estimate for our deck remodel, but because of the complexity and options of what we wanted, we were advised by John that drawings / design should be done if we wanted to know the actual cost and move forward. We wanted some elaborate overhangs to take advantage of our peek-a-boo water view, so having a set of plans turned out to be a great idea. Turns out engineers and the county need documents like these for the permitting process. > > We deliberated as a we had contacted a few other companies, none of which seemed to have it together like Erwin. My wife and I agreed and for a modest fee, John came up with drawings that captured just what we described. We will update our review as soon as we start our deck remodel later this summer. **★ — cltaylor88, Oct. 2012** > Earlier this year, I contacted John Erwin to get a "free" estimate on a master bedroom with en suite bathroom addition to my home. > > To be fair, this was the first time I'd contacted a remodeling company to do this kind of work. When I read on their website the estimate would be free, I thought I would know within a few weeks whether the project was feasible. > > Instead, John charged $750 up front to even begin working on the estimate. This, he said, would cover design time. Understandable, I thought, but why say the estimate was free? > > After several weeks, John said that we had to choose all the fixtures, flooring, windows, doors, hardware and paint colors before an estimate could be given. So, still just wanting to get an estimate, I began the laborious process of selecting items for the master bedroom and bathroom. > > When I selected an option, such as recessed lighting in a hallway, I was told it would be "too much, you'd need sunglasses" and my ideas were thrown out. In the end, none of the ideas I'd wanted to incorporate were drafted into the sketch. > > Frustrated, I asked if John could provide an estimate based on rough construction alone, thinking this would give me the option to finish the other elements on my own. John was reluctant and ultimately refused. > > I never got my "free" estimate. What I did get was a piece of paper worth roughly $750 that hangs in my office as a reminder. > > John's designs have earned him awards and acclaim. He's personable. He's very good with email and staying in touch. My issue is that his process and my process did not mesh. You may not have the same experience, but be aware of the process that must transpire before you get your "free estimate" and be patient. **Comment from John Erwin Remodeling, Inc:** > When this client contacted us, she and her partner had dreams of adding on a master bathroom 5 piece suite, walk in closet and creating a laundry room; they had no plans or designs, just ideas. As I explain to all our potential clients, if we are asked to price out something that does not exist like an addition, we have to start with designs, plans and create the specifications. We cannot accurately estimate anything that does not actually exists either for real or on paper as an architectural design. We start off with the design service; we call that the “design and development of the project.” > It really is a team effort which I explain up front with all our clients, especially with picking out fixtures and finishes; our clients are the most important part of the team. Not only do we work together on the design, we ask them to actually pick out the fixtures and products they would like in their remodel. We ask our clients to make selections so we can then plug in the actual cost of what they would like in an effort to avoid too many “allowances”. We call this the “homework” assignment, which I clearly outlined prior to taking them on as a design client. I am conservative by nature and the oldest trick in the book for contractors is to come up with a bid with minimum allowances to sell the job cheap, and then hit the homeowners up with change orders after the project is underway to make up the difference and that will cause 20%-30% cost overruns. > By utilizing this pro-active approach and eliminating allowances for known tangibles like plumbing fixtures, cabinets, countertops, floor coverings etc, we typically run on average about 2-3% for the unforeseen cost overruns like when we open up a wall and find termite damage, or rot. If you are financing your project, the banks require you have a 10% contingency fund for the unforeseen like I mentioned, so coming in at 2-3% over is a well developed, well run project. > Our clients seamed to understand our process; working together we came up with a design blending well into their existing home and more importantly giving them all the design and space elements they were looking for. The hiccup came after the design was completed, during their “homework” and the fact they never completed their part leaving us up in the air on the details. They then asked for a rough estimate without their input on products, I explained again just as I did above with the pitfalls of that approach and then turned their file and design over to our estimator to run the numbers and provide them with their “rough” estimate. Our estimator contacted them the next day to make arrangements to meet our electrical and plumbing sub-contractors on site so we could at least accurately estimate what we could and then leave the rest up for allowances. Their response back the following day was quote, “we will take the next few weeks to make some decisions and get back to you”. Later that same day I receive an email saying quote “I appreciate all your hard work; we have however decided to put this project on hold for the meantime. We will get back to you should that change.” > That was kind of a strange and abrupt ending to our dealings with this client and was especially surprising to read her review on Houzz months later. In fact she had written the review several months ago and posted it before we had even heard of Houzz and found it when we became part of Houzz and until then, did not even know she was unhappy with our process. Last thing I received was > thank you for all your hard work the project is on hold! > I feel giving us a one star rating is unfair but I do appreciate the fact she did give me compliments on our design work, communication, staying in touch and being personable… Her issue was that “our process and her process did not mesh” ….
