Inspiration for a mid-sized transitional backyard concrete paver patio remodel in New York with a pergola

Largely designed by the homeowners, with adjustments by me for functionality and appearance, this home office built-in features a large hidden storage capacity with 18" deep doored upper cabinets. It also has a visible pencil drawer in the desk section, and four pullouts in the base units that are all custom sized for specific purposes, and include a letter-size file drawer. There are even doors covering a 3" deep space underneath the desk area to cover up the electrical and data cables. Existing crown molding is run across the top to tie it in visually with the room. There is vertical "fluted" trim, but without the flutes.

Watch movies, television, or play games with friends and family as you entertain in this massive bonus room. It also features a walk out covered patio with access to the expansive lawn so that you can enjoy the beautiful Pacific Northwest!

Staircase and entryway renovation.
Ground-floor private entry for second floor condo. Removed carpet on stairs, sanded off glue and filled holes, added staircase skirting and trim to cover gaps along the sides of the stairs, painted treads with high-durability exterior floor paint, hand-painted new riser boards in Spanish tile designs and coordinating solid colors to cover existing chipboard risers, and applied custom-made vinyl lettering to top riser for a unique welcome home statement piece. Also painted front door and coat closet door, replaced porcelain tile entry flooring with LVP flooring to match upstairs, and replaced door handles to updated nickel finish. Also placed mirror with shelf for keys and gallery-style artwork along staircase wall. Cost of the staircase renovation was approximately equal to the cost to remove stair carpet and install LVP flooring on stairs.

Winter Bathroom:
The walls covered in a waterproof plaster finish cascade down as a nod to the winter haze & fog. The hand-painted floor tile is shaped to embody the fractured lines on the red clay forest ground. A custom green concrete sink speaks to the mossy green redwood trees of the surrounding forest & the asymmetrical pendant light has a mix of opaque & transparent bulbs, another nod to the hazy surroundings.
Ultimately, this bathroom feels like a warm, cozy hug.

US studio Office III has constructed a visitors' centre for Governors Island in New York City using marine-grade plywood and cedar decking. The pavilion is the first-ever welcome centre for Governors Island, and was added to help tourists better navigate the small island in the city's harbour. It lies just 800 yards (732 metres) from Manhattan's southern-most tip, and reachable by ferry from both there or downtown Brooklyn. The Friends of Governors Island asked Office III to design the wooden structure, but with a few constraints: it had to be prefabricated, temporary and portable, and pitched to them just six weeks later. The studio – founded by Stephanie Lin, Ryan Golenberg, and Sean Canty from Harvard's Graduate School of Design – looked to the island's Georgian Revival-style barracks and two military forts for subtle references.A butterfly roof covers an 800-square-foot (74-square-metre) wooden deck to protect visitors from the sun, while remaining open to the grassy lawn. Underneath, an information kiosk is the only fully enclosed structure. Polycarbonate windows and slatted wood serve as semi-walls, which create triangular nooks and lounging areas. Office III collaborated with Laufs Engineering Design for structural engineering. The team chose timber louvres to resist the vertical loads of the roof, while a pentagon-shaped core supports the floor deck. Marine-grade plywood lines the interior, while cedar planks cover the exterior. Both materials are resilient to New York's infamous summer rainstorms. he centre's "Welcome" sign showcases the same lettering used around the island. Design agency Pentagram created the custom typeface, titled Guppy Sans, for Governors Island in 2014.

A simple white kitchen is just what this beach bungalow needed. A great kitchen with all your needs compacted into a warm atmosphere. Marilynn used bold wall letters to bring a pop of color into the space. Additionally, Marilynn used chalkboard paint to cover one of the doors, where the residents have the option to post the dinner menu, list reminders, or provide doodle space for the kids!

This space was converted into a nursery for a cool wee dude. The clients wanted a room soft enough for an infant but edgy enough to grow with him as he ages through toddler into the tween years. We used a contrasting color scheme by pairing a pale blue/green with charcoal grey to get the urban feel, Mom and Dad were looking for.

A different alternative to wallpaper. By painting lines on a accent wall you save on the cost of wallpaper, install, and the removal of wall covering in the long run. The colours are endless, time saving on trying to find the perfect wall covering to match your bedding. The deep purple stripes we colour matched to the bedding with adding some metallic paint to give the stripes a bit more interest. To make this space more special we added the little girls name on the wall in the deep purple and a big letter O in metallic paint.
