> Our experience with Level Ground has been a very Jekyll and Hyde whiplash. We selected LG for an addition and mostly full gut of our 1915 Park Hill bungalow in the spring of 2021, for a project bid at around $300,000. To start with the good, we’re really happy with the finished product, and our foreman Jason was an excellent carpenter and a really good person. We genuinely enjoyed seeing him daily, and have hired him for another smaller project. Everyone compliments our kitchen and addition. The tile subcontractor, the hardwood floor folks at Milan, and the painters did a particularly nice job and were lovely to work with (we lived in our basement during the majority of the project).

> The reason that we wouldn’t recommend LG is because of price gouging, terrible project management, and poor communication. LG forgot several large elements from their bid, despite being in the architectural plans (a back deck, the heated bathroom floor), and expected us to pay for them out of pocket at very high prices (I’m not sure how a heat mat is supposed to cost $2k). This was despite the fact that our contract explicitly stated that it was a flat fee for everything set out in the architect’s plans. We even expressed concerns they had underbid before signing the contract, but Luke looked us in the eye and said they were very confident in the bidding based on the plans, and would not come to use for change orders we did not initiate.  Luke inflated the price on materials that he purchased for the project to an extent that made it impossible to work though him. We ended up ordering our own countertops and light switches, for example, because had we gone through LG, we would have paid several thousand more dollars for the same or lesser quality products.
>
> LG offered little in terms of project management, despite collecting \>$50,000 in project management fees. There was no proactive guidance, either in terms of when we needed to order finishes or troubleshooting future issues. This led to numerous questions to us from the foreman and subs per day, and we were left constantly scrambling to order finishes or to make rushed decisions on important elements because LG didn't give us adequate notice. We are a doctor and a lawyer and we had to spend our weekends troubleshooting some of what the electricians had done. The plumbers were rude and a complete mess.
>
> Despite the flat fee contract and their verbal guarantees, we received numerous change orders for changes we did not initiate. This is simply not how one should do business and completely shot any trust we had with LG. Proceed with caution if you hire them and have a budget.

Not that we don't make mistakes, but we felt like we put forth our best effort to please this client; despite the labor demand, material price increases and COVID restrictions we were navigating. I am not sure why my sub contractors, and some mis-stated pricing were mentioned.  We will continue to learn and grow from this and always strive to put forth our best work and customer service.

Luke really worked with us up front on the re-design of our kitchen and walked us through the entire process.  He really helped us decide on a design and materials that fit our ideas and budget.  Then John came is and took it from design to reality.  I recommend them to anyone I can.  They did our kitchen at are previous house as well, and both times we were extremely satisfied.
