In 2014 Bisca were commissioned by Northminster Ltd to work alongside Rachel McLane Interiors and COG Architects in the conversion of a 1930’s car showroom in the heart of York into prestige, residential loft style apartments.
There were two clear facets to the redeveloped building, the River Foss facing apartments, which were rather industrial in architectural scale and feel, and the more urban domestic proportions and outlook of the Piccadilly Street facing apartments.
The overall theme for the redevelopment was industrial; the differentiator being the level to which the fixtures and fittings of within each apartment or area soften the feel.
In keeping with the industrial heritage of the building the main common areas staircase, from basement to ground and ground to first, was carefully designed to be part of the property in its new chapter. Visible from Piccadilly at street level, the staircase is showcased in a huge feature window at ground floor and the design had to be both stunning and functional.
As the apartments at the Piccadilly side of the property were fitted with oak units and oak flooring, hardwearing treads of fumed oak were the obvious choice for the staircase timber. The inlaid tread detail provides a non-slip function as well as adding interest.
Closed treads and risers are supported by slim and elegant steel structures and sweeping plastered soffits contrasting wonderfully with the warmth of the exposed brickwork. The balustrade is of hand forged, formed and textured uprights capped by a tactile hand carved oak handrail.

The designers of this project really wanted to focus on the detail and decided to go with an American Bond to add something different to the brick work. An American Bond makes use of a course of brick headers on every sixth row. This helps to break up very large areas of brick and really adds something extra to the project.
The brick slips were paired with a light mortar colour which helps to showcase the detail in the brick bond. This also makes the bricks pop from the surface and on large scale areas gives the distinction of individual real bricks rather than one solid colour mass.
We’re also huge fans of using the brick slips as the backdrop to painted graphics which has been done here. This technique was made popular by the ghost writing advertising of the early 1900’s. It acts as a great alternative to having physical signage added to a building, which can take away the impact of the brick work. This painted signage will also age alongside the brickwork, giving it a weathered effect and develop character of it’s own over the years.

Interior view of the living room in the first Passive House in Milton Keynes. Designed for Milton Keynes Parks Trust, and completed in summer 2012, Howe Park Passive House is the probably the most airtight building in the UK, achieving 0.07 air changes per hour.
This 5 bedroom family home replaced a burnt out derelict house with a house which was truly environmentally sustainable and at the same time aesthetically pleasing. The house was built for Milton Keynes Parks Trust who have rented it to a lucky family.
It has been constructed from and clad with sustainable timber, the exterior cladding is Kebony. It has high levels of insulation, high performance triple glazing, exceptional attention to detail and minimal cold bridging. In addition, low VOC paints have been used on the interior to provide a healthy and comfortable home and the building orientation and form have been maximised for solar gain. Innovative details have been used throughout including the foundation detail where the timber sole plate has been eliminated.
Ventilation is provided using mechanical ventilation with heat recovery ensuring fresh air to the house, with minimal heat lost, or the windows can be opened if wished. The minimal amount of heat needed is estimated to be below £75 per annum using direct electric heating which is offset by electricity produced from Photovoltaic panels (PV) on the roof taking advantage of the feed in tariff and making the house have almost zero fuel bills!
The design also incorporated the following features:
PV panels to offset electricity demand for the lighting and ventilation system.
Water butt collects rainwater and overflow drains to pond in wood.
Materials used for the house where possible have been selected for their environmental credentials such as sustainably sourced timber for the timber frame and cladding.
VOC free natural paints & 50% recycled paint to feature wall.
Specialist ecological advice was sort to ensure that existing wildlife, fauna and flora was protected and encouraged, the neighbouring orchard and meadow are to be revitalized. The kerbs and road gullies to make it safer for newts to cross the road.
Reduction in car use encouraged by the provision of a secure cycle store and home office to allow residents to work from home.
