Green Mountain Builders
Green Mountain Builders has recently completed a luxury remodel in one of Naples’
premier communities, Audubon Country Club. The remodel included the outdoor living area, including pool, spa, deck and fabulous screen enclosure. Also included was a guest suite with bedroom and bath, plus the front facade and and back entry from the lanai into the house. The focal point of the outdoor living area is the magnificent screen enclosure. State-of-the-art construction allows for a MegaView picture window featuring unobstructed views of the beautifully landscaped championship golf course. The middle screen section provides 34 clear feet of no obstruction, while the side sections are 32 feet and 23 feet, respectively. The middle section is arched to follow the arch design of the deck. This is a stunning development in screen enclosures that is destined to become extremely popular.

Phantom Screens
The homeowners of this beachfront home in Jamestown, RI, enjoy a stunning view of Mackerel Cove. In order to better entertain their friends and family and make the most of their seaside views, they decided to add a new porch to the existing building.
The homeowners needed a screen solution for their new porch that would provide insect protection, and preserve the clear view of the water without taking away from the elegance of the home.
In order to maintain the architectural integrity, the homeowners insisted the screens must retract completely out of sight when not in use. Phantom’s Executive motorized retractable screens were installed in recessed housings and are completely invisible when not in use.
Due to frequent strong ocean breezes, the screens are also connected to a wind sensor. The sensor protects the screens from damage by automatically raising them when the wind reaches 40 MPH. When winter arrives, the screens are safely stored in their recessed housings until they are needed the following spring.

Phantom Screens
This traditional Georgian style home, located in Winter Park, FL, was custom designed by Phil Kean Designs with an open floor plan that connects to the lanai via pocketing glass windows and doors to maximize indoor/outdoor living and entertainment areas of the home.
The lanai opens to the kitchen, great room, and master suite, creating a spacious living area that is used throughout the year. In order to be able to spend time on the lanai during hot Florida summers, the homeowners needed their design team to find a solution that would protect them from heat and insects while maintaining the view to the outside.
Phantom Screens Executive motorized retractable screens were specified as a versatile and cost-effective choice for creating a more comfortable living environment without sacrificing the views to outside. The selected mesh fabric blocks 90% of the UV rays, thereby maintaining a cooler temperature within the lanai when the screens are lowered.
Phantom Screens
Located in Mobile, AL, the Kuppersmith Home is a blend of the 1920s charm and modern day luxuries and amenities. Far from just a renovation, the main goal of this renovation project was to create a modern, low-maintenance home that incorporates practical green principles, maintains the original architecture and meets the needs and demands of today’s homeowners.
The Lipford Construction design team chose Phantom’s motorized Executive Screens to provide protection from solar heat and insects while maintaining the views. The tracks and housings of the screens are recessed into the porch columns, allowing the screens to be fully retracted out of sight when not in use. The selected mesh type — Sheerweave 2360 — in charcoal finish helps to block the UV rays from entering the screened space, thereby maintaining a cooler temperature within the porch when the screens are lowered.
Phantom Screens
The InSync Home was produced by Builder and HOME magazines and built in Baldwin Park, Florida as the official show home of 2007 International Builders’ Show.
One of the main emphases of InSync Home was to blend indoor and outdoor living. A key area of the home that brings this together is the lanai that opens to the inner courtyard and pool. It was necessary to find a way to merge the two spaces in order to allow the family to enjoy the outdoors without having to suffer from heat or insects.
The Executive Screens are integrated into the design of the lanai, retracting into the arches when not in use. The Phantom installation team worked closely with the client to ensure that the screens would blend seamlessly with the overall décor of the home. The InSync design team selected 18/14 insect mesh in charcoal with a sun control factor of 40% and openness of 58%. By using a recessed implementation, the three screens are completely out-of-sight when not needed, uniting the indoor and outdoor spaces in a unique and creative way.
