WINNER: Silver Award – One-of-a-Kind Custom or Spec 4,001 – 5,000 sq ft, Best in American Living Awards, 2019 Affectionately called The Magnolia, a reference to the architect's Southern upbringing, this project was a grass roots exploration of farmhouse architecture. Located in Phoenix, Arizona’s idyllic Arcadia neighborhood, the home gives a nod to the area’s citrus orchard history. Echoing the past while embracing current millennial design expectations, this just-complete speculative family home hosts four bedrooms, an office, open living with a separate “dirty kitchen”, and the Stone Bar. Positioned in the Northwestern portion of the site, the Stone Bar provides entertainment for the interior and exterior spaces. With retracting sliding glass doors and windows above the bar, the space opens up to provide a multipurpose playspace for kids and adults alike. Nearly as eyecatching as the Camelback Mountain view is the stunning use of exposed beams, stone, and mill scale steel in this grass roots exploration of farmhouse architecture. White painted siding, white interior walls, and warm wood floors communicate a harmonious embrace in this soothing, family-friendly abode. As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!). The Ryan Hughes Design team seized every opportunity to insert fun and entertainment in the design of Keystone Falls. The acrylic window between the pool and the fire pit wasn’t just a cool but unexpected vantage point; it also checked the box for family entertainment. It is a playful element for the kids from which they can watch each other swim or make faces at the adults seated around the American Fireglass custom built fire pit. In this masterbath renovation we removed the shower and tub and redesigned this bathroom with a tile shower and makeup vanity area. The cabinets are Medallion Cherry cabinets with natural finish in the Potter’s Mill door style. The countertop is Uba Tuba 2cm Granite with 2 rectangular biscuit sinks accented with Moen Brantford Collection Chrome 2 handle faucets and new vanity lights. The shower tile is American Olean Avante Ceramic porcelain shower wall tile, on the floor of the shower is Island Stone Absolute Pebbles. And on the bathroom floor is Avante porcelain floor tile.

New American Olean 6" x 36" Creekwood porcelain floor tile in the color of Ash River and grouted with Bostik Vivid grout in the color of Delorean Gray. Custom built painted double adult height vanity with Shaker style doors and drawers with soft-close under-mount drawer guides and internal hinges. Top Knobs Henderson Cabinet pulls. .
