I am building a screen porch and I am trying to cover all my options so I have looked a hundreds of pictures and looked at a lot of doors for the project. So my next question.. is the the 4000 series and if it is..the screen comes with a crossbar...did you remove it if it is indeed this series? If not the 4000, then what one did you use?

This was built in 2004 or 5 and I don't remember which model was used. We did not remove the cross bar, that I do know. If they do not have one available now, check Larson.

Did you use Azek? I'm looking at using a moisture resistant beadboard sheet material that is 8' x 8" x 5/8" to try to resist some of the expand / contract issues. Minnesota has the extreme with our weather. Do you have any experience with that type of product?

I believe this was Azek. I've used Azek here in MD where we have temps from 100+ to sub zero and it has worked well. Azek should be a good choice for your area

Could you give me some idea of the cost of a porch like this 12x16? I know there are variables, but need a starting point.

Assuming you use a licensed professional, Probably. Between 30-50k. The wide range is due to materials, finishes, and location of project.

I am deciding on my floor now. The tongue and goove looks beautiful but with only a 1/4" pitch over 11' I am concerned with puddling also. I am leaning toward decking. What do you think?
  • suzyidol
Also, is there any rule regarding the placement of the boards? I often see them running length-wise with the house but we want to put them perpendicular to the house as the screened porch measures 11'3" x 25'8". The Perennial Wood deck boards are 12' with 1/8" spacers.

Sorry, I'm the contractor and have no idea what table it is. :(
  • Kathy Fitzgerald
Its a round table with glass with six chairs. Maybe the designer knows where they can be purchased. I am looking at the photo, so you should be able to see it..

I just did an estimate based on the possible width of the floor boards. My guess is about 11' wide.

Good guess! it is about 11'6" outside.

I advised the owner against this floor for that very reason. We created overhangs to help prevent rain from getting in but they know that with a hard driving rain there might be some puddling and if so, they will need to towel it up immediately. They were good with that and it now is 7 years old and still looks great.

    Thanks for the help.

Yes, it is a propane heater and helps to take the chill off. The owners said it didn't help as much as they had hoped.

The pvc can be directly applied to framing if there are proper flashing in place. Any large areas have house wrap but the posts are only wrapped with pvc.

You cannot stop wind driven rain from entering a screened in room. However, you can reduce the amount of times that it happens. Utilize overhangs at all walls and screening that has as small of holes as possible. This client rarely gets water on the floor, but when/if it does, they know to towel it up right away. .

The ceiling is tongue and groove PVC beaded porch ceiling. It is approximately 3/4" x 3" strips. Fir porch ceiling (same sizes) also work very well and does not have the expansion and contraction that PVC does (less cracking of paint lines)

with pvc 3/4" x 3/4" stops made from Versatex and fastened with stainless steel screws so that they are easily removable for repairs
