The new floors are local Oregon white oak, and the dining table was made from locally salvaged walnut. The range is a vintage Craigslist find, and a wood-burning stove easily and efficiently heats the small house. Photo by Lincoln Barbour.

The local fieldstone blend covering the facade, the roof pitch, roofing materials, and architectural details of the new pool structure matches that of the main house. The rough hewn trusses in the hearth room mimic the structural components of the family room in the main house. Sliding barn doors at the front & back of the poorhouse allow the structure to be fully opened or closed. To provide access for cords of firewood to be delivered directly to the pool house, a cart path was cut through the woods from the driveway around the back of the house.

The Cleveland Park neighborhood of Washington, D.C boasts some of the most beautiful and well maintained bungalows of the late 19th century. Residential streets are distinguished by the most significant craftsman icon, the front porch. Porter Street Bungalow was different. The stucco walls on the right and left side elevations were the first indication of an original bungalow form. Yet the swooping roof, so characteristic of the period, was terminated at the front by a first floor enclosure that had almost no penetrations and presented an unwelcoming face. Original timber beams buried within the enclosed mass provided the only fenestration where they nudged through. The house, known affectionately as ‘the bunker’, was in serious need of a significant renovation and restoration. A young couple purchased the house over 10 years ago as a first home. As their family grew and professional lives matured the inadequacies of the small rooms and out of date systems had to be addressed. The program called to significantly enlarge the house with a major new rear addition. The completed house had to fulfill all of the requirements of a modern house: a reconfigured larger living room, new shared kitchen and breakfast room and large family room on the first floor and three modified bedrooms and master suite on the second floor. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

This salvaged kitchen sink was found awhile ago by the client who new she wanted to use it if ever she renovated. Integrated beautifully into the Danby marble countertop and backsplash with new fixtures it is a real joy to clean up. This kitchen was formerly a dark paneled, cluttered, divided space with little natural light. By eliminating partitions and creating an open floorplan, as well as adding modern windows with traditional detailing, providing lovingly detailed built-ins for the clients extensive collection of beautiful dishes, and lightening up the color palette we were able to create a rather miraculous transformation. In the design stages many details were incorporated in this classic kitchen to give it dimension since the surround cabinets, counters and backsplash were white. Polished nickel plumbing, hardware and custom grilles on feature cabinets along with the island pendants add shine, while finer details such as inset doors, furniture kicks on non-working areas and lofty crown details add a layering effect in the millwork. Surround counters as well as 3" x 6" backsplash tile are Calacutta Gold stone, while island counter surface is walnut. Conveniences include a 60" Wolf range, a 36" Subzero refrigerator and freezer and two farmhouse sinks by Kallista. The kitchen also boasts two dishwashers (one in the island and one to the right of the sink cabinet under the window) and a coffee bar area with a built-in Miele. Photo by Pete Maric.

The Port Ludlow Residence is a compact, 2400 SF modern house located on a wooded waterfront property at the north end of the Hood Canal, a long, fjord-like arm of western Puget Sound. The house creates a simple glazed living space that opens up to become a front porch to the beautiful Hood Canal. The east-facing house is sited along a high bank, with a wonderful view of the water. The main living volume is completely glazed, with 12-ft. high glass walls facing the view and large, 8-ft.x8-ft. sliding glass doors that open to a slightly raised wood deck, creating a seamless indoor-outdoor space. During the warm summer months, the living area feels like a large, open porch. Anchoring the north end of the living space is a two-story building volume containing several bedrooms and separate his/her office spaces. The interior finishes are simple and elegant, with IPE wood flooring, zebrawood cabinet doors with mahogany end panels, quartz and limestone countertops, and Douglas Fir trim and doors. Exterior materials are completely maintenance-free: metal siding and aluminum windows and doors. The metal siding has an alternating pattern using two different siding profiles. The house has a number of sustainable or “green” building features, including 2x8 construction (40% greater insulation value); generous glass areas to provide natural lighting and ventilation; large overhangs for sun and rain protection; metal siding (recycled steel) for maximum durability, and a heat pump mechanical system for maximum energy efficiency. Sustainable interior finish materials include wood cabinets, linoleum floors, low-VOC paints, and natural wool carpet.
