Sticking to the classics. The Center Hall Colonial evolved primarily in colonial Maryland and Virginia beginning to appear about 1700, and became very popular. It partially developed as greater economic security transformed the reality of the American landscape, but it was also heavily influenced by its formal architectural relatives, the Palladian and Georgian styles with their emphasis on symmetry. This Center Hall Colonial constructed Franklin Lakes is no exception as it follows the historic precedence set by the colonial period and the folk form house. Sometimes if you want a house that evokes a sense of familiarity and simplicity of for, you got have stick to the basics.

This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset.
A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer.
In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden.
Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. A California style espalier wall with confederate jasmine vine softens the back side of the pool wall, which is visible upon the entrance to the garages and espalier on the pool side wall for trellis bougainvillea offer vertical elements to connect the house and the landscape with tropical vegetation and color.
This ideal client had a specific idea for their property which we were able to visualize and bring to reality.

Inspiration for a mid-sized timeless brown two-story vinyl gable roof remodel in New York

The landscape of this home honors the formality of Spanish Colonial / Santa Barbara Style early homes in the Arcadia neighborhood of Phoenix. By re-grading the lot and allowing for terraced opportunities, we featured a variety of hardscape stone, brick, and decorative tiles that reinforce the eclectic Spanish Colonial feel. Cantera and La Negra volcanic stone, brick, natural field stone, and handcrafted Spanish decorative tiles are used to establish interest throughout the property.
A front courtyard patio includes a hand painted tile fountain and sitting area near the outdoor fire place. This patio features formal Boxwood hedges, Hibiscus, and a rose garden set in pea gravel.
The living room of the home opens to an outdoor living area which is raised three feet above the pool. This allowed for opportunity to feature handcrafted Spanish tiles and raised planters. The side courtyard, with stepping stones and Dichondra grass, surrounds a focal Crape Myrtle tree.
One focal point of the back patio is a 24-foot hand-hammered wrought iron trellis, anchored with a stone wall water feature. We added a pizza oven and barbecue, bistro lights, and hanging flower baskets to complete the intimate outdoor dining space.

An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports.
Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

This breathtaking kitchen was designed for entertaining. The large kitchen island is teak and features a Brittanicca Cambria countertop with a flawless waterfall edge. The 48" gas wolf range is practically a work of art framed by a modern stainless steel range hood and by the quartz panels that meld seamlessly with the wood paneling through out the great room. The modern white cabinets are punctuated with the use of built-in custom gold hardware. The vaulted ceilings create an airy and bright space which is complimented by the use of glass pendants above the bar. The gray porcelain tile flooring used through out the home flows outside to the lanai and entry to punctuate the indoor outdoor design.

The great room flows onto the large lanai through pocketing glass doors creating a seamless indoor outdoor experience. On the lanai teak daybeds imported from Bali face each other with custom blue covers and throw pillows in blue with coral motifs, the rectangular pool is complete with an aqua lounge, built-in spa, and a swim up bar at the outdoor BBQ. The flooring is a gray ceramic tile, the pool coping is natural puka pavers, The house a combination of traditional plantation style seen in the white board and batten walls, with a modern twist seen in the wood framed glass doors, thick square exposed tails and ebony stained square posts supporting the overhangs.

This old 1920's home is thought to be an original George Washington Smith home, has now been updated and extended by Architect Bob Easton of Santa Barbara.
Arched walls over stairs, plaster fireplaces, and very simple, comfortable design make for a very livable home for this family with multiple pets. Leather sofas for an easy feel, over antique hand knotted rugs and old world furniture show off this old Spanish home in the Ojai Valley. The Designers used periwinkle colored windows and doors to play off the black iron windows, and real Malibu tile with white marble tile surrounds around a blue granite kitchen island. The living room ceiling is completely original, and is the inspiration for the new exposed beam master suite ceilings. All the lighting is custom wrought iron fixtures, made especially for this home. A powder room features deep blue tiles and Malibu tile wainscot, the paintings are all of simple early California scenes which all make for an earthy, simple old time style, Project Location: Ojai, California.
