Sinuous Driveway - Acts as the backbone of the garden. Both the lower and upper garden are bordered by Annabelle Hydrangeas and Zelkovas planted along the asphalt driveway making the driveway recede and emphasizing a garden feel to an otherwise functional space.

The primary bedroom suite in this mountain modern home is the picture of comfort and luxury. The striking wallpaper was selected to represent the textures of a rocky mountain's layers when it is split into. The earthy colors in the wallpaper--blue grays, rusts, tans and creams--make up the restful color scheme of the room. Textural bedding and upholstery fabrics add warmth and interest. The upholstered channel-back bed is flanked with woven sisal nightstands and substantial alabaster bedside lamps. On the opposite side of the room, a velvet swivel chair and oversized artwork add additional color and warmth. The home's striking windows feature remote control privacy shades to block out light for sleeping. The stone disk chandelier repeats the alabaster element in the room and adds a finishing touch of elegance to this inviting suite.

A Spiff Midtown Kitchen & Bath Renovation
A renovation as unique and extraordinary as the homeowners, this kitchen and bath remodel brings this 1969 home new life and exceptional style. Both the kitchen and bath were stripped to the bones and completely reconfigured to accommodate the homeowners’ needs. Kitchen:
Mother of Pearl quartzite perimeter countertops are complimented by an island of Azul Macaubus Quartzite paired with a rich, maple butcher block. White oak oil finished wood flooring and Ledger Stone walls are contrasted against rich blue custom cabinetry. New appliances and hardware are among the many features that work in perfect harmony to create this truly custom look.
Master Bathroom:
The large walk-in shower features porcelain plank wall tile, teak mosaic flooring, and comes complete with a full length soaking tub. Ledger stone walls, Mexican tile flooring, and a custom-built vanity conclude this peaceful bathroom retreat.

The homeowner’s wanted to carry the luxurious drama from the common areas into their private retreat. We continued the color scheme throughout and sourced from Ambella Home Collection and Lexington Furniture for the furnishings. For the master bathroom tile was sourced from The Tile Bar in New York. Expansive tree canopy now shades the dining area and cools the areas closest to the home's large banks of windows. The Australian Willow on the top left was chosen for its low leaf litter and ability to thrive in Pasadena's heat.


The layout of this colonial-style house lacked the open, coastal feel the homeowners wanted for their summer retreat. Siemasko + Verbridge worked with the homeowners to understand their goals and priorities: gourmet kitchen; open first floor with casual, connected lounging and entertaining spaces; an out-of-the-way area for laundry and a powder room; a home office; and overall, give the home a lighter and more “airy” feel. SV’s design team reprogrammed the first floor to successfully achieve these goals.
SV relocated the kitchen to what had been an underutilized family room and moved the dining room to the location of the existing kitchen. This shift allowed for better alignment with the existing living spaces and improved flow through the rooms. The existing powder room and laundry closet, which opened directly into the dining room, were moved and are now tucked in a lower traffic area that connects the garage entrance to the kitchen. A new entry closet and home office were incorporated into the front of the house to define a well-proportioned entry space with a view of the new kitchen.
By making use of the existing cathedral ceilings, adding windows in key locations, removing very few walls, and introducing a lighter color palette with contemporary materials, this summer cottage now exudes the light and airiness this home was meant to have.
