Many families ponder the idea of adding extra living space for a few years before they are actually ready to remodel. Then, all-of-the sudden, something will happen that makes them realize that they can’t wait any longer. In the case of this remodeling story, it was the snowstorm of 2016 that spurred the homeowners into action. As the family was stuck in the house with nowhere to go, they longed for more space. The parents longed for a getaway spot for themselves that could also double as a hangout area for the kids and their friends. As they considered their options, there was one clear choice…to renovate the detached garage. The detached garage previously functioned as a workshop and storage room and offered plenty of square footage to create a family room, kitchenette, and full bath. It’s location right beside the outdoor kitchen made it an ideal spot for entertaining and provided an easily accessible bathroom during the summertime. Even the canine family members get to enjoy it as they have their own personal entrance, through a bathroom doggie door. Our design team listened carefully to our client’s wishes to create a space that had a modern rustic feel and found selections that fit their aesthetic perfectly. To set the tone, Blackstone Oak luxury vinyl plank flooring was installed throughout. The kitchenette area features Maple Shaker style cabinets in a pecan shell stain, Uba Tuba granite countertops, and an eye-catching amber glass and antique bronze pulley sconce. Rather than use just an ordinary door for the bathroom entry, a gorgeous Knotty Alder barn door creates a stunning focal point of the room. The fantastic selections continue in the full bath. A reclaimed wood double vanity with a gray washed pine finish anchors the room. White, semi-recessed sinks with chrome faucets add some contemporary accents, while the glass and oil-rubbed bronze mini pendant lights are a balance between both rustic and modern. The design called for taking the shower tile to the ceiling and it really paid off. A sliced pebble tile floor in the shower is curbed with Uba Tuba granite, creating a clean line and another accent detail. The new multi-functional space looks like a natural extension of their home, with its matching exterior lights, new windows, doors, and sliders. And with winter approaching and snow on the way, this family is ready to hunker down and ride out the storm in comfort and warmth. When summer arrives, they have a designated bathroom for outdoor entertaining and a wonderful area for guests to hang out. It was a pleasure to create this beautiful remodel for our clients and we hope that they continue to enjoy it for many years to come.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. Like most of our projects, we can't gush about this reno—a new kitchen and mudroom, ensuite closet and pantry—without gushing about the people who live there. The best projects, we always say, are the ones in which client, contractor and design team are all present throughout, conception to completion, each bringing their particular expertise to the table and forming a cohesive, trustworthy team that is mutually invested in a smooth and successful process. They listen to each other, give the benefit of the doubt to each other, do what they say they'll do. This project exemplified that kind of team, and it shows in the results. Most obvious is the opening up of the kitchen to the dining room, decompartmentalizing somewhat a century-old bungalow that was originally quite purposefully compartmentalized. As a result, the kitchen had to become a place one wanted to see clear through from the front door. Inset cabinets and carefully selected details make the functional heart of the house equal in elegance to the more "public" gathering spaces, with their craftsman depth and detail. An old back porch was converted to interior space, creating a mudroom and a much-needed ensuite walk-in closet. A new, larger deck went on: Phase One of an extensive design for outdoor living, that we all hope will be realized over the next few years. Finally, a duplicative back stairwell was repurposed into a walk-in pantry. Modernizing often means opening spaces up for more casual living and entertaining, and/or making better use of dead space. In this re-conceptualized old house, we did all of that, creating a back-of-the-house that is now bright and cheerful and new, while carefully incorporating meaningful vintage and personal elements. The best result of all: the clients are thrilled. And everyone who went in to the project came out of it friends. Camp Wobegon is a nostalgic waterfront retreat for a multi-generational family. The home's name pays homage to a radio show the homeowner listened to when he was a child in Minnesota. Throughout the home, there are nods to the sentimental past paired with modern features of today. The five-story home sits on Round Lake in Charlevoix with a beautiful view of the yacht basin and historic downtown area. Each story of the home is devoted to a theme, such as family, grandkids, and wellness. The different stories boast standout features from an in-home fitness center complete with his and her locker rooms to a movie theater and a grandkids' getaway with murphy beds. The kids' library highlights an upper dome with a hand-painted welcome to the home's visitors. Throughout Camp Wobegon, the custom finishes are apparent. The entire home features radius drywall, eliminating any harsh corners. Masons carefully crafted two fireplaces for an authentic touch. In the great room, there are hand constructed dark walnut beams that intrigue and awe anyone who enters the space. Birchwood artisans and select Allenboss carpenters built and assembled the grand beams in the home. Perhaps the most unique room in the home is the exceptional dark walnut study. It exudes craftsmanship through the intricate woodwork. The floor, cabinetry, and ceiling were crafted with care by Birchwood carpenters. When you enter the study, you can smell the rich walnut. The room is a nod to the homeowner's father, who was a carpenter himself. The custom details don't stop on the interior. As you walk through 26-foot NanoLock doors, you're greeted by an endless pool and a showstopping view of Round Lake. Moving to the front of the home, it's easy to admire the two copper domes that sit atop the roof. Yellow cedar siding and painted cedar railing complement the eye-catching domes.

Salt Interiors custom joinery was featured in the August issue of House & Garden Magazine. For this project, Salt Interiors worked with Senior Interior Designer for Coco Republic, Natasha Levak to provide custom joinery for the 1930s Spanish-revival home. Levak’s vision for a neutral palette helped to determine the polyurethane paint for the renovated joinery unit Salt installed in the room.

Kerry also broke down everything so that we could consider several alternatives for features and finishes and was mindful to stay within our budget. He accommodated some on-the-fly changes, after construction was underway and suggested effective solutions for any unforeseen problems that arose. Having construction done in close proximity to our master bedroom was a challenge but the excellent crew TaylorPro had on our job made it relatively painless: courteous and polite, arrived on time daily, worked hard, pretty much nonstop and cleaned up every day before leaving. If there were any delays, Kerry made sure to communicate with us quickly and was always available to talk when we had concerns or questions." This Carlsbad couple yearned for a generous master bath that included a big soaking tub, double vanity, water closet, large walk-in shower, and walk in closet. Unfortunately, their current master bathroom was only 6'x12'. Our design team went to work and came up with a solution to push the back wall into an unused 2nd floor vaulted space in the garage, and further expand the new master bath footprint into two existing closet areas. These inventive expansions made it possible for their luxurious master bath dreams to come true. Our design team listened carefully to our clients' wish list. They had a vision of a cozy rustic mountain cabin type master suite retreat. The rustic beams and hardwood floors complement the neutral tones of the walls and trim. Walking into the new primary bathroom gives the same calmness with the colors and materials used in the design.
