A bright, vibrant, rustic, and minimalist interior is showcased throughout this one-of-a-kind 3D home. We opted for reds, oranges, bold patterns, natural textiles, and ample greenery throughout. The goal was to represent the energetic and rustic tones of El Salvador, since that is where the first village will be printed. We love the way the design turned out as well as how we were able to utilize the style, color palette, and materials of the El Salvadoran region!
Designed by Sara Barney’s BANDD DESIGN, who are based in Austin, Texas and serving throughout Round Rock, Lake Travis, West Lake Hills, and Tarrytown.

Palm Beach spans just 10.4 square miles, yet its single-family sales topped $1.876 billion in 2024, including ten deals above $50 million. That scarcity forces every buyer to move fast: snap up a finished showpiece this season or build a custom estate from the ground up. Either path delivers ocean-breeze prestige and strong appreciation, but each demands sharp due diligence, local expertise, and serious capital. This guide breaks down the market dynamics, costs, timelines, and professional partnerships you’ll want to master before investing in Palm Beach luxury property.
Palm Beach Luxury Real Estate At A Glance
Palm Beach’s 10.4 square miles (26.9 km²) generated $1.876 billion in single-family sales during 2024, only a one-percent dip from 2023. Ten transactions cleared $50 million, led by record trades of $150 million on Tarpon Island and $148 million on North County Road.
Height caps, strict zoning, and a finite shoreline keep the island’s active-listing pool near 80–100 properties at any given time, so renovated waterfront estates often leap from “just listed” to “under contract” in days, not weeks.
Demand keeps climbing. Finance and tech firms are shifting teams south, and remote founders want Florida’s zero state-income tax and domicile rules to reward quick closings. For this cohort, a Palm Beach address acts like a hard-asset vault with ocean views, insulating wealth from stock-market swings and interest-rate noise.
Inventory did tick up in early 2024, yet agents still advise new shoppers to arrive with disclosures signed and wires queued. Limited land plus global liquidity still equals a seller-tilted arena, so step one is deciding whether you’ll pay a premium for turnkey perfection or invest the time to build custom.
Choosing The Right Location In Palm Beach County
Palm Beach County has 39 incorporated municipalities and roughly 47 miles of Atlantic shoreline. That range makes “Palm Beach luxury real estate” feel like several markets in one, so the address you pick shapes daily rhythm, design freedom, and eventual resale.
Once storm-ready, add smart-home automation, a wellness suite, or an expanded primary closet. Sequence work wisely, replace wiring and plumbing before marble selection; rough-ins for elevators or outdoor kitchens are cheap while studs are open. New roofs, fresh landscaping, and active permits signal reinvestment. Check public records: a boutique hotel may mean 6 a.m. delivery noise, while a $50 million country-club renovation nearby can lift values. Remember, seasonality only 9,000 permanent residents live on the island, with 20,000 more arriving from November–April. Prefer year-round buzz? Consider Boca Raton or Palm Beach Gardens. Even if you’ll never lease, review rental bylaws: the town requires a six-month minimum, and many HOAs cap rentals at two per year. 4. The only way to tour certain trophy homes is through an agent plugged into that network. Your attorney is pillar two. On Palm Beach Island, 2025 bids run $700–$1,200 per sq ft ($7,535–$12,915/m²). A 6,000-sq-ft plan runs $4.2–$7.2 million before land, design fees, or landscaping. Time is the other currency. A buyer’s agent unlocks off-market listings (≈30% of 2025 sales), an attorney safeguards “As-Is” contracts and funds amid $2.9 billion in wire-fraud losses, and an architect–builder duo converts vision to stamped, ARCOM-approved plans. In Palm Beach County, a buyer’s agent team like SquareFoot Homes helps buyers and sellers navigate listings and closings with local expertise. Why it matters:
Top agents secure early access, use street-level comps to prevent overpaying, and win bidding wars through reliable reputations. Architects fluent in Mediterranean-Revival rules speed approvals by 60–90 days, while builders using photo updates, two-week schedules, and digital punch-lists cut overruns up to 15%. When every expert plays their part, buying or building in Palm Beach becomes a coordinated performance, not a gamble. Conclusion Whether you buy a turnkey estate or build from the ground up, Palm Beach rewards speed, precision, and partnerships. Limited land, global demand, and strict design codes make expertise non-negotiable. With the right agent, attorney, and builder, your investment becomes more than a home; it’s a legacy anchored in oceanfront permanence.
- Palm Beach Island: The marquee ZIP code. You can stroll from Worth Avenue boutiques to the sand in five minutes, yet every renovation must pass the Architectural Commission (ARCOM) at its monthly meeting. Expect scarce lots and eight-figure entry prices.
- West Palm Beach: Across the Intracoastal, downtown has become a finance-and-food hub. According to The Real Deal, new towers such as the 25-story One Flagler and the 40-acre Nora District are drawing hedge-fund offices, luxury condos, and Michelin-watched dining. You swap beachfront for walkability and shorter construction queues.
- North County – Palm Beach Gardens & Jupiter:Drive 20 minutes up I-95 and golf rules. PGA National anchors an area with more than 140 courses county-wide, generous lot sizes, and gated enclaves where privacy beats nightlife.
- Wellington:Head inland, and acreage replaces ocean views. Wellington International hosts the 13-week Winter Equestrian Festival, injecting about $400 million into the local economy each season. Barns, bridle paths, and polo brunches set the social calendar.
- Drone-scan clay-tile roofs for hairline leaks.
- Ultrasound seawalls for voids or rebar corrosion.
- Verify every pane meets Miami-Dade impact ratings.
- Hurricane-impact windows: $400–$1,200 per opening installed.
- Cast-iron pipe replacement: $30–$50 per linear foot.
- Variable-speed HVAC: can trim insurance premiums ≈ 8%.

- Outdoor focus:Homes with outdoor kitchens sold 2.2 percent higher; bluestone patios added another 2.2 percent.
- Future-proof tech:Pre-wire for 10-gig fiber and conduit for solar + battery systems.
- Document everything:A digital manual with paint codes and service logs signals craftsmanship and eases resale due diligence.
- Portfolio tours:Visit three finished homes and one active site; tidy staging shows culture.
- Local résumé:Ten-plus island projects signal familiarity with inspectors.
- Communication rhythm:Weekly photo reports and two-week look-ahead schedules reduce surprises; McKinsey notes digital tracking cuts overruns ≈ 15%.
- Bench strength:Long-tenured supers and in-house millwork ensure consistency.
- Contract + warranty:Clarify fixed-price vs. cost-plus and require a one-year full and ten-year structural warranty.
- Property taxes:≈ 1.1% of assessed value; a $12 million home ≈ $132,000, capped at 3% growth for primary residents.
- Insurance:State average $3,340, but coastal estates with art riders $40,000–$80,000 yearly.

Inspiration for a small craftsman open concept medium tone wood floor living room remodel in San Francisco with no fireplace and white walls

BEHIND THE SCENE: Peace and Harmony is a gentle reminder to steal ourselves away for a quiet moment to gather ones thoughts and enjoy the world around us. Late one afternoon, while hiking up in the Pacific Northwest, I came upon this tranquil setting. I thought the symmetry of the pier on this pristine lake would make for the perfect composition. As the sun began to fall towads the horizon, a beautiful soft light touched the lake and pier. Just before I clicked my camera’s shutter, one of the locals wandered down the pier and paused for a few seconds. I was hoping beyond hope that he would turn around and make a quick exit so as to not ruin my photograph. No such luck. But when he took a seat at the far end, that’s when the composition’s magic truly grabbed me. I opted for a long exposure in order to give both the skies and lake a painterly quality. When it all came together, I knew I had captured a truly zen moment in time.

The Science of Light and Learning
To understand the relationship between lighting and learning, it’s critical to grasp the concept of correlated colour temperature (CCT). CCT refers to the warmth or coolness of light, measured in Kelvin (K). Lower CCTs (around 3000K) provide a warm, cosy atmosphere, while higher CCTs (5000K or above) emit a cool, daylight-like glow. Studies have shown that cool white light, which mimics natural daylight, can increase alertness and mood, contributing to improved cognitive performance. LED lighting, with its ability to produce this desired CCT, makes an ideal choice for educational settings.
LED Lighting: Brightening the Future of Education
Energy Efficiency and Cost Effectiveness
One of the main advantages of LED lighting is its energy efficiency. Traditional lighting solutions like fluorescent and incandescent bulbs consume much more energy to produce the same amount of light as LEDs, which is not only environmentally harmful but also financially costly. Switching to LED lights can result in substantial cost savings for schools, enabling them to redirect funds to other critical areas of education.
Durability and Longevity
LED lights are renowned for their durability and longevity. They have a significantly longer lifespan compared to conventional lights, which means less frequent replacement and reduced maintenance costs. This durability also minimises disruptions caused by light failure, providing a consistent, well-lit learning environment.
Improved Visibility and Reduced Eye Strain
With their superior colour rendering index (CRI), LED lights render colours more accurately, leading to improved visibility. This is particularly beneficial in educational settings, where activities often require distinguishing fine details and colours. LED lights also emit less glare than traditional lighting solutions, reducing eye strain and fatigue. This can lead to better concentration and increased comfort for both students and teachers.
Incorporating LED Lighting in Classrooms: Practical Considerations
When transitioning to LED lighting in classrooms, a few key factors need to be taken into account. Firstly, the lighting design should ensure an even distribution of light, preventing shadowy or overly bright spots that could distract or discomfort students. Secondly, the integration of dimming capabilities can provide flexibility, allowing educators to adjust the lighting level based on the task at hand. Finally, lighting controls can be used to take advantage of natural light, automatically dimming or turning off the LEDs when sufficient daylight is present.
Conclusion: The Bright Promise of LED Lighting in Education
As education systems continue to evolve, it’s imperative to keep sight of the physical factors that significantly impact learning, one of which is lighting. LED technology, with its myriad benefits, offers an innovative and effective way to enhance the quality of lighting in classrooms. By prioritising investments in such improvements, we can take a significant step towards creating an optimised learning environment that nurtures the educational success of future generations.

This new mixed-use building located in a quaint village has made a name for itself. It features a third floor apartment, second floor office space, and first floor retail. The design of the building's exterior bridges the gap between new and old. The cedar shingle gable roof form and double hung window style blend with the traditional New England context of neighboring buildings. The vertical grooved siding and a sliding 'barn' door hint at an agrarian vernacular. The sliding door features sixteen sparking panels of 'glass quilts' designed by glass artist, Alan Davidson of Guilford, CT. Angular roof forms, support brackets, and trim along with the black paint color provide a modern edge. The building and the new first floor art gallery have generated much interest and excitement for the town.
