Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! Here’s a quick example of an interesting tiled shower cubicle at a property in Edinburgh that was well overdue for a refresh, including deep cleaning and recolouring do the grout lines that had become stained and mouldy. This is a problem that the majority of property owners experience due to the simple fact that shower cubicles come into contact with damaging acid-based shampoos and soaps on a daily basis. The short-term solution for this is to wash the shower cubicle down with water after each use, however busy people do not always remember to do so! The prognosis is bad discolouration, mould growth and staining if the problem if proper care isn’t taken. In this case, the problem had worsened to the point that the property owner decided to contact Tile a Doctor to provide a thorough refresh of the tiles. Our process for refreshing shower cubicles in a similar state to this one is simple, but highly effective. I started by mixing a strong solution of our high alkaline cleaner, known as Tile Doctor Pro Clean (diluted to an appropriate level with water), before applying it directly to the tile and grout. Next, I worked it in using specialised handheld grout brushes , with the alkaline in the Pro Clean neutralising the acidic staining and mould growth had leaving the area clean and fresh. Pro Clean is suitable for use on all kinds of natural stone, and on both verticals and horizontal surfaces. Once satisfied the grout had been cleaned to the best of my abilities, I quickly dried the entire area using a heat gun. To restore the appearance of the installation back to it’s optimal appearance I chose to recolour the grout lines with our Light Grey grout colourant, which matched in very nicely. This is just one of ten different colours of grout colourant we offer. The colourant was left to dry for a short period before I cleaned off any excess. The final stage of the refresh involved stripping off the old discoloured silicone from around the bath and replacing it with fresh silicone. The customer was very impressed by the speed and efficiency of the refresh. With the work completed to a high standard in just a few hours, she now has one less problem to worry about – and a very smart looking shower cubicle! Another satisfied customer. Here’s a really interesting commercial job for you, which I recently completed in the town of Hinckley, Leicestershire. I was asked to take a look at a Victorian Geometric and Encaustic tiled floor in the historic Queen’s Head pub. This floor is over a century old and although in good condition for its age had suffered significant wear over the years, along with some cracked tiles and slight inherent moisture issues. What the pub landlord requested was a restorative clean to alleviate the aesthetically damaging effect of the wear, and to enhance the natural colours of the stone. I was also asked to seal the floor following the clean to achieve a semi-gloss finish. The first step in the cleaning process was to mix a strong solution of one part Tile Doctor Pro-Clean to four parts clean water. Pro-Clean is a high alkaline cleaner which also contains stripping properties, allowing it to break down old sealer and tackle heavy soil build-up. The solution was applied to the floor and left to dwell for 15 minutes, giving it times to seep into the stone, get underneath the dirt and lift it to the surface. I addressed several paint spots and areas suffering from glue contamination by using Tile Doctor Remove & Go, which is specially formulated to break down paint and adhesives on unpolished natural stone floors, amongst others. The entire floor was then scrubbed using a special floor cleaning pad, and the resulting slurry was vacuumed away using a wet-vac machine. The final issue to deal with was the inherent efflorescence staining. This was treated using Tile Doctor Grout Clean-Up, an acid-based product which removes not just efflorescence but also grout haze, mineral deposits, and rust stains. The solution here was one part Grout Clean-Up diluted with four parts water. After completing the clean, I thoroughly rinsed the floor with clean water to remove any trace of cleaning product and dried the floor as much as possible with a wet vacuum, then before leaving for the day i installed a couple of air movers to assist with drying overnight. Upon my return the following day, I checked the floor for any excess moisture before sealing it with our topical, semi-gloss finish sealer, known as Seal & Go Extra which due to its formula is ideal for external or old internal floors where there is unlikely to be damp from membrane. This unique product provides excellent protection, and allows the tiles to breath where floors are suffering from inherent moisture issues. It is suitable for both internal and external use, on Victorian floor tiles, Sandstone, Flagstones, Terracotta, and rough Slate. As you can see from the photo, I was able to fulfil my client’s request to a high standard, bringing the pub’s old yet characterful Victorian tiled floor back to life again. The pictures below were taken at a house in the town of Merthyr Tydfil, which is located not too far north of Cardiff. My client was keen to keep her very old Quarry tiled floor – which dated back to 1905 – intact. The floor had understandably seen a large amount of traffic in its lifetime, and was now in dire need of a professional restoration, including a thorough clean and seal. First, I completed a survey of the area and provided my client with a quote. After completing many similar jobs in the past, I generally have a good idea of what the final result will look like. I passed on some images of a final result to my client, who was happy for me to begin my work. On the first day, my first task was to take run some damp tests which were fine; it’s always good to know up front if there are likely to be any damp issues. Next I covered the floor with water to take the surface suction out and waited fifteen minutes before applying a cocktail of Tile Doctor NanoTech Heavy Build-Up cleaner mixed with Pro-Clean and Grout clean-up covering the whole floor. I then immediately starting to work the solution into the floor with a rotary machine fitted with a coarse black pad. The solution was then rinsed off with water which was then extracted with a wet vacuum as I worked. For stubborn areas I applied more of the previously mixed solution scrubbed into the floor with coarse wire wool by hand followed by further rinsing with water. Each of the products used serves a particular purpose. Pro-Clean is a strong high-alkaline cleaner for natural stone, while NanoTech HBU is a particularly powerful cleaner that uses nano-sized particles to penetrate deep into the stone to get underneath and lift out ingrained dirt and stains. Grout Clean-Up, as the name implies, is a product for resolving grout related problems such as removing grout smears from tile surfaces aka grout haze. After completing the clean I left the house for 48 hours, to leave enough time for the floor to dry completely in preparation for sealing. Upon my arrival back at the house I conducted some more damp tests to check that the floor was dry enough to seal using the previous readings as a benchmark. The results indicated that I was fine to proceed with the seal, so I applied a total of eight coats of Tile Doctor Seal & Go for durable protection. This was the product I recommended to my client as she wanted a nice, soft shine for her surface seal. As you can see from the photos, the desired result was achieved to a high standard and needless to say my client was delighted with the transformation. Julian Iancono South East Wales

We had been to maintain this Sandstone floor about two years previously at a property in the pretty area of Windermere in the English Lake District. The client had run out of our Tile Doctor Neutral Tile Cleaner that we left after completing the job and had started using a standard cleaner instead (a well-known ecological cleaner). Unfortunately, this product has a 5% non-ionic surfactant in its chemical structure, which will strip a coat of stone sealer off the surface within 6 months, once that topcoat has been removed the sealed surface is only 50% as strong as it should be. Readers of this article should be aware that even washing up liquid which is a degreaser will strip sealers although it will take many months of regular use before you will start to notice an issue. Stronger bleach-based cleaning products such as Flash and Domestos will cause instant damage to stone sealer which will often go an off-white colour as a result. So, the importance of using the right cleaner is imperative. Having used our services on this floor previously he client knew what to expect and was happy to go ahead with our quote. My first task would be to clean the floor and completely remove what was left of the old sealer to ensure the floor would have a consistent appearance. On this occasion I used a strong 1:3 dilution of Tile Doctor Pro-Clean worked into the floor with a Black buffing pad fitted to a rotary buffing machine. The Sandstone floor was then rinsed with water, scrubbed again and then the waste extracted using a wet vacuum. This was followed with acid rinse using a 1:5 dilution of Tile Doctor Grout Clean-Up, this is a Phosphoric Acid (not a Brick Acid). After being scrubbed into the tile it was rinsed off the floor as before using water and the wet vacuum. This process further cleans the stone and neutralises the floor after the use of the strong alkaline Pro-Clean used earlier. Before leaving for the day I gave the floor one final rinse with water and then dried the floor as much as possible with the wet vacuum. The floor was now clean and free of sealer and left to fully dry off overnight. I came back the following morning and started by testing the floor with the moisture meter. I always do this as I know from experience how important it is to ensure the floor is dry before applying a sealer. Happy the Sandstone was dry I then proceed to apply the first of what would be four coats of sealer. For this I used Tile Doctor Seal and Go which leaves a nice low sheen finish. This product is specially formulated blend of acrylic polymers that provides will protect the floor from ingrained dirt and staining; it will make the floor easy to clean and has the added advantage of being water based so it doesn’t leave a solvent smell as it dries. The client was left another complimentary bottle of Tile Doctor Neutral cleaner and hopefully the seal will last a long longer the 2nd time around. The client was pleased the floor had been restored and vowed to use nothing but Tile Doctor products on it in the future. Heidi Taylor South Cumbria Tile Doctor

This fantastic Victorian tiled hallway floor in Oxford was in good physical condition for its age; however like any sealed floor the sealer had worn down with use and with dirt becoming trapped in the pores of the tile it was now becoming difficult to clean effectively and had become dull and un-inviting. It was now due a really good deep clean and re-seal. Oxford as I’m sure your aware has a rich history and is home to one of the world’s best universities, so not surprisingly many houses here have interesting floors such as this one. Upon my arrival at the house, my first task was to protect the skirting boards, as well as the wooden floors leading into the other rooms. I then mixed a solution of Tile Doctor Pro-Clean, a versatile, high alkaline cleaner combined 50:50 with Tile Doctor NanoTech HBU, a particularly strong cleaner that utilises nano-sized particles to penetrate into areas of the stone that standard products simply cannot reach. I applied the solution to the surface and allowed it to soak for thirty minutes, allowing it to get to work on the ingrained dirt so it could be easily removed. Following this, I agitated the solution with a soft brush attached to a rotary scrubbing machine. I then applied more solution and left it for a further thirty minutes, before scrubbing this into the tiles using a black pad fitted to the rotary machine. After the clean had been completed, I rinsed the entire floor multiple times and vacuumed up the resulting slurry using a wet-vac machine. I left the floor overnight, allowing the surface enough time to dry and returned then next day to seal the floor, checking first to ensure the tiles had dried. To seal the floor I used several coatings of Tile Doctor Seal & Go. Seal & Go which is a water-based, topical sealer that is suitable for use on unsealed, porous surfaces such as Victorian tile, textured Quarry, Slate, and Sandstone; being water based you don’t get the smell so it’s much more pleasant to work with. As you can see from the before and after photos, the result was an aesthetically pleasing and – most importantly – clean, Victorian tiled floor. This customer from Bedford, the county town of one of England’s smallest counties Bedfordshire, called me out because they have bought a house and, upon lifting the glued down carpet, had discovered a beautiful Victorian tiled floor. They decided to call me in to see if this original feature could be restored to its former glory having already tried household products to remove the glue and clean the tiles with limited success. We often find customers who discover old tiles under carpet or linoleum struggle with the standard cleaning products available in supermarket which are only designed for everyday cleaning. The products Tile Doctor sells are far stronger; naturally however to achieve the best results it also helps if you have the right equipment, knowledge and experience and that where we come in. I popped round to take a look at the floor and having tackled quite a few of these restorations before was confident we could restore the floor so a quote was given and the work was booked in for the next week. My first course of action was to vacuum the floor to remove any loose debris. This gave me a better picture of the condition of the floor overall, and so I could assess how best to proceed. I opted for our tried and trusted method of applying a diluted solution of Tile Doctor Pro-Clean, which is a very reliable high alkaline cleaner suitable for all types of natural stone and tile. The solution was applied with a pump-up sprayer and left to dwell for 20 minutes to seep into the pores of the tile. Next, I worked the solution into the tiles using a black scrubbing pad fitted to a rotary machine and hand brushes. The resulting cleaning slurry was then rinsed off – and I found that this had removed most of the glue and surface dirt. There were a few stubborn deposits of glue remaining, but I was able to remove them by using hand brushes and scrapers in combination with Tile Doctor Remove and Go, which is as its name suggest can remove most things including old sealers, epoxy grout haze, urethane coatings, synthetic finishes, adhesives and event paint. Even after this there were still some patches of glue, so I decided to spray the whole floor with Remove and Go and worked it into the stubborn areas with brushes. I left it to dwell for 15 minutes and then rinsed the floor with a wet pick-up extraction machine. This did the job and the floor was left fresh and clean, ready to be sealed once it had dried. The floor was left to dry for several days, which is typically necessary for old tiled floors that don’t have a damp proof membrane installed. The customer wanted the floor to look traditional and therefore requested a matt finish. This was achieved by applying two coats of Tile Doctor Colour Grow, which is also breathable thereby allowing any damp to evaporate as gases through the sealer, without affecting the finish. As I previously mentioned, floors of this age can sometimes have damp issues, so this sealer is ideal for these older floors. Colour Grow is an impregnating sealer, meaning it penetrates the pores of the stone to fill them and prevent trapped dirt. It also intensifies the colours in the tiles to really bring them to life. The customer was shocked and amazed by the great results as she thought nothing could be done to restore such an old floor. Before leaving the property, I gave her some maintenance instructions to help her keep the floor looking its best in the future. Another satisfied customer! David Vissian Bedfordshire Tile Doctor

It’s always a good idea to double-check any tile cleaning advice you receive with a professional. Sometimes advice can be inaccurate and cause more problems than good. Such was the case with this customer, who lives in the small town of Appleton near Warrington. He had been advised by his builder to use brick acid to remove carpet glue from a newly discovered Quarry tiled floor. Taking the advice, he had washed the floor several times with a solution of brick acid diluted with water. But while this seemed to successfully remove the carpet glue, it also severely discoloured the grout lines, leaving the entire floor looking grubby and unappealing. The customer was just about to go on holiday, and asked me to see what could be done to restore the floor’s appearance while he was gone. With the house to myself, I got to work. My first job was to strip the floor property to remove old sealers present on the tile using a strong dilution of our high alkaline cleaner, Tile Doctor Pro Clean. We use this cleaner on all types of tile and natural stone due to its versatility and consistency. I spread the solution onto the floor and left to dwell for twenty minutes before scrubbing with a black pad fitted to a floor rotary machine. This process also removed the years of dirt and dust that had penetrated through the recently removed carpet. I also paid attention to the grout lines giving them a good scrub with a stiff grout brush, but the acid staining proved to be impossible to remove completely. While I’m not sure exactly how long the floor had been covered by carpet, it’s safe to say a deep clean had been long, long overdue. Once I had cleaned the floor to a high standard, I used a wet-vac to remove the now dirty cleaning solution from the floor, before leaving it to dry off completely overnight. Upon my return to the property the next day, I tested to make sure the floor was dry enough to seal, which is important as excess moisture can cloud the sealer and damage its performance. Once satisfied, I applied one coat of Tile Doctor Colour Grow, which is our impregnating sealer designed to really bring out the natural colours in the tile, followed by two coats of Tile Doctor Seal and Go to give the tiles a stain resistant, low-sheen finish. After this was dry I coloured the grout lines with a matching Tile Doctor Grout Colourant to cover and hide the damage the acid had caused to the grout lines. Finally, I gave the floor three more coats of Seal and Go to add the finishing touches. My customer returned from holiday to find a completely transformed floor. Details below of a restorative clean and seal that I recently completed on a Quarry tiled hallway at a house in the small village of Riseley, North Bedfordshire. The floor was a mix of fantastic black and red tiles; however, it had lost its character after a long period without professional maintenance. My client commissioned me to strip off the old sealer from the floor and replace it, but not before providing a thorough clean, including tackling some adhesive staining and inherent grout haze. The first task involved mixing our high alkaline cleaner, known as Tile Doctor Pro-Clean, with water to form a strong solution. The solution was applied to the tiled floor and left to dwell for a short period. This dwelling time allows for the Pro-Clean to seep into the stone to get underneath the ingrained dirt and lift it out. Pro-Clean also contains stripping properties, and thus helped to break down the old (and now ineffectual) sealer. After completing this initial clean I rinsed the floor using a standard mop and bucket method. With the old sealer removed, it became evident that there was also plaster residue marking the tiles, as well as inherent grout haze on the surface of the tile probably from the original installation. To tack these problems I used Tile Doctor Grout Clean-Up, which is an acid-based cleaner that dissolves the adhesive and the grout. Being an acid you have to be careful and ensure the floor is rinsed thoroughly after use and if you’re considering using this product yourself read the label and make sure you use the right protective equipment. After the floor was thoroughly rinsed with water it was dried as much as possible using a wet vacuum which literally sucks the water off the floor. The floor was then left to dry for four days, with the help of several air movers. By the time I returned to the house, the floor was completely dry and ready to take the seal. I opted to use a combination of sealers, including one coat of our colour enhancing, impregnating sealer, known as Colour Grow, followed by three coats of Tile Doctor Seal & Go to provide a truly robust and aesthetically pleasing surface seal. The photographs demonstrate the finished results better than words can and I think you will agree the floor is quite transformed. Andrew Evans Bedfordshire Tile Doctor

This property was in theLadbroke Grove area of West London near Kensington. The client had found an old and probably original black and white checkered pattern Victorian tiled floor under their cork tiled flooring. They also reported that it was badly damaged so I thought it would be best if I paid them a visit first to see how extensive the damage was and whether it was repairable. The floor was in a quite a state, the tiles were covered in glue from the cork and had several areas had been back filled with cement. I reassured them that the damage could be rectified, and that it would be possible to completely restore the floor back to a good standard. I would have to remove the glue, remove the cement that had been used to level the floor and replace with reclaimed tiles to match. They were relieved to find out it could be done and happy with my quote I was instructed to go ahead with the work. We started by taping up the skirting boards to protect the woodwork. With this done attention was turned to the glue which was softened using a strong dilution of Tile Doctor Remove and Go so it could be carefully scraped off. Multiple techniques and tools were needed to remove the glue including hand-held scrappers and a black pad fitted to a buffing machine. For the stubborn areas steam was applied to help lift the adhesive out the tile. Once all the glue was removed the floor was rinsed and the alkaline cleaner neutralised with Tile Doctor Grout Clean Up which further cleaned the tiles and removed old traces of grout from the floor. Old floors like this generally don’t have a damp proof membrane underneath so the acids in the Grout Clean-up also counter any efflorescent salts trapped in the tile. Once this was completed the slurry was removed with a wet vacuum and left to fully dry out overnight. The following day focus turned to repairing the areas of the floor where the tiles were missing or broken. The main issue being the cemented areas, we see this a lot with Victorian Hallways and generally what happens is a heating engineer digs out the floor to install pipework. Not being tilers, your average plumber then repairs the floor with a self-levelling cement that brings the level up to the surface of the tile so it can be covered with lino, carpet of in this case cork. The sub floor was then rebuilt with rapid setting self-levelling compound but this time to below the level of the tile. Once the new base was dry it was a just a question of re-tiling with the replacement tiles to match the original checkered pattern. The replacement reproduction tiles were sourced from Original Features in Crouch End North London. After grouting we left the floor to dry out over the weekend. When we returned to seal the floor our first step was to check the floor was dry using a moisture meter. This is critical as the sealant will not cure correctly if there is too much moisture in the floor. In this case the extra two days we had allowed had done its job and the test had confirmed it was ready to accept a sealer. The client wanted the floor finish not to be too shiny once sealed so we opted to seal with two coats of Tile Doctor Seal and Go Extra. This is good choice for old Victorian floors such as this example as it’s special acrylic-based formula allows for moisture vapour transmission which as mentioned previously is a concern where no damp proof membrane has been installed. I’m please to confirm my clients were delighted with the result, as you can see from the pictures the black and white floor restoration makes for a dramatic entrance well in keeping with the style of the property. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the tiles in good condition going forward without damaging the new sealer. When you discover an old Victorian tiled floor underneath carpet, the first question that will probably pop into your mind is: can it be restored? The answer, in the majority of cases, is yes. These issues spoil the original appearance of the tiles, but with the right methods and products, a complete restoration can be achieved quickly and cost-effectively. My first task upon arriving at the proper was to carry out a site survey to address the condition of the tiles, before running a quick test clean on a small area of the floor. The result was good and so I was confident that I could achieve a high-quality restoration for the client. A quote was issued and accepted, and the work was booked in at a date that was convenient for the customer. Returning to the property, my first course of action was to mix a strong dilution of Tile Doctor Pro Clean, which is a powerful alkaline cleaner safe to use on natural stone, with hot water. This cleaning solution was sprayed along all edges of the floor loosen the glue securing the carpet grippers. I then successfully removed the adhesive carefully using handheld tools to avoid damaging any tiles. Once this was done, I applied Tile Doctor Remove and Go, scrubbing it into the tiles with a rotary machine. This product is designed to remove heavy soiling, paint splashes and old waxes and sealers. Floor Installation 1.Mark out the baseline of gound level, 2.Mix the mortar with ratio of 1 cement to 4 sand to have semi-day mortar, 3.Lay the mixed mortar in level with a layer of 3-4cm thickness,place the tile over the mortar and adjust the height properly to be leveled, 4.Remove the tile after level adjustment.Put a thin layer of cement powder on the mortar and add water on it to become wet, 5.Put the tile on top and gently knock with rubber hammer until it sealed with the mortar properly. Make sure the tile is leveled and has the same space between each other. Those tiles which are not leveled with others should be removed and repeat the leveling procedure in step 4.Genetally,the space between two tiles should be 2mm for water evaporation and normal expansion.
