Florida native landscape designated an Urban Wildlife Habitat by the NWF. The detached garage features a full living suite above. The lot is only 4900 sqft. The privacy fence and picket were designed to reflect an urban skyline. The balustrade is custom cypress and is designed in the custom of Key West style homes, demonstrating the home owner's line of work. In this case, you can see the propellers cut in alongside levels (I snuck myself in there a bit as well). The soffits are 30" cypress. The roofs are Energy Star and topped with peel and stick solar photovoltaics. All of the rain is diverted into above ground cisterns hidden behind the garage. What are the LABC Awards?
The LABC Building Excellence Awards highlight projects where architects and project teams have had a particularly challenging or complex technical or construction issue with a scheme, or maybe even building site constraints. The awards provide the opportunity to show how problems have been solved through a variety of creative solutions, from communication and teamwork, to innovative designs and professionalism, that ultimately have led to a safe, sustainable, high quality, successful construction projects.
Which project has been shortlisted?
We submitted an entry for the restoration and conversation of The Dairy Barn, a project where our client had occupied their mid-19th Century House in a small attractive village in Staffordshire for many years.
A bit more about the project...
As the family had grown and developed, their lifestyles and living patterns had changed. Although the farm house is particularly generous in terms of size and space, the family circumstances had changed, and they needed extra living space to accommodate our client's father in law within their family home. They also sought to resolve access difficulties to their garden from their house.
The layout and shape of their living accommodation didn’t provide the functional space for everyday modern family life. Their kitchen is located at the far end of the house, and in fact, it is the furthest ground floor room away from the garden. This proves challenging for the family during the warmer, sunnier months when they wish to spend more time eating and drinking outdoors. Transferring the food and equipment needed was time consuming and frustrating. The only access they have to the garden is from a gate at the rear of the property. The quickest way to get there is through the back door which leads onto their rear driveway. To reach the garden space they needed to walk the perimeter of the house to get there.
The family also wanted to comfortably welcome their relative into the household providing the security of being within the family hub, whilst having their own space, privacy and independence from the core of the family.
Our client's home was previously the village bakery and to the rear of the house they had retained the red bricked historic bake house and granary barn. The family wanted to save the barn from crumbling and to maximise the potential of the redundant building by converting it into a separate annex to accommodate their father in law. They also sought a solution to accessing the back garden from the farmhouse.
We were appointed by our client to help them create a design solution that responds to the needs of the family, for now, and for the future.
Problem solving
The new living space within the barn solves a multitude of problems...
The restoration of the barn, not only grants the property a new lease of life, but also ensures that our client’s father in law remains within their local community and within their family hub.
It's transformed a shell of a building into a striking new home that’s now thermally efficient to comply with the latest Building Regulations. Our team worked closely with the conservation officer to ensure that the detail, character and appeal of the original barn has been retained, whilst subtly adding a modern style to the building’s interior.
The barn corresponds well with the historical significance of the immediate site and local area and has been sympathetically transformed inside and out. The restoration of barn and its significant features such as the beehive oven and the granary steps have been secured within the long-term future of the building.
We’ve created a new sleek, contemporary glazed link for the family to the outside of their house solving their access problems to their garden, whilst developing additional living space that retains the historical core, ethos and detail of the building. In addition, the client’s father in law can also now take advantage of the unrivalled views of the church opposite, from the upper floor of the historic barn.


A recent project:
"It's decision time in the household. What do you do when you live in a three bed-roomed semidetached house and the children have left home. Make the most of the freedom of course. But what if one of the children (daughter) has a husband and two young ones of their own (grand-daughters). All wanting their own space / facilities - sleeping, bathing, privacy.
One potential discussed was of course an extension. However, we already had a single storey ground floor extension and did not wish to make this a two storey extension with the potential problems with planning permission and did not want to impose further on the garden, which we love.
Getting inspiration from neighbours and friends we decided on a loft conversion.
We then took the next steps, surveyors plans drawn up, 'party structure wall' agreements signed and agreed with neighbours and council planning permission requested and received from council.
The next decision, who to do the work.
Quotes were requested and received from various firms.
We finally decided to give our custom to 'ASSET LOFTS'. not necessarily the cheapest of all the various quotes but not the most expensive (competitive) but was impressed by the professional approach of the company Directors (Terry and Charlie Richards) when they visited the premises to view the potential job. Also, impressed with the credentials of the company (The Accreditus Register. Checkatrade, Independent Warranty Association Membership and Which Trusted Trader) and the personal recommendation from a relative that had similar work carried out on their property and the 'Payment Stage' system that the company operated (you knew what work was to be completed at each stage of the build, rough guide to time to completion of each stage and what amount would be due when that stage had been completed to the customer's satisfaction).
You felt in control of the payments for build and knew that you would not expect hidden costs to suddenly be added during progression of work, you pay for exactly what you get as you get it to your personal satisfaction / sign-off
A project manager (Dale) was then assigned for the work. He called round to inspect the job and ran through full details of the work to be undertaken including details of the scaffolding to be erected, steels to be delivered, skip hire process. building control inspections (building regulations) etc. All aspects were covered in detail and comprehensively.
Work was then initiated, steels installed (not an easy undertaking due to the design of our house having a through lounge downstairs, making heavy steels necessary).
All team members that carried out the work were hard working, experienced, professional, polite and courteous and carried out the various aspects of the work to a high standard. They all took a professional pride in the individual work they were assigned and were always happy to answer any queries (how, why, when) we may have had as work progressed.
As with any major construction undertaking, some minor issues can occur that are not foreseen. The project manager was able to deal with any issues in a timely and effective manner so that resolution was achieved to our satisfaction.
The directors / project manager were also able to help out by recommending other professionals to carry out other aspects of the work (Electricians, Plumbers). All of the work carried out by these individuals was to a high standard and also covered in the guarantee supplied by Asset Lofts upon work completion.
On completion of the work (on time and to budget previously agreed) all the minor snagging issues were dealt with in a timely manner.
Overall a great job and the loft extension (spacious extra bedroom with en-suite toilet and shower) has added an extra dimension to our home.
The first people to benefit were not my daughter and family, but rather our relatives that visited from Australia and stayed with us for two weeks. They liked it so much and really appreciated the space.
Our daughter, her husband and our two grand-daughters have now also benefitted (on more than one occasion!!) from the extra space that the loft-conversion has now provided to our property.
I am proud of what has been achieved with the loft conversion and pleased with the extra living accommodation it has provided and would have no hesitation in recommending Asset Lofts and their team to undertake this type of work if this is a route you are contemplating for your home"
