- Completed: 2006 - Project Location: Seattle, WA - Project Size: 3,595 SF - Project Cost: $229/SF - Photographer: Michael Shopenn Magnolia Gardens is a new modern residence designed by Rhodes Architecture + Light for a site in this northwest Seattle neighborhood. The design utilized the foundations of an existing house built in 1954. Any comparison between the new and old structures ends there. The house was commissioned by a local developer as a speculative residence and sold immediately upon completion in the fall of 2006. Taking advantage of a beautiful southwestern view of Elliott Bay and the West Seattle peninsula, Magnolia Gardens orients four bedrooms and bathrooms to gardens, terraces, and water views. The house's dynamic modern form opens through a glass atrium on the north and glass curtain walls on the northwest and southwest. In a spread featuring Magnolia Gardens, Northwest Home + Garden Magazine (Nov./Dec. 2006) listed Rhodes Architecture + Light as "One of the Top Regional Architects." This residence was developed by Highland Development and resulted from the collaboration of Rhodes Architecture + Light, the professional lighting design of LightWire, PAO Structural Engineering, and was built by Island Construction.

This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. Strategically placed operable windows paired with large expanses of fixed picture windows provide natural ventilation and a visual connection to the outdoors.

Mid-Century Modernism inspired our design for this new house in Noe Valley. The exterior is distinguished by cubic massing, well proportioned forms and use of contrasting but harmonious natural materials. These include clear cedar, stone, aluminum, colored stucco, glass railings, slate and painted wood. At the rear yard, stepped terraces provide scenic views of downtown and the Bay Bridge. Large sunken courts allow generous natural light to reach the below grade guest bedroom and office behind the first floor garage. The upper floors bedrooms and baths are flooded with natural light from carefully arranged windows that open the house to panoramic views. A mostly open plan with 10 foot ceilings and an open stairwell combine with metal railings, dropped ceilings, fin walls, a stone fireplace, stone counters and teak floors to create a unified interior.

Our designs for these two speculative houses in Noe Valley were inspired by the atrium houses designed in the 50’s for Bay Area developer Joseph Eichler. Entered via bridges from the street, the two houses share a sunken forecourt with stairs down to the lower level. A gull wing roof design and cantilevered elements at the front and rear of the house evoke the spirit of mid-Century modernism. The steeply down-sloping lot allowed us to provide sweeping views of the city from the two upper levels. Tall, skylit master suites at the lowest levels open out onto decks and the garden. Originally designed as mirrored images of each other, the design evolved through the negotiations of the right and left neighbors to respond to their differing needs.
