Inspiration for a rustic family room remodel in Kansas City

Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. Structural considerations required a more extensive tear down, however the clients wanted the entire remodel design kept intact, essentially recreating much of the existing home. The overall floor plan design centers on maximizing the views, while extensive glazing is carefully placed to frame and enhance them. The residence opens up to the outdoor living and views from multiple spaces and visually connects interior spaces in the inner court. The client, who also specializes in residential interiors, had a vision of ‘transitional’ style for the home, marrying clean and contemporary elements with touches of antique charm. Energy efficient materials along with reclaimed architectural wood details were seamlessly integrated, adding sustainable design elements to this transitional design. The architect and client collaboration strived to achieve modern, clean spaces playfully interjecting rustic elements throughout the home. Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

The Beginning: A separate kitchen and family room often divided this family of four to separate living spaces. The Concept: Remove the wall and create an open floor plan between the kitchen and family room. Connect the spaces visually with new architectural elements and colors.

The owners of this traditional rambler in Reston wanted to open up their main living areas to create a more contemporary feel in their home. Walls were removed from the previously compartmentalized kitchen and living rooms. Ceilings were raised and kept intact by installing custom metal collar ties. Hickory cabinets were selected to provide a rustic vibe in the kitchen. Dark Silestone countertops with a leather finish create a harmonious connection with the contemporary family areas. A modern fireplace and gorgeous chrome chandelier are striking focal points against the cobalt blue accent walls.

Clean and fresh white contemporary transitional kitchen dining area stands the test of time. The space features marble backsplash, solid surface white kitchen countertop, white painted shaker style cabinets, custom-made dining chairs with contrast color welt and adjustable solid maple wood table. Blue/gray furniture and trims keep the classic white space in balance.

To make the goals of these homeowners come true, Drury designer Diana Burton, rethought the entire layout and removed walls between the kitchen, family room, and adjacent sun room. The hall bath was relocated from in the dining room area to behind the kitchen and out of the way. In the end, the homeowners are not only thrilled with their open floor plan design but also the functionality of the entire space!

An abundance of living space is only part of the appeal of this traditional French county home. Strong architectural elements and a lavish interior design, including cathedral-arched beamed ceilings, hand-scraped and French bleed-edged walnut floors, faux finished ceilings, and custom tile inlays add to the home's charm. This home features heated floors in the basement, a mirrored flat screen television in the kitchen/family room, an expansive master closet, and a large laundry/crafts room with Romeo & Juliet balcony to the front yard. The gourmet kitchen features a custom range hood in limestone, inspired by Romanesque architecture, a custom panel French armoire refrigerator, and a 12 foot antiqued granite island. Every child needs his or her personal space, offered via a large secret kids room and a hidden passageway between the kids' bedrooms. A 1,000 square foot concrete sport court under the garage creates a fun environment for staying active year-round. The Port Ludlow Residence is a compact, 2400 SF modern house located on a wooded waterfront property at the north end of the Hood Canal, a long, fjord-like arm of western Puget Sound. The house creates a simple glazed living space that opens up to become a front porch to the beautiful Hood Canal. The east-facing house is sited along a high bank, with a wonderful view of the water. The main living volume is completely glazed, with 12-ft. high glass walls facing the view and large, 8-ft.x8-ft. sliding glass doors that open to a slightly raised wood deck, creating a seamless indoor-outdoor space. During the warm summer months, the living area feels like a large, open porch. Anchoring the north end of the living space is a two-story building volume containing several bedrooms and separate his/her office spaces. The interior finishes are simple and elegant, with IPE wood flooring, zebrawood cabinet doors with mahogany end panels, quartz and limestone countertops, and Douglas Fir trim and doors. Exterior materials are completely maintenance-free: metal siding and aluminum windows and doors. The metal siding has an alternating pattern using two different siding profiles. The house has a number of sustainable or “green” building features, including 2x8 construction (40% greater insulation value); generous glass areas to provide natural lighting and ventilation; large overhangs for sun and rain protection; metal siding (recycled steel) for maximum durability, and a heat pump mechanical system for maximum energy efficiency. Sustainable interior finish materials include wood cabinets, linoleum floors, low-VOC paints, and natural wool carpet.

Designed by Cameron Snyder, CKD and Julie Lyons. Removing the former wall between the kitchen and dining room to create an open floor plan meant the former powder room tucked in a corner needed to be relocated. Cameron designed a 7' by 6' space framed with curved wall in the middle of the new space to locate the new powder room and it became an instant focal point perfectly located for guests and easily accessible from the kitchen, living and dining room areas. Both the pedestal lavatory and one piece sanagloss toilet are from TOTO Guinevere collection. Faucet is from the Newport Brass-Bevelle series in Polished Nickel with lever handles.
