## Community Q&A

**Q: Listing your home as "For Sale by Owner"?** *(in Polls)*

We will be closing on a home we recently put an offer on. The closing will happen on the next month and we will be moving in October 2. We considered listing our current home as for sale by owner starting August 1st. If it doesn't drive many customers we would then hire a realtor and list September 1st. Is this a good idea? Has anyone had success with the for sale by owner? Thank you

A: I am a Realtor, as well as a designer. I pride myself on being professional, attending to my clients' needs, and working tirelessly on their behalf. 
One of the comments on this thread addresses one issue that is common with homeowners who try to sell their home themselves. Unrealistic pricing. I spend 40+ hours a week either looking at homes with buyer clients, previewing homes that have just come on the market, looking at listings on-line, and analyzing the actual sale price of homes. 
The thing that many people don't think about when selling their home on their own is this: what do you know about the person who is coming into your home? I don't begin showing homes to a buyer until I have met  with them and had them preapproved by a lender with whom I am familiar. I also first meet them in a public place, send photos of their ID cards to my office, etc.
For those of you who have had a bad experience with a real estate agent, I am sorry for that. Ask friends if they have recommendations. And now with websites such as Zillow, Trulia, and Realtor.com, you have an opportunity to read reviews of agents.

Does this sit on the floor?

A: With a height of under 24", I would guess that it is wall mounted.

**Q: I would like to know where is the vanity mirror from.** *(in Photo Questions)*

A: I am guessing this is the Ikea Mirrored Medicine Cabinet - available in a variety of sizes. Also most likely an Ikea vanity. Very narrow - but they altered the plumbing a bit by perhaps extending an area behind?

**Q: where r couches from** *(in Photo Questions)*

A: Hello and thank you for your question. We found the Chesterfield sofas at HD Buttercup in Los Angeles. No manufacturer name. They were on sale - they were perfect for the space - and I'm glad you like them. The pair of tables were from West Elm. Since this photo, the homeowner has enhanced them with a light wash of silver paint. They would also look great with a mirrored top as there is a nice lip around them to hold in place.

**Q: POLL: Biggest Neighborhood Noise Issue?** *(in Polls)*

Every neighborhood has it's own signature noise.  Sometimes it's pleasant and sometimes it can be annoying.  What's the biggest noise issue in your neighborhood?

A: In town, I would have to say it's our neighbors behind us who put their barking dog outside in the evening - and don't bring him in until 10, 11, sometimes later. We wonder why he doesn't bother them. We know they are home. 
In the country, it's peaceful, until…….cars with loud stereos drive down the main road going thump, thump, thump. It keeps my husband from wanting to spend time there.
