This vacation residence located in a beautiful ocean community on the New England coast features high performance and creative use of space in a small package. ZED designed the simple, gable-roofed structure and proposed the Passive House standard. The resulting home consumes only one-tenth of the energy for heating compared to a similar new home built only to code requirements. The unique design challenge in this early 20th century Georgian Colonial was the complete disconnect of the kitchen to the rest of the home. In order to enter the kitchen, you were required to walk through a formal space. The homeowners wanted to connect the kitchen and garage through an informal area, which resulted in building an addition off the rear of the garage. This new space integrated a laundry room, mudroom and informal entry into the re-designed kitchen. Additionally, 25” was taken out of the oversized formal dining room and added to the kitchen. Bamboo floors' popularity has increased over the past few years as people have become more aware of the fragile state of the environment. Because it is a grass rather than a wood, it grows far more quickly than a tree. The plant's extensive root system continually grows underground and it replenishes itself naturally, as grass does. New growth, which springs out of the ground and can mature up to 24" in 24 hours and unlike trees, bamboo will regenerate quickly, making it a renewable resource.

5'6" × 7'-0" room with Restoration Hardware "Hutton" vanity (36"w x 24"d) and "Hutton" mirror, sconces by Waterworks "Newel", shower size 36" x 36" with 22" door, HansGrohe "Axor Montreux" shower set. Wall paint is "pearl white" by Pratt & Lambert and wood trim is "white dove" eggshell from Benjamin Moore. Wall tiles are 3"x6" honed, carrara marble with inset hexagonals for the niche. Coved ceiling - walls are curved into a flat ceiling.

Pineapple House designers removed the wall that blocked the view front door to the pool and waterway in the back yard. Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain
