Perched on a bluff overlooking Block Island Sound, the property is a flag lot at the edge of a new subdivision, bordered on three sides by water, wetlands, and woods. The client asked us to design a house with a minimal impact on the pristine landscape, maximum exposure to the views and all the amenities of a year round vacation home. The basic requirements of each space were considered integrally with the effects of sunlight, breezes and views. The house was conceived as a lens, continually framing and magnifying the subtle changes in the surrounding environment.

Lagoon-side property in the Bel Marin Keys, Novato, CA. Entertaining and enjoying the views were a primary design goal for this project along with replacing the lawn with CA native and low water plants and a total renovation. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. Sanded window sills and frames with multiple grits of sand paper to eliminate old paint and achieve a smooth paint ready surface.
