The Alameda Residence is situated on a relatively large, yet unusually shaped lot for the beachside community of Coronado, California. The orientation of the “L” shaped main home and linear shaped guest house and covered patio create a large, open courtyard central to the plan. The majority of the spaces in the home are designed to engage the courtyard, lending a sense of openness and light to the home. The aesthetics take inspiration from the simple, clean lines of a traditional “A-frame” barn, intermixed with sleek, minimal detailing that gives the home a contemporary flair. The interior and exterior materials and colors reflect the bright, vibrant hues and textures of the seaside locale.

FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own.
SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio.
MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch.
SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort.
ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements.
OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.

The Inverness Bathroom remodel had these goals: to complete the work while allowing the owner to continue to use their workshop below the project's construction, to provide a high-end quality product that was low-maintenance to the owners, to allow for future accessibility, more natural light and to better meet the daily needs of both the husband's and wife's lifestyles.
The first challenge was providing the required structural support to continue to clear span the two cargarage below which housed a workshop. The sheetrock removal, framing and sheetrock repairs and painting were completed first so the owner could continue to use his workshop, as requested. The HVAC supply line was originally an 8" duct that barely fit in the roof triangle between the ridge pole and ceiling. In order to provide the required air flow to additional supply vents in ceiling, a triangular duct was fabricated allowing us to use every square inch of available space. Since every exterior wall in the space adjoined a sloped ceiling, we installed ventilation baffles between each rafter and installed spray foam insulation.This project more than doubled the square footage of usable space. The new area houses a spaciousshower, large bathtub and dressing area. The addition of a window provides natural light. Instead of a small double vanity, they now have a his-and-hers vanity area. We wanted to provide a practical and comfortable space for the wife to get ready for her day and were able to incorporate a sit down make up station for her. The honed white marble looking tile is not only low maintenance but creates a clean bright spa appearance. The custom color vanities and built in linen press provide the perfect contrast of boldness to create the WOW factor. The sloped ceilings allowed us to maximize the amount of usable space plus provided the opportunity for the built in linen press with drawers at the bottom for additional storage. We were also able to combine two closets and add built in shelves for her. This created a dream space for our client that craved organization and functionality. A separate closet on opposite side of entrance provided suitable and comfortable closet space for him. In the end, these clients now have a large, bright and inviting master bath that will allow for complete accessibility in the future.

We were so delighted to be able to bring to life our fresh take and new renovation on a picturesque bathroom. A scene of symmetry, quite pleasing to the eye, the counter and sink area was cultivated to be a clean space, with hidden storage on the side of each elongated mirror, and a center section with seating for getting ready each day. It is highlighted by the shiny silver elements of the hardware and sink fixtures that enhance the sleek lines and look of this vanity area. Lit by a thin elegant sconce and decorated in a pathway of stunning tile mosaic this is the focal point of the master bathroom. Following the tile paths further into the bathroom brings one to the large glass shower, with its own intricate tile detailing within leading up the walls to the waterfall feature. Equipped with everything from shower seating and a towel heater, to a secluded toilet area able to be hidden by a pocket door, this master bathroom is impeccably furnished. Each element contributes to the remarkably classic simplicity of this master bathroom design, making it truly a breath of fresh air.

Designed , built, and installed by Vintage Cellars, this wine cellar keeps your interest with many styles of display and storage. Along the top, individual bottle storage is perfect for those longer termed holdings. Directly below showcases two tiered coved trays, perfect for putting those prized bottles front and center.
Directly underneath is a high reveal display row, keeping bottles angled properly to ensure wet corks for graceful aging. One level lower yet again leaves space for original wood cases. The jet black wine racking contrasts beautifully against the sprawling natural wood flooring.
Space was left inside this mid-sized wine vault / wine room / wine cellar to make room for a entertaining table - perfect for opening and decanting your favorite bottles with friends. Even with the comfortable spaciousness designed into this wine cellar, it still holds 800+ bottles easily.
Vintage Cellars worked with Noe Design Co on this project. They did a fantastic job with the custom stainless steel framing, door, and glasswork.. A beautiful consistency was kept with the dark metal and wine racks. The combination of white and grey marble in the home bar / custom bar, the utilization of mirrors, subdued grey wall coverings, and sleek black furniture, metal, and wood all showcase elegance at its finest.

A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort.
ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements.
OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.

Clean, contemporary white oak slab cabinets with a white Chroma Crystal White countertop. Cabinets are set off with sleek stainless steel handles. The appliances are also stainless steel. The diswasher is Bosch, the refridgerator is a Kenmore professional built-in, stainless steel. The hood is stainless and glass from Futuro, Venice model. The double oven is stainless steel from LG. The irridescent glass back splash that sets off the floating bar cabinet and surrounds window is Vihara Irridescent 1 x 4 glass in Puka. Perfect for entertaining. The floors are Italian ceramic planks that look like hardwood in a driftwood color. Simply gorgeous. Lighting is recessed and kept to a minimum to maintain the crisp clean look the client was striving for. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington.
Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio.
Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater.
Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass.
Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck.
Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space.
Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.

This light filled laundry room is as functional as it is beautiful. It features a vented clothes drying cabinet, complete with a hanging rod for air drying clothes and pullout mesh racks for drying t-shirts or delicates. The handy dog shower makes it easier to keep Fido clean and the full height wall tile makes cleaning a breeze. Open shelves above the dog shower provide a handy spot for rolled up towels, dog shampoo and dog treats. A laundry soaking sink, a custom pullout cabinet for hanging mops, brooms and other cleaning supplies, and ample cabinet storage make this a dream laundry room. With magnificent views, the 12th-level, over 5000 SF unit Had at the same time suffered from a fussy décor that underplayed the outlook and gave it a rather close atmosphere, says Corredor.
“For the remodel, I wanted to achieve a look that reflected the spirit of the young owners but that would also be in keeping with a family home – the couple has five children. For me, this meant striking a delicate balance between the contemporary and traditional right through the interiors. Modern accents cater to their youthful tastes, while the more classical elements evoke the feeling of warmth and solidity appropriate to a family residence.”

“As soon as you step into the foyer from the lift, this run of marble leads the eye through the formal living space and out to the sea views,” says Corredor.
“I designed the entry in clean-lined green glass panels and laminated cherry wood, custom cut in a jigsaw-like pattern. The interlocking wood panels cover all four sides of a circulation hub, the nucleus of the home.” In the formal living area, a mother-of-pearl accent wall provides the leading contemporary feature. The goal of this project was to build a house that would be energy efficient using materials that were both economical and environmentally conscious. Due to the extremely cold winter weather conditions in the Catskills, insulating the house was a primary concern. The main structure of the house is a timber frame from an nineteenth century barn that has been restored and raised on this new site. The entirety of this frame has then been wrapped in SIPs (structural insulated panels), both walls and the roof. The house is slab on grade, insulated from below. The concrete slab was poured with a radiant heating system inside and the top of the slab was polished and left exposed as the flooring surface. Fiberglass windows with an extremely high R-value were chosen for their green properties. Care was also taken during construction to make all of the joints between the SIPs panels and around window and door openings as airtight as possible. The fact that the house is so airtight along with the high overall insulatory value achieved from the insulated slab, SIPs panels, and windows make the house very energy efficient. The house utilizes an air exchanger, a device that brings fresh air in from outside without loosing heat and circulates the air within the house to move warmer air down from the second floor. Other green materials in the home include reclaimed barn wood used for the floor and ceiling of the second floor, reclaimed wood stairs and bathroom vanity, and an on-demand hot water/boiler system. The exterior of the house is clad in black corrugated aluminum with an aluminum standing seam roof. Because of the extremely cold winter temperatures windows are used discerningly, the three largest windows are on the first floor providing the main living areas with a majestic view of the Catskill mountains.
