This Greenlake area home is the result of an extensive collaboration with the owners to recapture the architectural character of the 1920’s and 30’s era craftsman homes built in the neighborhood. Deep overhangs, notched rafter tails, and timber brackets are among the architectural elements that communicate this goal.
Given its modest 2800 sf size, the home sits comfortably on its corner lot and leaves enough room for an ample back patio and yard. An open floor plan on the main level and a centrally located stair maximize space efficiency, something that is key for a construction budget that values intimate detailing and character over size.

This home in the Portland hills was stuck in the 70's with cedar paneling and almond laminate cabinets with oak details. (See Before photos) The space had wonderful potential with a high vaulted ceiling that was covered by a low ceiling in the kitchen and dining room. Walls closed in the kitchen. The remodel began with removal of the ceiling and the wall between the kitchen and the dining room. Hardwood flooring was extended into the kitchen. Shaker cabinets with contemporary hardware, modern pendants and clean-lined backsplash tile make this kitchen fit the transitional style the owners wanted. Now, the light and backdrop of beautiful trees are enjoyed from every room.

This is an example of a traditional backyard gravel formal garden in San Francisco.

This quaint hideaway sits over a quiet brook just steps from the main house Siemasko + Verbridge designed over 10 years ago. The form, materials and details of the design relate directly to the main house creating a harmonious relationship between the new and old. The carriage house serves as a multi-purpose space for the owners by incorporating a 2 car garage, work shop and office space all under one roof.

This kitchen backsplash using glass blocks that have art glass tiles fused to them allows a great amount of natural light to come in from between the kitchen cabinets and countertops.

When we moved in, the bathroom had a tub under the window, a bad 80's remodel had replaced the original sconces, mirror and sink, with a huge oak vanity with the quad folding mirrors... and HUGE ball style bulbs. It never seemed right in there. Years ago, we needed an upgrade in the bathroom and I decided to turn the bifold door covered linen closet into a shower, we ordered a jetted tub and it came in with the plumbing on the wrong side... a happy accident, I decided to have a built in cabinet made instead, complete with glass covered doors and a Pull out style bin for dirty clothing. ( inspired by vintage kitchen flour bins)
When we tore out the old 80's vanity and mirror, we found the wiring for sconces and a hole where an inset medicine cabinet and mirror were originally. Was refreshing to think we might have just restored it to its original glory!
found the tile in the bathroom shower ( in the niche we made) on Ebay, the sink on Ebay, the mirror at a local flea market. A local builder created the wall unit and I found the wall paper... but it was discontinued, they found enough throughout the USA to complete the room, then I found the tiles for the shower walls, which played beautifully of both the inspiration tile in the niche and the wall paper.
Finally, I designed a tile floor to mimic a rug. The craftman that installed the tile did a wonderful job!

Believe it or not we actually do understand the off side rule! We bet you know someone that does too (probably a little bit better than us). Which means you’ve found the perfect gift for a football buff.
