Boho meets Portuguese design in a stunning transformation of this Van Ness tudor in the upper northwest neighborhood of Washington, DC. Our team’s primary objectives were to fill space with natural light, period architectural details, and cohesive selections throughout the main level and primary suite. At the entry, new archways are created to maximize light and flow throughout the main level while ensuring the space feels intimate. The soothing coastal vibes of this bathroom remodel are sure to take you to a place of calm. What a transformation this project underwent! Not only did we transform this bathroom into a spa-like sanctuary, but we also did it ahead of schedule. That's a rare occurrence in the construction and design industry. We removed the tub and extended out the wall for the shower, which the homeowners chose to expand. This created a walk-in space, made to look even bigger by its frameless glass and large format, linen-look porcelain tile on the walls. For the shower floor, we selected a blue multicolored penny tile, and for the accent band, an opulent glass mosaic tile in dreamy ocean tones. The accent tile also graces the back of a new wall niche. This shower is now beautiful and functional. To address the issues of storage, we removed a wall, freeing up space near the toilet, which was much-needed. Now there is a custom-built linen pantry crafted from alder wood stretching to the ceiling, adding to the visual height of the room and making the bathroom just work better. A new vanity, also made of alder wood, and the linen closet were both stained a rich, warm tone to show off that gorgeous grain. For the walls, we chose a cool blue hue that is soothing and fresh. The accent tile from the shower was carried behind the vanity's two LED mirrors for a bold visual impact. I love the reflection of the light on the tile! The LED mirrors are pretty high-tech, with a defogger and a dimmer to adjust the light levels. Topping the vanity is a creamy quartz countertop, two under-mount sinks, and plumbing and cabinetry hardware in brushed nickel finishes. The cabinet knobs have a stunning iridescent shell that's hard to miss. For the floors, we went with a large-format porcelain tile in dark grey that complements the coloring of the space as well as the look and feel. As a final touch, floating shelves in the same rich wood-tone create additional space for décor items and storage. I styled the shelves with items to inspire and soothe this dreamy bathroom.

A few years after completing this NE Minneapolis homeowner’s basement, it was time to give the cold unfinished laundry room a quick facelift! With passion for design, we were focused on cleaning up the space while keeping a tight budget. The decision was made to create a finished- unfinished space. With design inspiration from Pinterest and a homeowner’s throw pillow, a chevron painted floor pattern was designed. The unfinished walls were painted a warm yellow to brighten up the room. The unfinished ceiling was painted a clean white to give the impression of height and lighten the room. Existing tables that have stood the test of time were painted white and new maple butcher block counters were installed for additional folding room. Finally, new shelving and a long hanging rod were stretched across the room. The laundry room is an eyesore no more! With this project, the challenge was to create a large home suitable to the contemporary needs of the client without compromising the classic, historic integrity of the Edina neighborhood. With distinct references to colonial and shingle-style architecture, the final design marries a classical rigor with the vernacular overtones of a farmhouse. Classical proportions and detailing formalize a serious yet playful arrangement of mass and form on the exterior. The white-on-white cladding calls to mind the fresh simplicity of a farmhouse, as does the long, breezy porch that stretches across the front facade. Though the site was not without its challenges, we took advantage of opportunities for a lower-level walkout and main-level rear walkout to bridge indoor and outdoor space. The interior of this home combines the tasteful language of architectural tradition with a fresh and contemporary interpretation. The open, modern plan blurs the distinction between formal and informal. Classically inspired detailing, like the enameled ceiling beams extending from one room to the next, is used to unify space and assert a pronounced architectural order. The use of natural light is also crucial in this regard; windows are strategically positioned to pull light completely through the house Dignified yet relaxed, this bright and comfortable family home is both modern and contextually appropriate in an established neighborhood known for its historical styles and traditional influence.

The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area. With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!
