The bookcases were designed using stock cabinets then faced w/ typical trim detail. This saves cost and gives a custom built-in look. The doorways to 2 Bedrooms were integrated into the bookcases.

This contemporary home features clean lines and extensive details, a unique entrance of floating steps over moving water, attractive focal points, great flows of volumes and spaces, and incorporates large areas of indoor/outdoor living on both levels. Taking aging in place into consideration, there are master suites on both levels, elevator, and garage entrance. The home’s great room and kitchen open to the lanai, summer kitchen, and garden via folding and pocketing glass doors and uses a retractable screen concealed in the lanai. When the screen is lowered, it holds up to 90% of the home’s conditioned air and keeps out insects. The 2nd floor master and exercise rooms open to balconies. The challenge was to connect the main home to the existing guest house which was accomplished with a center garden and floating step walkway which mimics the main home’s entrance. The garden features a fountain, fire pit, pool, outdoor arbor dining area, and LED lighting under the floating steps.

Grand Victorian
Grand Victorian
Cummings Architecture + Interiors
Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle. You can read more about the transformation of this home in Old House Journal: http://www.cummingsarchitects.com/wp-content/uploads/2011/07/Old-House-Journal-Dec.-2009.pdf Photo Credit: Eric Roth

Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   This large open concept kitchen and dining space was created by removing a load bearing wall between the old kitchen and a porch area. The new porch was insulated and incorporated into the overall space. The kitchen remodel was part of a whole house remodel so new quarter sawn oak flooring, a vaulted ceiling, windows and skylights were added. A large calcutta marble topped island takes center stage. It houses a 5’ galley workstation - a sink that provides a convenient spot for prepping, serving, entertaining and clean up. A 36” induction cooktop is located directly across from the island for easy access. Two appliance garages on either side of the cooktop house small appliances that are used on a daily basis. Honeycomb tile by Ann Sacks and open shelving along the cooktop wall add an interesting focal point to the room. Antique mirrored glass faces the storage unit housing dry goods and a beverage center. “I chose details for the space that had a bit of a mid-century vibe that would work well with what was originally a 1950s ranch. Along the way a previous owner added a 2nd floor making it more of a Cape Cod style home, a few eclectic details felt appropriate”, adds Klimala. The wall opposite the cooktop houses a full size fridge, freezer, double oven, coffee machine and microwave. “There is a lot of functionality going on along that wall”, adds Klimala. A small pull out countertop below the coffee machine provides a spot for hot items coming out of the ovens. The rooms creamy cabinetry is accented by quartersawn white oak at the island and wrapped ceiling beam. The golden tones are repeated in the antique brass light fixtures. “This is the second kitchen I’ve had the opportunity to design for myself. My taste has gotten a little less traditional over the years, and although I’m still a traditionalist at heart, I had some fun with this kitchen and took some chances. The kitchen is super functional, easy to keep clean and has lots of storage to tuck things away when I’m done using them. The casual dining room is fabulous and is proving to be a great spot to linger after dinner. We love it!” Designed by: Susan Klimala, CKD, CBD For more information on kitchen and bath design ideas go to: www.kitchenstudio-ge.com

This 1990s brick home had decent square footage and a massive front yard, but no way to enjoy it. Each room needed an update, so the entire house was renovated and remodeled, and an addition was put on over the existing garage to create a symmetrical front. The old brown brick was painted a distressed white. The 500sf 2nd floor addition includes 2 new bedrooms for their teen children, and the 12'x30' front porch lanai with standing seam metal roof is a nod to the homeowners' love for the Islands. Each room is beautifully appointed with large windows, wood floors, white walls, white bead board ceilings, glass doors and knobs, and interior wood details reminiscent of Hawaiian plantation architecture. The kitchen was remodeled to increase width and flow, and a new laundry / mudroom was added in the back of the existing garage. The master bath was completely remodeled. Every room is filled with books, and shelves, many made by the homeowner. Project photography by Kmiecik Imagery.

A simple, yet impressive entry, and an octagonal tower. The garage is cocked at a slight angle and is designed to look like the old barn that was converted. Note the way we designed the house to preserve as many trees as possible, giving the house an established feel.

MainStreet Design Build
On April 22, 2013, MainStreet Design Build began a 6-month construction project that ended November 1, 2013 with a beautiful 655 square foot addition off the rear of this client's home. The addition included this gorgeous custom kitchen, a large mudroom with a locker for everyone in the house, a brand new laundry room and 3rd car garage. As part of the renovation, a 2nd floor closet was also converted into a full bathroom, attached to a child’s bedroom; the formal living room and dining room were opened up to one another with custom columns that coordinated with existing columns in the family room and kitchen; and the front entry stairwell received a complete re-design. This is a French West Indies-inspired home with contemporary interiors. The floor plan was designed to provide lake views from every living area excluding the Media Room and 2nd story street-facing bedroom. Taking aging in place into consideration, there are master suites on both levels, elevator, and garage entrance. The three steps down at the entry were designed to get extra front footage while accommodating city height restrictions since the front of the lot is higher than the rear. The family business is run out of the home so a separate entrance to the office/conference room is off the front courtyard. Built on a lakefront lot, the home, its pool, and pool deck were all built on 138 pilings. The home boasts indoor/outdoor living spaces on both levels and uses retractable screens concealed in the 1st floor lanai and master bedroom sliding door opening. The screens hold up to 90% of the home’s conditioned air, serve as a shield to the western sun’s glare, and keep out insects. The 2nd floor master and exercise rooms open to the balcony and there is a window in the 2nd floor shower which frames the breathtaking lake view. This home maximizes its view! Renaissance Kitchen and Home
This beautiful 2 story kitchen remodel was created by removing an unwanted bedroom. The increased ceiling height was conceived by adding some structural columns and a triple barrel arch, creating a usable balcony that connects to the original back stairwell and overlooks the Kitchen as well as the Greatroom. This dramatic renovation took place without disturbing the original 100yr. old stone exterior and maintaining the original french doors above the balcony.

This couple purchased a second home as a respite from city living. Living primarily in downtown Chicago the couple desired a place to connect with nature. The home is located on 80 acres and is situated far back on a wooded lot with a pond, pool and a detached rec room. The home includes four bedrooms and one bunkroom along with five full baths. The home was stripped down to the studs, a total gut. Linc modified the exterior and created a modern look by removing the balconies on the exterior, removing the roof overhang, adding vertical siding and painting the structure black. The garage was converted into a detached rec room and a new pool was added complete with outdoor shower, concrete pavers, ipe wood wall and a limestone surround. 2nd Floor Bunk Room Details Three sets of custom bunks and ladders- sleeps 6 kids and 2 adults with a king bed. Each bunk has a niche, outlets and an individual switch for their separate light from Wayfair. Flooring is rough wide plank white oak and distressed.

Taking the elements of the traditional 1929 bathroom as a spring board, this bathroom’s design asserts that modern interiors can live beautifully within a conventional backdrop. While paying homage to the work-a-day bathroom, the finished room successfully combines modern sophistication and whimsy. The familiar black and white tile clad bathroom was re-envisioned utilizing a custom mosaic tile, updated fixtures and fittings, an unexpected color palette, state of the art light fixtures and bold modern art. The original dressing area closets, given a face lift with new finish and hardware, were the inspiration for the new custom vanity - modern in concept, but incorporating the grid detail found in the original casework.

Who wouldn't want a laundry room like this? Organized, clean, storage, storage and more storage! There is even a place for sewing and crafts. Since there is no natural light in this room, can lighting, under cabinet lighting coupled with light colored cabinets, provide a cheerful and bright environment for all sorts of projects, including laundry.
