**Q: Need help picking a general contractor** *(in Other)*

We need to renovate our townhouse, so we are looking to find a good general contractor.  The galleries we see look so good, but so expensive.  How much will it cost to use a general contractor versus finding specific contractors for each step?  Example, we plan to replace our floors with porcelain tiles. We need a new kitchen (complete remodel) and new bathrooms (both safety types).  And so on.

A: Working with a General contractor vs finding your own sub contractors will save you time and $. What is your time worth? General contractors spend countless hours coordinating projects between architects, owners and subcontractors and have your best interest in mind! A good contractor works with established sub-contractors for years and know what they are capable of.

**Q: Be the general contractor or hire a pro?** *(in Design Dilemma)*

My husband and I are torn whether to be our own general contractor for our kitchen and bath projects or hire a renovation company to take care of everything. We are torn because we know so many tradespeople, we know what we want and can source the materials ourselves. Is it better to hire the electrician, plumbers, tile guy yourself or let someone else be the middleman? The kitchen and bathroom will be slightly redesigned but will stick mostly to the same footprint.

A: What is your time worth? A GC spends many hours working with architects homeowners, and sub-contractors to insure your project comes out perfect. In many cases GC's can foresee some potential problems and correct them before it cost you big $.

**Q: Has anyone ever been their own General Contractor?** *(in Design Dilemma)*

We have a major remodel to do. I have spoken to a few general contractors. I do not like the way the accounting is done. There are too many unknowns. I spoke with Ubuildit. I become the gc and they charge a fee to guide me through the process. Any input is welcome.

A: coordinating with your sub's can be difficult and cost you $ i the end. A good GC has the ability to get your project completed on time and on budget.
