The Pumpkin Ridge Passive House harnesses the simplicity of Passive House design to deliver superb comfort and efficiency at minimal added construction cost. The Pumpkin Ridge Passive House is no more expensive to own on a monthly basis than a conventional custom home, when monthly energy costs are considered alongside mortgage, taxes and insurance. Yet the high performance green building will consume 90% less heating energy and offer exceptional comfort and indoor air quality. The project, designed by Scott Edwards Architecture and built by Hammer & Hand, is one of six homes in the Pacific Northwest to be featured by Northwest ENERGY STAR® as a demonstration super-efficient home. The hillside garden responds to movement of the wind, flow of the water and warmth of the sun with an artful integration of storm water management practices. Rhythmic landforms and a grassy swale slow stormwater flow, allowing it to percolate into the ground and divert it away from the house. The meandering path and sitting area nestle in a warm pallet of colors maximizing the use of the side property and views of the San Francisco Bay. A patterned Lannonstone wall creates a private backdrop for the heated spa, featuring a sheer water weir pouring from between the wall’s mortar joints. Generous planting beds provide seasonal texture and softening between paved areas. The paving is Bluestone.

This space is perfect for entertaining! When the owners originally moved in, this deck was not here. There were several steps down from the kitchen door, and the stone slabs were a toe-stubbing minefield. We added the deck and designed it perfectly for entertaining. Since we had several large pine trees removed from the property, we increased sun exposure creating a need for more shade. We had this awning custom made by PJ Canvas in Santa Rosa, CA. The awning tucks neatly under the roof of the house during the rainy months.

The nearly 10’ island is an ideal place for food prep, a quick bite, buffet set-up, or sharing a glass of wine with friends. 2.5” thick marble countertop on the island gives substance and a professional feel.
