What our clients needed:
• Create a garden folly that doubles as a well-built shed for crafts and storage.
• Size the structure large enough for comfortable storage without dominating the garden.
• Discreetly locate the shed in the far corner of the rear yard while maintaining existing trees.
• Ensure that the structure is protected from the weather and carefully detailed to deter access of wildlife and rodents.
FUNCTION
• Construct the shed slab close to grade to permit easy access for bicycle storage, while building shed walls above grade to ensure against termites and dryrot.
• Install a French door and operable casement windows to admit plenty of daylight and provide views to the garden.
• Include rugged built-in work bench, shelves, bike racks and tool storage for a rustic well-organized and efficient space.
• Incorporate GFIC electrical service for safe access to power at this distant corner of the yard.
• Position energy-efficient interior lighting to ensure space can be used year-round.
• Switch control of exterior light from house and from shed for ease of command.
AESTHETICS
• Design and detail the shed to coordinate with the Arts and Crafts style house.
• Include an arbor for future flowering vines, further softening the shed’s garden presence.
• Simple and rustic interior surfaces ensure that the space is easy to clean.
• Create an aged and softly weathered appearance, and protect the exterior siding by finishing the cedar with a custom-colored semi-transparent stain.
INNOVATIVE MATERIALS AND CONSTRUCTION
• Factory-built components were pre-assembled to allow for a speedy assembly and for a shorter on-site construction schedule.
• Each component was easily transported through the yard without disturbing garden features.
• Decorative exterior trim frames the door and windows, while a simpler trim is used inside the unadorned shed.
OBSTACLE OVERCOME
• The structure is located in the corner of the yard to avoid disturbance of a curly willow tree.
• The low-profile structure is positioned close to property lines while staying beneath the allowable daylight plane for structures.
• To comply with daylight plane close to fence, the roof form combines hip and gable forms, with door located at gable end.
• The height of the modest interior is maximized, without exceeding the allowable building height.
CRAFTSMANSHIP
• The concrete slab was precisely formed and finished for ease of shed assembly before the factory-built components were delivered to site.
• Precision planning meant the pre-framed door fit exactly between raised concrete curb.

This 264 square foot prefab home was packaged and brought to the client’s property as just 64 flatpacked components, and assembled from start to finish in six weeks.
AVAVA believes that beautiful design and a commitment to sustainability can work together with the efficiency of prefab to deliver the highest quality housing that the average citizen can afford. This project is intended as a future retirement retreat for a professional couple currently living in San Francisco. It was permitted as a residential secondary dwelling unit according to the planning code in the city of Livermore.
Named Britespace, our prefab models feature a 12’x16’ window wall, and a 14’ ceiling that fills the home with natural light. The interior can be fitted with a full kitchen or simple counter and wetbar, and a full or half bath – or left open for office or guest bedroom use. The Britespace is available in 264, 352, and 480 square foot sizes, and comes in a limited number of design options for interior and exterior finishes.

Xtreme Renovations has completed a Major Renovation Project near the Tomball area of Harris County. This project required demolition of the existing Kitchen Cabinetry and removing fur downs, rerouting HVAC Registers, Electrical and installation of Natural Gas lines for converting from an All Electric Kitchen to Natural Gas cooktop with an Xtreme Exhaust System above the new gas cooktop. Existing walls wear moved during the demolition process to expand the original footprint of the Kitchen to include additional cabinetry and relocation of the new Double Oven as well as an open Pantry area. All new Custom Built Cabinetry were installed made from Maple wood and stained to the specification of our clients. New Quartz countertops were fabricated and installed throughout the Kitchen as well as a Bar Area in the Great Room which also included Custom Built Cabinetry. New tile flooring was installed throughout the Mud Room, Kitchen, Breakfast Area, Hall Way adjoining the Formal Dining Room and Powder Bath. Back splash included both Ceramic and Glass Tile to and a touch of class and the Wow Factor our clients desired and deserved. Major drywall work was required throughout the Kitchen, Great Room, Powder Bath and Breakfast Area. Many added features such as LED lighting on dimmers were installed throughout the Kitchen including under cabinet lighting. Installation of all new appliances was included in the Kitchen as well as the Bar Area in the Great Room. Custom Built Corner Cabinetry was also installed in the Formal Dining Room.
Custom Built Crown Molding was also part of this project in the Great Room designed to match Crown Molding above doorways. Existing paneling was removed and replaced with drywall to add to this Major Update of the 1970’s constructed home. Floating, texturing and painting throughout both levels of this 2 Story Home was also completed.
The existing stairway in the Great Room was removed and new Wrought Iron Spindles, Handrails, Hardwood Flooring were installed. New Carpeting and Hardwood Flooring were included in the Renovation Project.
State of the Art CAT 6 cabling was installed in the entire home adding to the functionality of the New Home Entertainment and Computer Networking System as well as connectivity throughout the home. The Central hub area for the new cabling is climate controlled and vented for precise temperature control. Many other items were addressed during this Renovation Project including upgrading the Main Electrical Service, Custom Built Cabinetry throughout the Mud Room and creating a closet where the existing Double Oven was located with access to new shelving and coat racks in the Mud Room Area. At Xtreme Renovations, “It’s All In The Details” and our Xtreme Team from Design Concept to delivering the final product to our clients is Job One.

The homeowners desired an outdoor space that felt more rustic than their refined interior spaces, but still related architecturally to their house. Cement plaster support arbor columns provide enough of visual tie to the existing house exterior. Oversized wood beams and rafter members provide a unique outdoor atmosphere. Structural bolts and hardware were minimized for a cleaner appearance. Structural connections and supports were engineered to meet California's stringent earthquake standards.

In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh...
Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn.
Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!).
From its gray-shingled dormers to its sweet white window boxes, this charmer on Crooked Lake is packed with ideas!
