Upon entering the penthouse the light and dark contrast continues. The exposed ceiling structure is stained to mimic the 1st floor's "tarred" ceiling. The reclaimed fir plank floor is painted a light vanilla cream. And, the hand plastered concrete fireplace is the visual anchor that all the rooms radiate off of. The living room features floor to ceiling windows with big views of the Cascades from Mt. Bachelor to Mt. Jefferson through the tops of tall pines and carved-out view corridors. The open feel is accentuated with steel I-beams supporting glulam beams, allowing the roof to float over clerestory windows on three sides. The massive stone fireplace acts as an anchor for the floating glulam treads accessing the lower floor. A steel channel hearth, mantel, and handrail all tie in together at the bottom of the stairs with the family room fireplace. A spiral duct flue allows the fireplace to stop short of the tongue and groove ceiling creating a tension and adding to the lightness of the roof plane.

Modern Home Interiors and Exteriors, featuring clean lines, textures, colors and simple design with floor to ceiling windows. Hardwood, slate, and porcelain floors, all natural materials that give a sense of warmth throughout the spaces. Some homes have steel exposed beams and monolith concrete and galvanized steel walls to give a sense of weight and coolness in these very hot, sunny Southern California locations. Kitchens feature built in appliances, and glass backsplashes. Living rooms have contemporary style fireplaces and custom upholstery for the most comfort. Our client’s intension was to make this bathroom suite a very specialized spa retreat. She envisioned exquisite, highly crafted components and loved the colors gold and purple. We were challenged to mix contemporary, traditional and rustic features. Also on the wish-list were a sizeable wardrobe room and a meditative loft-like retreat. Hydronic heated flooring was installed throughout. The numerous features in this project required replacement of the home’s plumbing and electrical systems. The cedar ceiling and other places in the room replicate what is found in the rest of the home. The project encompassed 400 sq. feet. Features found at one end of the suite are new stained glass windows – designed to match to existing, a Giallo Rio slab granite platform and a Carlton clawfoot tub. The platform is banded at the floor by a mosaic of 1″ x 1″ glass tile. Near the tub platform area is a large walnut stained vanity with Contemporary slab door fronts and shaker drawers. This is the larger of two separate vanities. Each are enhanced with hand blown artisan pendant lighting. A custom fireplace is centrally placed as a dominant design feature. The hammered copper that surrounds the fireplace and vent pipe were crafted by a talented local tradesman. It is topped with a Café Imperial marble. A lavishly appointed shower is the centerpiece of the bathroom suite. The many slabs of granite used on this project were chosen for the beautiful veins of quartz, purple and gold that our client adores. Two distinct spaces flank a small vanity; the wardrobe and the loft-like Magic Room. Both precisely fulfill their intended practical and meditative purposes. A floor to ceiling wardrobe and oversized built-in dresser keep clothing, shoes and accessories organized. The dresser is topped with the same marble used atop the fireplace and inset into the wardrobe flooring. The Magic Room is a space for resting, reading or just gazing out on the serene setting. The reading lights are Oil Rubbed Bronze. A drawer within the step up to the loft keeps reading and writing materials neatly tucked away. Within the highly customized space, marble, granite, copper and art glass come together in a harmonious design that is organized for maximum rejuvenation that pleases our client to not end! When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. We designed this modern, cozy master bedroom to support the family's lifestyle. We installed a wall of 3D tile to house the new electric fireplace, television and components. We dropped a George Nelson Bubble Lamp on a dimmer switch above the bed for a modern touch. The 20 ft. vaulted ceiling in this family room demanded an updated focal point. A new gas fireplace insert with a sleek modern design was the perfect compliment to the 10 ft. wide stacked stone fireplace. The handmade, custom mantel is rustic, yet simple and compliments the marble stacked stone as well as the ebony stained hardwood floors.

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

While having floor to ceiling glass to 2 different views of the desert, this master bedroom still maintains a feeling of intimacy, thanks to the dropped ceiling connecting the bed and the fireplace. The fireplace and dropped ceiling are clad in a raked texture plaster, while the fireplace surround is featured in blackened steel and floats on the wall with no hearth. The TV pops up from the chest at the foot of the bed.

The owner of this Devil’s Glen Ski Resort chalet was determined to honour the original structure built by his father. At the same time, a growing family created the need for an amplified space. The design for the enlarged chalet attempts to incorporate proportions and angles from the original craftsman styled structure while simultaneously taking cues from the challenging mountain site. Stonework and timber beams create a framework for expansive glazing that affords sweeping views to the mountain, snow and sky. As a result, a new generation of skiers is engaged with the mountain and it’s community in the same way the owner’s father provided him.

This West Vancouver new build has all the bells and whistles any modern home could dream to have. Builder Quinton Construction did a phenomenal job creating a top-quality home. Troico was happy to complete all the cabinetry on this project. The large eat-in kitchen and spice kitchen boasts shaker cabinets from our Midtown Series collection in Troico White. The custom hood fan is a work of art and frames the kitchen well. We especially love the glass on the top row of all the ceiling-high cabinets. The bathroom vanities and mirrors were also a pleasure to build and showcase the level of detail in the home. All bathroom millwork is painted white, keeping with the tone of the home. The home’s traditional undertone shows through in the built-in benches, media room and family room cabinetry which is stained a custom espresso. This country house was previously owned by Halle Berry and sits on a private lake north of Montreal. The kitchen was dated and a part of a large two storey extension which included a master bedroom and ensuite, two guest bedrooms, office, and gym.
