Yet still reflects a bit of that farmhouse charm. Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door. The master bathroom is relaxation at its finest. Monochromatic colors and a pop of pattern on the floor lend a fashionable look to this private retreat. The Mazama house is located in the Methow Valley of Washington State, a secluded mountain valley on the eastern edge of the North Cascades, about 200 miles northeast of Seattle. The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley. To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered “V”-shape, recalling the lightness of a dancer. The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior. The living pavilion contains more than twelve pieces of custom furniture and lighting, creating a totality of the designed environment that recalls the idea of Gesamtkunstverk, as seen in the work of Josef Hoffman and the Viennese Secessionist movement in the early 20th century. The house has been designed from the start as a sustainable structure, with 40% higher insulation values than required by code, radiant concrete slab heating, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, and locally sourced materials. Windows have high-performance LowE insulated glazing and are equipped with concealed shades. A radiant hydronic heat system with exposed concrete floors allows lower operating temperatures and higher occupant comfort levels. The concrete slabs conserve heat and provide great warmth and comfort for the feet. Deep roof overhangs, built-in shades and high operating clerestory windows are used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the exposed concrete floor. Low VOC paints and stains have been used throughout the house. When an international client moved from Brazil to Stamford, Connecticut, they reached out to Decor Aid, and asked for our help in modernizing a recently purchased suburban home. The client felt that the house was too “cookie-cutter,” and wanted to transform their space into a highly individualized home for their energetic family of four. In addition to giving the house a more updated and modern feel, the client wanted to use the interior design as an opportunity to segment and demarcate each area of the home. They requested that the downstairs area be transformed into a media room, where the whole family could hang out together. Both of the parents work from home, and so their office spaces had to be sequestered from the rest of the house, but conceived without any disruptive design elements. And as the husband is a photographer, he wanted to put his own artwork on display. So the furniture that we sourced had to balance the more traditional elements of the house, while also feeling cohesive with the husband’s bold, graphic, contemporary style of photography. The first step in transforming this house was repainting the interior and exterior, which were originally done in outdated beige and taupe colors. To set the tone for a classically modern design scheme, we painted the exterior a charcoal grey, with a white trim, and repainted the door a crimson red. The home offices were placed in a quiet corner of the house, and outfitted with a similar color palette: grey walls, a white trim, and red accents, for a seamless transition between work space and home life. The house is situated on the edge of a Connecticut forest, with clusters of maple, birch, and hemlock trees lining the property. So we installed white window treatments, to accentuate the natural surroundings, and to highlight the angular architecture of the home. In the entryway, a bold, graphic print, and a thick-pile sheepskin rug set the tone for this modern, yet comfortable home. While the formal room was conceived with a high-contrast neutral palette and angular, contemporary furniture, the downstairs media area includes a spiral staircase, comfortable furniture, and patterned accent pillows, which creates a more relaxed atmosphere. Equipped with a television, a fully-stocked bar, and a variety of table games, the downstairs media area has something for everyone in this energetic young family.

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. The kitchen in this Mid Century Modern home is a true showstopper. The designer expanded the original kitchen footprint and doubled the kitchen in size. The walnut dividing wall and walnut cabinets are hallmarks of the original mid century design, while a mix of deep blue cabinets provide a more modern punch. The triangle shape is repeated throughout the kitchen in the backs of the counter stools, the ends of the waterfall island, the light fixtures, the clerestory windows, and the walnut dividing wall.

Inspiration for a small coastal guest light wood floor bedroom remodel in Los Angeles with white walls and no fireplace

Architect: Blaine Bonadies, Bonadies Architect Photography By: Jean Allsopp Photography “Just as described, there is an edgy, irreverent vibe here, but the result has an appropriate stature and seriousness. Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

Mid-Century Remodel on Tabor Hill This sensitively sited house was designed by Robert Coolidge, a renowned architect and grandson of President Calvin Coolidge. The house features a symmetrical gable roof and beautiful floor to ceiling glass facing due south, smartly oriented for passive solar heating. Situated on a steep lot, the house is primarily a single story that steps down to a family room. This lower level opens to a New England exterior. Our goals for this project were to maintain the integrity of the original design while creating more modern spaces. Our design team worked to envision what Coolidge himself might have designed if he'd had access to modern materials and fixtures. With the aim of creating a signature space that ties together the living, dining, and kitchen areas, we designed a variation on the 1950's "floating kitchen." In this inviting assembly, the kitchen is located away from exterior walls, which allows views from the floor-to-ceiling glass to remain uninterrupted by cabinetry. We updated rooms throughout the house; installing modern features that pay homage to the fine, sleek lines of the original design. Finally, we opened the family room to a terrace featuring a fire pit. Since a hallmark of our design is the diminishment of the hard line between interior and exterior, we were especially pleased for the opportunity to update this classic work.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
