Accenting the teal glass backsplash tile with the vivid black and white rug is just what this small apartment needed. In this small spaces we tried to maximize space and organize effectively. Eichler in Marinwood - At the larger scale of the property existed a desire to soften and deepen the engagement between the house and the street frontage. As such, the landscaping palette consists of textures chosen for subtlety and granularity. Spaces are layered by way of planting, diaphanous fencing and lighting. The interior engages the front of the house by the insertion of a floor to ceiling glazing at the dining room. Jog-in path from street to house maintains a sense of privacy and sequential unveiling of interior/private spaces. The large Lift and Slide doors placed throughout this modern contemporary home have superior sealing when closed and are easily operated, regardless of size. The “lift” function engages the door onto its rollers for effortless function. A large panel door can then be moved with ease by even a child. With a turn of the handle the door is then lowered off the rollers, locked, and sealed into the frame creating one of the tightest air-seals in the industry. The Glo A5 double pane windows and doors were utilized for their cost-effective durability and efficiency. The A5 Series provides a thermally-broken aluminum frame with multiple air seals, low iron glass, argon filled glazing, and low-e coating. These features create an unparalleled double-pane product equipped for the variant northern temperatures of the region. With u-values as low as 0.280, these windows ensure year-round comfort.

The new design reformulated the first floor plan making it much more functional and visually exciting. It encompassed the reorganization of multiple spaces including the Mudroom, Kitchen, Dining Room, Family Room, Sun Room, Laundry, Bathroom, and Master Closet. The design also added, deleted, and relocated windows and French doors to greatly enhance exterior views, draw in more natural light, and seamlessly upgrade the articulation of exterior elevations. Improvements to the plumbing and mechanical systems were also made. The overall feeling is both sophisticated and yet very much down to earth. John R. Coronado, CA The Alameda Residence is situated on a relatively large, yet unusually shaped lot for the beachside community of Coronado, California. The orientation of the “L” shaped main home and linear shaped guest house and covered patio create a large, open courtyard central to the plan. The majority of the spaces in the home are designed to engage the courtyard, lending a sense of openness and light to the home. The aesthetics take inspiration from the simple, clean lines of a traditional “A-frame” barn, intermixed with sleek, minimal detailing that gives the home a contemporary flair. The interior and exterior materials and colors reflect the bright, vibrant hues and textures of the seaside locale.

Inspiration for a coastal bathroom remodel in Los Angeles

This striking arrangement of natural boulders and drought-tolerant plants that not only enhances the visual appeal but also plays a crucial role in controlling erosion. Complementing the boulders, a selection of drought-tolerant plants is thoughtfully integrated into the design. These plants, with their diverse textures and colors, create a vibrant landscape that thrives in Santa Fe’s arid climate. Ornamental grasses rise alongside the boulders, adding height and movement, while flowering plants provide splashes of color that attract pollinators and enhance biodiversity. Groundcover is used to fill in gaps, preventing soil erosion while also softening the edges of the boulders. The overall effect is a harmonious blend of hardscape and softscape that draws the eye along the driveway, making the journey more visually engaging while ensuring that the landscape remains sustainable and functional. This design approach not only beautifies the property but also promotes environmental stewardship by minimizing water usage and preventing soil loss.
