Centered on seamless transitions of indoor and outdoor living, this open-planned Spanish Ranch style home is situated atop a modest hill overlooking Western San Diego County. The design references a return to historic Rancho Santa Fe style by utilizing a smooth hand troweled stucco finish, heavy timber accents, and clay tile roofing. By accurately identifying the peak view corridors the house is situated on the site in such a way where the public spaces enjoy panoramic valley views, while the master suite and private garden are afforded majestic hillside views. Dark gray tones are juxtaposed with bright shades of yellow, green, and orange in this funky and fun living room. Framed white windows emphasize the view while nature-inspired patterns and organic décor blur the lines between the indoors and out. A contemporary chandelier serves as a statement piece while a white mantel and stone fireplace create a strong focal point within the room.

This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

The soft green opalescent tile in the shower and on the floor creates a subtle tactile geometry, in harmony with the matte white paint used on the wall and ceiling; semi gloss is used on the trim for additional subtle contrast. The sink has clean simple lines while providing much-needed accessible storage space. A clear frameless shower enclosure allows unobstructed views of the space.
