One of my favorite things to work on is older homes with a bit of history because I find it an interesting challenge to marry the historical architectural features of a home with modern design elements that work well for my client’s current lifestyle.
This home was particularly fun because it was the second kitchen we had done for this family and was quite a departure from the style of the first kitchen.
The before shot of the kitchen shows a view from the family room. See the dropped ceiling? We were curious, was this just part of the design or was the dropped ceiling there to hide mechanicals? Well we soon found out that it was mostly decorative (yay!), and with the exception of a little bit of work to some plumbing from an upstairs bathroom and rerouting of the ventilation system within the original floor joists, we were in the clear, phew! The shot of the completed kitchen from roughly the same vantage point shows how much taller the ceilings are. It makes a huge difference in the feel of the space. Dark and gloomy turned fresh and light!
Another serious consideration was what do we do with the skinny transom window above the refrigerator. After much back and forth, we decided to eliminate it and do some open shelving instead. This ended up being one of the nicest areas in the room. I am calling it the “fun zone” because it houses all the barware, wine cubbies and a bar fridge — the perfect little buffet spot for entertaining. It is flanked on either side by pull out pantries that I’m sure will get a ton of use. Since the neighboring room has literally three walls of almost full height windows, the kitchen gets plenty of light.
The gold shelving brackets, large pendant fixtures over the island and the tile mural behind the range all pay subtle homage to the home’s prairie style architecture and bring a bit of sparkle to the room.
Even though the room is quite large, the work triangle is very tight with the large Subzero fridge, sink and range all nearby for easy maneuvering during meal prep. There is seating for four at the island, and work aisles are generous.

OMNIA Group Architects
What happens when everything and everyone comes together? This project, an outdoor living and entertainment environment anchored by an OMNIA Group Architects designed poolhouse, is a perfect example of synergy of client and a team of skilled and talented professionals and craftsman. It started with a sophisticated client looking to put in a pool - but they wanted something special and the form they decided on was a beautiful shape which blended the shapes of their land, the sun and the existing house structure (also designed by OMNIA Group Architects.) The client had toyed with the idea of a cabana / pool house of some sort and contacted us to design it. We worked together to create an indoor - outdoor experience of infinite flexibility. Featuring folding walls of glass (www.nanawall.com) this wood and stone and stucco structure seamlessly blends formality and a sleek nature inspired modern character. This essence is enhanced by neutral hues which reflect the colors of the home and the pool decking. These neutrals are punctuated by natural wood browns and subtle greens on the cabinetry. The poolhouse is comprised of an encloseable dining space, an arbor capped living space which features a fireplace for cooler fall nights, a dressing area with washer dryer and ingenious OMNIA Group Architects designed cabinetry for towels and storage and finally a cool simple powder room. A typical example of the melding of features is how the vertical grain of the grass colored bamboo bar cabinet doors mimic the tall modern grasses specified by the landscape designer, Landscape Design Group. The pool was designed and built by Armond Pools. THe project is located in Skippack, Pennsylvania.

Mediterranean House Custom-Designed for Casual Elegance
Built in the 1970s, this house was not reflective of the owners’ taste nor did it fulfill their lifestyle needs. They wanted a casually elegant home where they could comfortably entertain, relax and plan for the future.
The goal was to update their entire home with custom furniture, mantels, lighting, flooring and an elegant foyer that would amplify the casually chic ambiance to be found throughout the rest of the house.
The redesign involved enlarging the kitchen, raising floors to eliminate “sunken” rooms, removing rustic stones from the fireplace fronts, and replacing tile and carpet with dark hardwood floors.
The design objective was to create harmony throughout the house using neutral colors, rich and elegant fabrics, custom-designed furniture and accessory pieces, and sophisticated lighting fixtures and finishes.
The kitchen, breakfast and family rooms were designed in colors, materials and textures that would harmoniously blend these three areas within their one large space. Yet the cabinets, tables, and seating were specifically designed to accommodate the function, space maximization and comfort required in each room.
The owners enjoy private time or casually entertaining family and friends in a house they custom-designed… which is now truly their home!

Acorn Ponds & Waterfalls
Landscape Water Feature Design & Installation Rochester NY Acorn Ponds & Waterfalls
Acorn Ponds & Waterfalls brought this Rochester (NY) front yard landscape to life with the installation of this stunning custom designed water feature which consists of bubbling urns, waterfalls, led lighting and beautiful aquatic plants. The sound of water running softly through this lovely water feature provides a relaxing sound that inspires relaxation which makes you want to sit down, relax, and enjoy all the simple pleasures life has to offer. Not only are water features lovely, they will make any space look more aesthetically pleasing and are the next best thing to living on a lovely lake or a sparking fish pond.
This water feature has bubbling urns which can be installed with multiple sizes in groupings or we can design & install your water feature to have only one gorgeous stand alone urn. We love installing these beautiful urns in pondless waterfalls as well as in streams and fish ponds while adding LED lighting to them. Another cool feature is the addition of FIRE to the top of our fountains which really enhances the whole garden and makes the house stand out from the rest.
The owners can sip their morning coffee on the porch and see a myriad of lovely birds and other pretty wildlife stop by for a quick sip of water. It’s a simple pleasure, but it brings a smile to the lives of our Western NY clients in Rochester & Buffalo New York (NY) and we love what we do.
Our unique water features are also easy to maintain! Homeowners worry their new custom water feature requires ample work to maintain, but they do not. Acorn Ponds & Waterfalls design experts are happy to discuss seasonal care of water features with our clients to ensure they’re being cared for properly, no matter the season.
Acorn Ponds & Waterfalls can help you design and install a beautiful water feature to add that peace and tranquility to your outdoor spaces. For large or small projects, there are always solutions to adding a water feature in your garden weather you are thinking about installing a pondless waterfall, one of a kind fish pond, custom water feature or large recreational pond. Acorn works with you from beginning to end so you can have a worry free addition to your backyard.

Joseph B Lanza Design + Building
My clients for this house love Cape Cod and its traditional architecture, but they did not want a traditional house. Our solution was a 90 degree twist on the “half house” idea. We took the traditional gable roofed Cape and split it the long way, creating two shed roofs, then pulled the two buildings apart and rotated them slightly to create an inviting entry courtyard. A shed roofed porch connects the house and garage, and a deck wraps around the back of the porch. The angled entry reaches out on to the porch to welcome the visitor. Inside, this small architectural gesture blurs the distinction between the house and the porch and deck, making the living space feel much larger than its compact footprint. Across from the entry, two banks of windows meet at an outside corner to define the sitting area. A vaulted ceiling, skylights, and the open rail of the loft above expand the space upward. The rugged industrial stair and cable rail, exposed Parallam beam and cable ties, birch flooring, doors and cabinets, and clean white walls fulfill the client’s wish for a house that is “bold, simple, geometric and minimal”, yet also inviting and comfortably scaled.
