Alamo EstateTransitional Family Room, San Francisco

The family room is our relaxing room with a fire place in the corner, a 72" High Def TV surrounded by natural stone. The floors are Hickory wood 3/4" thick with hydronic heating under the wood floors. This room has an abundance of natural light.

Thank you for your question on the radiant heating under the hard wood floor. In this room we used Hickory wood that was 3/4" thick. Prior to installing the wood, we used a special grooved wood paneling that had a foil backing so when we laid out the floor the plastic hydronic tubing fit in the foiled backed grooved wood... then we installed the Hickory over this tubing and foiled materials. The hydronic system (radiant heating) have been in our house now for 15 year.... we have had "O" issues... as a matter of fact... our house is 7,000 sf with only the bottom floor having the hydronic heating.... we have never turned on the house forced air heaters.... we have 3 in the house for backup but the radiant heating heats the entire house.

I do have 5 zones in the house and each are timed to turn on for our lifestyle.... we used a 3/4" French limestone flooring in the rest of the bottom floor and the heat transfer is perfect.... You can't beat radiant heating for heating a house... when you come in from outside and leave the door open for a minute, the heat seems to wrap all around you as you enter and as soon as you close the door the room fills up with all the heat in this space.

We are wanting to build another house and when we do, radiant heating is at the top of the list.... I might add, the radiant heating is also what heats our hot water for the house hot water. We also installed a circulation pump so we have instant hot at all of our showers and faucets..... Good luck with your building of your home.

It is an old world rustic way to scare up the wood to make it look much older then it really is. Each board is scared up and then sanded and stained. We built this house as a 17th century French Country home and wanted it to look old with all the modern conveniences..... The floors have radiant heating that also is part of the hot water system in the house.

Thanks for the comment and the question…. this is my house and it was a real labor of love for my wife and I…. the wood is 3/4" Hickory that was hand hued and then we used a wood stain color called "Tobacco"….. under this wood is a hydronic radiant system that all of our heat comes through the floor…. I highly recommend hydronic heating. I'll never build another house without it.

It's a hand plaster finish and not wall texture and paint…. the color is a straw color but that doesn't tell you much….. you will have to have your plaster test colors as we did

The wood is Hickory on the floor and knotty alder on the beams… they both have a tobacco stain put on them with a sealer….. the floors have hydronic heating under them and room is alway comfortable from summer to winter.
