For this kitchen, the most important thing to the client was having it be open to the rest of her home so she could not only take in the views from her 19th story high-rise apartment, but also keep an eye on her two daughters. The existing kitchen was a room with a door, closing it off from the rest of the home which, as a whole, is fairly open. The closed space, and the fact that her home is in a high-rise (making it unique in and of itself) were the two design challenges faced when approaching the project. The client loved our unique, consultative, collaborative and turn-key design process because it saved her so much time – she works full time -- and she said it made it very easy for her. She didn’t have to shop for anything and only spent a total of 8 hours doing design homework and participating in 2 design meetings – Design Build 4U Chicago did all the rest. To achieve Dana’s design vision, we took down the wall that separated the kitchen from the dining room and removed the door entirely. In its place, we built a half wall for the custom cabinets. It also supports a bar-height countertop where her girls can do their homework while she cooks. Unfortunately, opening up the kitchen eliminated an entire wall of upper cabinets causing the next challenge – the necessity of creating more storage space, which she desperately needed. To fix this problem, we designed a custom buffet for the dining room. We used the same cabinet maker and materials to aesthetically tie the dining room in with the kitchen. We also relocated the ceiling light to a more central location and installed an updated fixture. Three pendant lights were hung over the bar to provide task lighting for her children’s homework. The client chose dark espresso shaker-style custom cabinetry and a contrasting bright white countertop. The backsplash tile she chose is a linear mosaic combination glass and stone in blue and green tones to compliment the dark cabinets and the very light countertop. We used frosted glass panels in the upper cabinets in the custom buffet. The client loves her new kitchen, its new functionality, the open layout, and the additional storage space, not to mention the absolutely gorgeous overall look. Design Build 4U

This bath offers generous space without going overboard in square footage. The homeowner chose to go with a large double vanity and a nice shower with custom features and a shower seat and decided to forgo the typical big soaking tub. The vanity area shown in this photo has plenty of storage within the mirrored wall cabinets and the large drawers below. The mirrors were cased out with the matching woodwork and crown detail. The countertop is Crema Marfil slab marble with undermount Marzi sinks. The Kallista faucetry was chosen in chrome since it was an easier finish to maintain for years to come. Other metal details were done in the oil rubbed bronze to work with the theme through out the home. The floor tile is a 12 x 12 Bursa Beige Marble that is set on the diagonal. The backsplash to the vanity is the companion Bursa Beige mini running bond mosaic with a cap also in the Bursa Beige marble. Vaulted ceilings add to the dramatic feel of this bath. This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. I got to know all the guys who were working in our house and they were all wonderful people”. I wanted small details like little feet to look like furniture, that is where their carpentry skill came in to make these all perfect”, said Jennifer. “The tile guys were wonderful. They even let me determine how I wanted the texture with the grout to appear for a salt and pepper look; now that is a very skilled trade person making it custom”. The owners acquired an adjacent property and called on our firm and a team of consultants to join the properties into one seamless private park like setting complete with a Pool Pavilion and Pool. A study of light and space, The Pavilion offers different experiences at different times of the day. The optimum display of light and transparency occurs at dusk. At that hour, one can catch the reflections in the pool and the glowing of this small jewel within in the landscape. Amenities include an air conditioned lounging area with TV and kitchen/bar, a laundry and changing room, a private bathroom with shower, an additional outdoor shower and a full basement for storage of pool toys and equipment. The contemporary approach combines rich woods, stainless steel, and concrete with marble, glass tile and natural stones. Cedar shingles, a nod to the main house, recede into the landscape while the soaring glass windows and doors flood the space with light and views back into the landscape. The building also features a bead board ceiling and exposed structure. This blend of materials yields a sophisticated modern design that is calm and cheerful while providing conditioned entertaining space for the Owner’s family and friends.
