It is generally south-facing. There are, however, large overhangs and lots of shade from evergreen trees. We did an energy analysis to see whether heat gain would be a problem and the owner decided to add a small mini split AC system for the bedrooms in th upper volume. Of course, natural ventilation helps a lot too.

There are two main bedrooms with attached baths, a large multipurpose space with Murphy bed, two sleeping alcoves, and a pull out bed on the screened porch. One of the bedrooms has a loft. We are not able to share floor plans since it was a custom design for a particular client. Thanks for your interest!

Exterior window style. For LR above the sliders - can we make it more like one window unit with minimal header above slider of the same black framing material rather than drywall header with separate clerestory window above??? Same style for MBR swing door and window next to it. Same for shower glass both elevations.
