Kowalske Kitchen & Bath transformed this 1940s Delafield cape cod into a stunning home full of charm. We worked with the homeowner from concept through completion, ensuring every detail of the interior and exterior was perfect!
The goal was to restore the historic beauty of this home. Interior renovations included the kitchen, two full bathrooms, and cosmetic updates to the bedrooms and breezeway. We added character with glass interior door knobs, three-panel doors, mouldings, etched custom lighting and refinishing the original hardwood floors.
The center of this home is the incredible kitchen. The original space had soffits, outdated cabinets, laminate counters and was closed off from the dining room with a peninsula. The new space was opened into the dining room to allow for an island with more counter space and seating. The highlights include quartzite counters, a farmhouse sink, a subway tile backsplash, custom inset cabinets, mullion glass doors and beadboard wainscoting.
The two full bathrooms are full of character – carrara marble basketweave flooring, beadboard, custom cabinetry, quartzite counters and custom lighting. The walk-in showers feature subway tile, Kohler fixtures and custom glass doors.
The exterior of the home was updated to give it an authentic European cottage feel. We gave the garage a new look with carriage style custom doors to match the new trim and siding. We also updated the exterior doors and added a set of french doors near the deck. Other updates included new front steps, decking, lannon stone pathway, custom lighting and ornate iron railings.
This Nagawicka Lake home will be enjoyed by the family for many years.

Urban Aerie by David Kamp, FASLA, of Dirtworks Landscape Architecture, PC
For their award-winning terrace design, the landscape architects created a relaxing setting using the same materials they employed on their client’s beachfront hideaway (as part of this Dialogue, attendees visit the terrace where they’ll also get a presentation about the beach property). Contrasts in texture and color are carefully arranged. Cedar, weathered to a buff grey, is used throughout for decking and set off in places with borders of dark round stones. The wood is carefully treated so it’s smooth underfoot. Two bow front metal perimeter planters overflow with grasses, which soften the edges. Strategically placed cedar planters with amelanchier, also known as juneberry, are used as a screening device, to frame dramatic views from the apartment and provide some canopy. A single pine, together with the juneberry, provides sculptural interest. All the plants, which are either native or naturalized, weather the harsh winter winds and temperatures. This newly constructed, modern masterpiece has single-handedly changed the tone of Quogue's oceanfront landscape and is now available for the discerning buyer who demands the utmost in quality and well thought out design. Comprised of nearly 4 elevated acres with unobstructed views of the Atlantic Ocean, Penniman Creek and Shinnecock Bay, this rarified oceanfront property encompasses three lots and 275 +/- feet of pristine ocean frontage, making 212 Dune Road one of the area's most coveted properties. Employing clean architectural lines, sophisticated materials and fine craftsmanship, this property blends form and function to create a modern and luxurious residence of grand proportion. $ 26,900,000 USD. In collaboration with Bespoke Real Estate.

The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others.
The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure.
Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. Reconstruction of the project was recently completed in the summer of 2014.

At the intersection of creativity and technology lies our project Yara Restaurant located in Capitol Hill, Washington DC. A project that Tejjy Inc. Was sought for to leverage our expert building innovation services- 3D laser scanning, As-built documentation and Architectural Design.
Our team overcame multiple challenges during the execution of this project including – prioritizing safety concerns, mitigating obstructions, etc. We deployed the advanced Leica's BLK 360 3D laser scanner to capture precise physical geometry of the site. Our scan-to-BIM team utilized Autodesk Revit to convert precise point cloud data into a detailed 3D BIM model. Our creative and strategic design thinking was employed as we provided design schematics and execution of the restaurant's outdoor dining area.
Our weatherproof design solutions saw a rise in the customer footfall of the restaurant. The rooftop experience was the highlight of the Yara restaurant. The landscape design appealed to eco-friendly customers.
