This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt.
The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms.
On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel.
The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy.
In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.

Nye Saunders designed, and together with D&M Planning Consultants obtained planning consent for this 2/3 bedroom detached contemporary home and garage / garden store following the demolition of a smaller existing house and outbuildings. The site is located in the Green Belt, and in the sensitive Surrey Hills Area of Outstanding Natural Beauty (AONB) and Area of Great Landscape Value (AGLV). The design concept was driven by the approach into the site which called for the visitor to be presented with the strong, simple gable profile of a house and its daughter garage in their most basic form. The new house optimises ‘upside down living’ with the main living accommodation at first floor level and the bedrooms at ground floor.
The building is steel and timber framed achieving high levels of insulation and is clad with sustainable-sourced Frake timber and pre-weather zinc standing seam roof. The building is heated via sustainable ground source heat pump and a wood burning stove and incorporates a Mechanical ventilation and Heat Recovery (MVHR) system.

After Photo: D-Trac Construction Inc. was contracted to provide Engineering services to determine the removal of a potential load bearing wall separating the kitchen/living room areas. Upon the Engineer determining that the wall was non-load bearing, the demoliton of the kitchen/living room area was completed including the removal of the stipple ceiling throughout and going with a flat ceiling finish. Additional items include electrical upgrade for pot lighting, installation of gas line for new gas stove, installation of new cabinets, painting and trim package. Permits were obtained for the construction, electrical and gas line.

The design of “Matrice,” also drawing from suggestions that derive directly from modern Italian architecture and studying the particular harmony of the exposed scores in the cement of some compositional solutions from that creative season, has led to the re-invention of a series of finishes that can be applied to porcelain stoneware material. This means that original combinations can be obtained that are always different from the various ceramics in the collection, in order to create decidedly intense dwelling environments with a great personality.

This project is a modern extension to the rear of a Grade 2 Listed Georgian townhouse including the refurbishment and remodeling of the lower ground floor. The building is located in a Conservation Area overlooking Cloudesley Square in Islington.
Large folding glazed doors open up the rear of the house to the garden. A level door threshold provides a seamless floor from inside to outside without the need for steps or frames. A creative structural solution leaves the cantilevered roof to appear to suspend in mid air when the doors are open. A deep Iroko hardwood roof soffit with integrated external lighting and a flush mounted external speaker system provide architectural styling. The lower ground floor of this house was transformed from a small dark area into a bright open plan family room with direct access to the rear garden.
Planning Approval, Listed Building Consent & Building Regulations Approval were obtained.

For this recently moved in military family, their old rambler home offered plenty of area for potential improvement. An entire new kitchen space was designed to create a greater feeling of family warmth.
It all started with gutting the old rundown kitchen. The kitchen space was cramped and disconnected from the rest of the main level. There was a large bearing wall separating the living room from the kitchen and the dining room.
A structure recessed beam was inserted into the attic space that enabled opening up of the entire main level. A large L-shaped island took over the wall placement giving a big work and storage space for the kitchen.
Installed wood flooring matched up with the remaining living space created a continuous seam-less main level.
By eliminating a side door and cutting through brick and block back wall, a large picture window was inserted to allow plenty of natural light into the kitchen.
Recessed and pendent lights also improved interior lighting.
By using offset cabinetry and a carefully selected granite slab to complement each other, a more soothing space was obtained to inspire cooking and entertaining. The fabulous new kitchen was completed with a new French door leading to the sun room.
This family is now very happy with the massive transformation, and are happy to join their new community.

Planning approval obtained for this mansard in Finsbury Park, Islington. We attained permission for a small outdoor space room which the council are traditionally very conservative in awarding.
The new top floor takes the one bed one bath flat into a two bed two bath apartment.
The loft was built by CityLoftsLondon.com and the apartment now rents out at a premium.

In March 2017 I was approached by a couple who had recently purchased a property in Lowther Village, a conservation village on the edge of the Lowther Castle estate. The property needed completely refurbishing before it could be used as a second home and holiday let. The property is grade II* listed and in addition to designing and project managing the refurbishment I obtained the listed building consent on their behalf. The application was submitted in May 2017 and approved at the end of July 2017. Work was completed in October 2017 and the property is now available for rental via Cumbrian Cottages.

Nouvel Kitchen and Bath
Today’s kitchen is a place that offers not only food for your stomach, but also “food for your eyes”. The owners of this residence, are sensitive to both of these functions.
After the client’s approval to “borrow” a little space (24”D) from their garage was obtained, they received a new Mud Room combined with a “Green lab” for their bonsai-hobby, new entrance to the back yard and a bigger updated kitchen.
The small appliances here work like decorative details. The big ones (i.e. 48” refrigerator) are concealed with panels. The contrast cabinet finishes, tile floor, wood ceiling with flashed LED lights converted this kitchen to an enjoyable entertainment space. Guests can rotate here around a custom designed granite island-bar.

An exciting children water play concept executed at the premier Lodha World Towers, where science blends effortlessly with excitement and fun.
We appreciate Lodha Group for trusting Valerius to execute first of its kind project in India in collaboration with Timber Play UK. The project comprises of Archimedes Screw, Ball Valve, Paddle Pump and many more equipment.
The complexity in the design was to provide water at different pressures to each equipment as specified by the manufacture to obtain the desired water effect.
Secondly being children play area the water quality also had to meet stringent quality parameters to ensure safety and hygiene.
Lodha Group is one of the largest real estate developer and is known to provide not only world class amenities but also such exclusive living experience to its customers.
Chi Renovation & Design
The original kitchen in this home had a cramped galley style kitchen with a poor work flow. The original cabinetry was dark and outdated. By removing the wall between the kitchen and the dining room, we were able to obtain the open concept the clients were hoping for.
With the addition of a kitchen island, we managed to salvage the same amount of kitchen storage after demolishing a wall of cabinets while adding some additional seating for kitchen entertaining and breakfast on the go. The built-in appliance wall creates a seamless path of travel from the kitchen to the laundry room. The dining room was also severely cramped and featured floral wallpaper and felt disconnected from the kitchen. The walls along both sides of the dining room were removed to open it up to the kitchen and living area. Our design team opted to accent the dining area with a gorgeous brass chandelier that plays off of the brass fixtures in the kitchen. A custom bench seat using the same cabinets used in the kitchen creates a sense of cohesion throughout the new open plan. Those same cabinets were also carried into the living room to frame the fireplace.
