5'6" × 7'-0" room with Restoration Hardware "Hutton" vanity (36"w x 24"d) and "Hutton" mirror, sconces by Waterworks "Newel", shower size 36" x 36" with 22" door, HansGrohe "Axor Montreux" shower set. Wall paint is "pearl white" by Pratt & Lambert and wood trim is "white dove" eggshell from Benjamin Moore. Wall tiles are 3"x6" honed, carrara marble with inset hexagonals for the niche. Coved ceiling - walls are curved into a flat ceiling.

Moving the washer/dryer out of the kitchen into their own space was not a difficult decision. Meeting all of the programmatic requirements of this new room was a little trickier. Designing enough room to be able to wash the dogs and water houseplants, as well as folding laundry in a small space was solved by providing a removable countertop. When the counter is needed, the two pieces easily slide in place and they are pulled out of the way when the water is needed. When the dogs get a shower, the handspray works best, but for the plants the swing-arm potfiller serves optimally. The client had been saving these 19th century English transferware tiles for just such a project. This waterfront residence in Seattle’s Laurelhurst neighborhood was transformed through renovations and additions to create an elegant and inviting family home. An ungainly carport and entry sequence were replaced with an addition featuring a recessed entry porch, home office, and second floor bedroom with a bay window. The interior was completely renovated with details and finishes in keeping with both contemporary life and the building’s early 20th century origins.

Kitchen remodel in Oak Park. TZS Design collaborated on this kitchen design with L'Armadio cabinetry and we are thrilled with results. This large kitchen incorporate state of the art appliances with energy efficient LED and compact fluorescent light fixtures. The cabinetry is all custom designed finished in painted maple with durable quartzite counter tops. Marble accent tile is displayed behind the range with grey ceramic subway tile for a hint of contrast. The floor is durable color body porcelain in large format to minimize grout joints. A TV is cleverly hidden behind a wall cabinet with entertainment style doors. Custom drawer inserts were designed to provide more efficient access to spices and other kitchen related items. When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.

Inspiration for a timeless kitchen remodel in Boston with beaded inset cabinets, stainless steel appliances, a farmhouse sink and white cabinets

A dynamic and multifaceted entertaining area, this kitchen is the center for family gatherings and its open floor plan is conducive to entertaining. The kitchen was designed to accomodate two cooks, and the small island is the perfect place for food preparation while family and guests interact with the host. The informal dining area was enlarged to create a functional eating area, and the space now incorporates a sliding French door that provides easy access to the new rear deck. Skylights that change color on demand to diminish strong, unwanted sunlight were also incorporated in the revamped dining area. A peninsula area located off of the main kitchen and dining room creates a great space for additional entertaining and storage. Character cherry cabinetry, tiger wood hardwood flooring, and dry stack running bond slate backsplash make bold statements within the space. The island top is a 3" thick Brazilian cherry end grain top, and the brushed black ash granite countertops elsewhere in the kitchen create a beautiful contrast against the cabinetry. A buffet area was incorporated into the adjoining family room to create a flow from space to space and to provide additional storage and a dry bar. Here the character cherry was maintained in the center part of the cabinetry and is flanked by a knotty maple to add more visual interest. The center backsplash is an onyx slate set in a basketweave pattern which is juxtaposed by cherry bead board on either side. The use of a variety of natural materials lends itself to the rustic style, while the cabinetry style, decorative light fixtures, and open layout provide the space with a contemporary twist. Here bold statements blend with subtle details to create a warm, welcoming, and eclectic space.

Upon entering the great room, the view of the beautiful Minnehaha Creek can be seen in the banks of picture windows. The former great room was traditional and set with dark wood that our homeowners hoped to lighten. We softened everything by taking the existing fireplace out and creating a transitional great stone wall for both the modern simplistic fireplace and the TV. Two seamless bookcases were designed to blend in with all the woodwork on either end of the fireplace and give flexibly to display special and meaningful pieces from our homeowners’ travels.
