Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process.

This charming farmhouse sits atop a grassy hill overlooking a serene Connecticut River Estuary. The new design reformulated the first floor plan making it much more functional and visually exciting. It encompassed the reorganization of multiple spaces including the Mudroom, Kitchen, Dining Room, Family Room, Sun Room, Laundry, Bathroom, and Master Closet. The design also added, deleted, and relocated windows and French doors to greatly enhance exterior views, draw in more natural light, and seamlessly upgrade the articulation of exterior elevations. Improvements to the plumbing and mechanical systems were also made. The overall feeling is both sophisticated and yet very much down to earth.

This propery is situated on the south side of Centre Island at the edge of an oak and ash woodlands. orignally, it was three properties having one house and various out buildings. topographically, it more or less continually sloped to the water. Our task was to creat a series of terraces that were to house various functions such as the main house and forecourt, cottage, boat house and utility barns.
The immediate landscape around the main house was largely masonry terraces and flower gardens. The outer landscape was comprised of heavily planted trails and intimate open spaces for the client to preamble through. As the site was largely an oak and ash woods infested with Norway maple and japanese honey suckle we essentially started with tall trees and open ground. Our planting intent was to introduce a variety of understory tree and a heavy shrub and herbaceous layer with an emphisis on planting native material. As a result the feel of the property is one of graciousness with a challenge to explore.

This was a fast-track design-build project which began design in July and ended construction before Christmas. The scope included additions and first and second floor renovations. The house is an early 1900’s gambrel style with painted wood shingle siding and mission style detailing. On the first and second floor we removed previously constructed awkward additions and extended the gambrel style roof to make room for a large kitchen on the first floor and a master bathroom and bedroom on the second floor. We also added two new dormers to match the existing dormers to bring light into the master shower and new bedroom. We refinished the wood floors, repainted all of the walls and trim, added new vintage style light fixtures, and created a new half and kid’s bath. We also added new millwork features to continue the existing level of detail and texture within the house. A wrap-around covered porch with a corner trellis was also added, which provides a perfect opportunity to enjoy the back-yard. A wonderful project!

Having a space for their teenage kids to hang out after school, study and interact with Mom & Dad was at the top of the list for this remodel. The 1928 home, sits in a lovely Glen Ellyn neighborhood, near downtown and near all the action of the local high school and lake. It’s was a great house with great bones but the kitchen was in need of some TLC. The remodel project had been a long time coming, and since both the homeowners work from home, they had been nervous about disrupting their bustling daily schedules to get the project in motion.
Once we had a plan in place, we dug in and got to work. The first step was to remove a non-load bearing wall between the kitchen and dining room. We then reworked the space a bit, eliminating a redundant passage way to the hall, and reworking a closet to allow for a large galley style kitchen and small bar area open to the dining room. The new kitchen has a small peninsula for the family to have casual meals and for the kids to hang out after school. A window was eliminated to give more space for cabinetry and storage, and another window was made larger to allow for a grander view into the backyard.
We decided upon a layered approach to this space to provide character appropriate to the older home. White painted cabinetry provides a backdrop for interesting touches such as gray herringbone tile, a reeded farmhouse sink and bronze hardware and lighting. The bar has its own unique look featuring gray cabinetry with a patterned cement tile backsplash and walnut top. A bar fridge, glass cabinets and baskets for tucking away homework give this little multi-functional area loads of character. A miniature mudroom area was also added to the dining room so that the new space can be kept neat and tidy.
The stylish result looks both appropriate to the 1928 home and provides loads of functionality for this active family that can now take advantage of every square inch their home.
