To create a colonial outdoor living space, we gut renovated this patio, incorporating heated bluestones, a custom traditional fireplace and bespoke furniture. The space was divided into three distinct zones for cooking, dining, and lounging. Firing up the built-in gas grill or a relaxing by the fireplace, this space brings the inside out.

“Can you make this house livable for us?” This was the seemingly innocent request posed to the architects by the new owners of this house. It was a cartoon dwelling, an asym- metrical structure blemished by several poorly constructed additions that would feel at home in a coloring book. Despite these difficulties, the building was strangely interesting -- like an underdog you felt compelled to root for.
So it started with the basics. The house was stripped down to its simplest saltbox shape. This began to give direction to the massing of the addition. New openings brought a sense
of order to the elevations. Dormers, clad in the same material as the roof, were used to make more efficient use of the sec- ond floor spaces while emphasizing the original lines of the house. Deteriorating stucco was replaced and tinted a moss green. A plinth of locally quarried stone wraps the base ofthe structure, anchoring it to the earth. The large front porch engages the street with a more welcoming face.
Cooking meals together is a vital gathering activity for this famil. The kitchen space was moved to the center of the house as an organizing element and to reflect this impor- tance. Reclaimed oak cider vats were used as flooring throughout the residence. Virginia soap stone countertops further echoes the desire to reconnect this house back to indigenous materials and the local culture.
This house is no longer a caricature. It has found its roots and become a modern, livable dwelling, without losing its quirky charm.

During 2020 many of us were hit hard with Covid-19. This particular family had wedding plans to hold the ceremony at their home. And they had a small budget, instead of spending thousands of dollars on bouquets, they opted to have permanent landscaping put in. The hill slope was of particularly difficulty given the grade, but we were able to obtain the perfect setting to match a modern fountain that they were debating throwing away. We were able to convince them that by removing the grass in the bed around the fountain, we could dress the entire section to become a distinct focal point of their backyard and still keep the design low enough to the ground that the lake view wouldn't be obstructed. The natural colors of the flowers and the selection of rocks suit the lake sunsets beautifully. Unfortunately, they were not able to gather in full, but the family loved the landscaping even though.

Living in Florida was wonderful but our clients missed seeing their daughter and her family. They missed spending time with their adorable grandchildren. With almost four acres of land to work with, they decided to bring the two families together.
We encountered a few difficulties when working on this project. Using a saw-tooth design, we were able to get the space we needed and stay within the building restriction lines. With the tough winter weather, we encountered a few delays but had to meet the target date as our clients were moving up from the south and needed their new home to be move-in ready. Making selections in person can be tough and most of their selections were made from five state's away.
Topped with CertainTeed Shingles, this two-story brick and Hardie Plank addition is trimmed with dental moulding and blends seamlessly with the existing home. BF Rich windows and slider allow ample light. An Azek composite deck with stairs offers easy access to the backyard and the pool area.
The open kitchen and family room are the heart of this home. Armstrong laminate in white wash walnut unifies the rooms.
In the kitchen, gorgeous Norcraft Copenhagen Maple cabinetry, stylish granite countertops, and the Bellavinita Tile backsplash are stunning. In the family room, two 30" wide niches were custom built on either side of the gas fireplace for pictures, knick-knacks, and plants. They add charm and distinction.
The master bath and powder room both have Norcraft vanities topped with granite and under-mount sinks. The master bath is adorned with American Olean tile and a strip of Marazzi Crystal Stone offsets. The niche, grab bar and corner seat all add convenience. Moen and Kohler products were used throughout the remodel.
The suite offers many storage options - from the walk-in bedroom closet, cabinetry, attic and basement.
Everything came together beautifully. The quality of construction is exemplary and the addition is amazing. We stayed within their budget and significantly increased the value of this property.
Our clients are thrilled with their beautiful new in-law suite and very happy to be near their family once again.
