For over twenty years, Managed Renovations owner, Michael Shannon, has helped homeowners in the Chevy Chase, Bethesda, Kensington, Rockville, Takoma Park, Silver Spring, and many Washington DC areas, get the home they’ve always wanted—with less cost, less risk, and more control. Michael created the better way to build with Managed Renovations.

Managed Renovations engages with our clients using a couple different business models depending on their needs, preferences, and level of desired participation in some of the required tasks involved with most projects. Some of our clients choose to use our unique construction management services business model to build their project that is distinctive from the typical fixed-price general contractor (GC) approach to construction. For those clients we provide fee-based construction management consulting services to schedule, manage (on-site), and review all the work that our clients choose to have us handle for the project. We connect and contract our clients with our seasoned collection of licensed and insured tradesmen and subcontractors (and our own in-house carpenters) that will provide each of their fixed price costs. Alternatively, some of our clients prefer to have their project built using a typical fixed-price general contractor (GC) approach to construction.

> In 2020, we bought a lovely 1918 house with a tiny, outdated, “no working space” kitchen.  We conferred with several builders and design-and-build companies before finding Michael and Managed Renovations.  Together with the architect he recommended, we developed an amazing - and somewhat scary - plan to expand the kitchen by blowing out two adjacent exterior walls while supporting two floors and a roof above.  We also decided to add a beautiful screened in porch, gut and redo the basement, redo a failing retaining wall and install a lovely flagstone patio.

His cadre of 'subs' (they do so much work with him, they are more like an extension of MR) are all absolutely first class. > We had a great experience working with Managed Renovations.  Because the project was not a huge renovation, most of the contractors I contacted wouldn't even consider doing the work.  Managed Renovations was willing to take on the smallish project and they were willing to manage the additional complexity of dealing with some city permitting issues, which was no easy feat. > We hired Managed Renovations as a general contractor to do a complete remodel and expansion of our 1300 sq ft home. It was a nine month process. The work entailed demoing a significant portion of our home, excavating and underpinning the foundation of our existing home, expanding our basement, and adding approximately 2000 sq ft of finished space above grade, including a new great room, screened in porch, mudroom, garage, and two bedrooms, and renovating the previously existing rooms of our old house. What I most appreciated is that both he and his subcontractors made numerous suggestions regarding the design and installation that made the end result better than planned.  All of Michael's subcontractors were great, doing complete and high quality work.  (When I have used other contractors in the past, I found that some subs were great and some were not.)

> Managed Renovations (MR) put together an excellent crew to handle the fairly extensive work involved in converting my brick garage into an interior room. It is already attached to the house, so no construction or demolition was necessary, except for removing the garage door and replacing it with a sliding glass patio door, which looks great!

> MR also arranged to thoroughly insulate the walls, ceiling and floor, before installing drywall on the walls and ceiling, and sub-flooring, while being careful to ensure that the height of the new room is at least 7' in all areas, in keeping with DCRA requirements. A new electrical sub-panel was necessary to support the mini-split which was installed to handle the heating and cooling needs. Very late in the game I decided I wanted a closet with mirrored sliding doors, and this was built in quickly and efficiently - though at an additional cost of course!  MR are very organized at producing and explaining numbered 'change orders' for any items which are over and above those listed in the signed Agreement, and this ensures that clients do not have any nasty surprises at the end!

> To keep the cost down a little, I obtained the Build Permit from DCRA, but MR handled the Electrical and Mechanical Permits, and set up and managed all of the necessary inspections. They use different contractors for each portion of the work, so you always know you have an expert in each area.  The contractors are scheduled in the necessary order and MR is good at communicating with the client as to who will be working and when, so that clients are fully aware  of the schedule, as well as any delays or issues.

> Michael Shannon’s Managed Renovations team recently completed a portico addition for the front of our home.  The portico (5’ x 7’) completely transforms our entryway in both appearance and functionality.  The portico features a Pennsylvania fieldstone stoop, Versatex low maintenance columns, pilasters, and trim work, a Buckingham slate roof to match the home’s existing slate (circa 1941), copper gutters, as well as a new lantern and modern floating house numbers.  Michael was easy to work with and very responsive.  He coordinated masons, carpenters, electrician, roofers, painters, as well as the permit and inspection processes.   We also had Michael’s team repoint our existing brick sidewalk as part of the project - it too looks terrific.  All work was completed on time and on budget.  We are thoroughly enjoying our new portico and have received many compliments from our friends and neighbors.  We highly recommend Michael and his team.

Several times throughout the project, Michael consistently showed an attention to detail that went far beyond any of the other contractors we've worked with before.

Whenever any unforeseen events or unpredictable situations presented themselves, which occur in any large construction project,  Mr. Shannon always resolved these situations with grace and aplomb.

> Mr. Shannon was never shy about suggesting alternatives that could save us money and/or result in a better product. For example, Mr. Shannon suggested a pre-cast concrete foundation construction technique that resulted in substantial cost savings and a stronger, more resilient foundation. He also suggested we have our excavation and concrete contractor install a specialized interior and exterior foundation drainage system so that the frequent, heavy rains we get in the DC area would never result in a drop of water in our basement. Over the twelve plus years that we’ve lived in the house, and through may violent storms, we’ve never had a drop of water anywhere in the house.
