In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns.
When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated.
The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances.
We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy.
In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving.
White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe.
The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

When one thing leads to another...and another...and another...
This fun family of 5 humans and one pup enlisted us to do a simple living room/dining room upgrade. Those led to updating the kitchen with some simple upgrades. (Thanks to Superior Tile and Stone) And that led to a total primary suite gut and renovation (Thanks to Verity Kitchens and Baths). When we were done, they sold their now perfect home and upgraded to the Beach Modern one a few galleries back. They might win the award for best Before/After pics in both projects! We love working with them and are happy to call them our friends.

This bathroom was original to the house. We wanted to create a mid century modern feel so we knocked down the wall between the vanity and the shower and replaced it with a glass door. To make the space feel larger we extend the hexagon tiles from the bathroom all along the back wall. Shelves were added to increase storage space and of course all materials, fixtures and cabinets were updated.

VISION AND NEEDS:
Our client came to us with a vision for their family dream house that offered adequate space and a lot of character. They were drawn to the traditional form and contemporary feel of a Modern Farmhouse.
MCHUGH SOLUTION:
In showing multiple options at the schematic stage, the client approved a traditional L shaped porch with simple barn-like columns. The entry foyer is simple in it's two-story volume and it's mono-chromatic (white & black) finishes. The living space which includes a kitchen & dining area - is an open floor plan, allowing natural light to fill the space.

This guest bathroom exemplifies simple elegance with its Restoration Hardware industrial style lighting in polished nickel, Rohl plumbing fixtures, iridescent glass mosaic tiles in the shower and hexagonal porcelain floor tiles that run into a curbless shower. All of these luxurious appointments against the Shaker style cabinet -- designed to look and feel like a furniture piece -- and perfectly accented with coral-colored polka dot towels.
Notice the unique casing and jamb on the shower. These are milled from Corian to match the house details while providing a long lasting, water-resistant finish.

A complete remodel of this beautiful home, featuring stunning navy blue cabinets and elegant gold fixtures that perfectly complement the brightness of the marble countertops. The ceramic tile walls add a unique texture to the design, while the porcelain hexagon flooring adds an element of sophistication that perfectly completes the whole look.

Remodeling the master bath provided many design challenges. The long and narrow space was visually expanded by removing an impeding large linen closet from the space. The additional space allowed for two sinks where there was previously only one. In addition, the long and narrow window in the bath provided amazing natural light, but made it difficult to incorporate vanity mirrors that were tall enough. The designer solved this issue by incorporating pivoting mirrors that mounted just below the long window. Finally, a custom walnut vanity was designed to utilize every inch of space. The vanity front steps in and out on the ends to make access by the toilet area more functional and spacious. A large shower with a built in quartz shower seat and hand held shower wand provide touch of luxury. Finally, the ceramic floor tile design provides a mid century punch without overpowering the tranquil space.

We often come across clients looking for small space ideas. Our first recommendation is always to go bright. Her refined design-eye coupled with our bright and bold tile transformed this small bathroom into the perfect master bath. And could you believe it? This is a super simple project! Another great way to open up a small bathroom is by using smaller tile! Our regular Hexagons are the great example of this - approximately 2"x2" their small size maximizes the rest of the room, and their classic shape is perfect for a bathroom floor.
