A Garden room separating garage from house proper. A repurposed tannery bench found and detailed by the architect creates this handsome room. Earthy and elemental materials are selected for the home that reference the barn without directly mimicking it. Wooden members found inside the barn and from other barns bridge ceilings and are used in floors along with rustic slate adding to a sense of simplicity to the farmhouse design.

I designed this 2nd floor art studio for my next-door neighbor, Sona, who does fired glass art, jewelry, fabric projects and other crafts. The vaulted ceiling makes the space seem larger, helps to keep the room cooler, and lets in abundant daylight via the high gable-end windows (one end faces north, of course). Hidden fluorescent cove lights wash up the sloped ceiling planes, spreading uniform ambient light across the room. I designed the 4'x8' island as a project layout center and convenient work area. Perimeter display and storage cabinets and other work counters line the perimeter of the space. You can see some of Sona's glass art displayed with backlighting on the custom "light table" countertop along the stairwell. This GFRC (glass fiber reinforced concrete) countertop was built by Austinite John Newbold of Newbold Stone. Lagoon-side property in the Bel Marin Keys, Novato, CA. Entertaining and enjoying the views were a primary design goal for this project along with replacing the lawn with CA native and low water plants and a total renovation. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. This hidden front courtyard is nestled behind a small knoll, which protects the space from the street on one side and fosters a sense of openness on the other. The clients wanted plenty of places to sit and enjoy the landscape. This photo was taken by Ryann Ford.

Tucked away in the backwoods of Torch Lake, this home marries “rustic” with the sleek elegance of modern. The combination of wood, stone and metal textures embrace the charm of a classic farmhouse. Although this is not your average farmhouse. The home is outfitted with a high performing system that seamlessly works with the design and architecture. The tall ceilings and windows allow ample natural light into the main room. Spire Integrated Systems installed Lutron QS Wireless motorized shades paired with Hartmann & Forbes windowcovers to offer privacy and block harsh light. The custom 18′ windowcover’s woven natural fabric complements the organic esthetics of the room. The shades are artfully concealed in the millwork when not in use. Spire installed B&W in-ceiling speakers and Sonance invisible in-wall speakers to deliver ambient music that emanates throughout the space with no visual footprint. Spire also installed a Sonance Landscape Audio System so the homeowner can enjoy music outside. Each system is easily controlled using Savant. Spire personalized the settings to the homeowner’s preference making controlling the home efficient and convenient.

This is a 50'' Orton Style Rumford Fireplace at my home in Oxford,CT. A Rumford Firplace is made with either a straight rear wall or a slanted one. The slanted ones are the better heaters and I just proved "the more efficient" as they do not have a bigger throat area than the straight variety. The book "The Forgotten Art of Building a Good Fireplace" written bu Vrest Orton in the late 60's descibes the slanted variety well and that is where they picked up the name. He did not invent them rather he wrote of what he witnessed as being nice enjoyable good heating Rumfords . It uses my self made damper and burns all winter long with the damper blade at only a 1-3/4'''' gap opening. This represents a throat area to fireplace opening area of 1 to 30 a achievement that recently left the top authority on Rumford Fireplaces in awe and disbelief as his straight backed Rumfords only get to a 1:20 ratio. Although he remained skeptical and wanting more explicit videos and refusing to sign a nondisclosure agreement, he wanted to know if I could do the same with his chosen styled Rumfords. With a large or small fire the damper stays fixed. Weather is a non issue, even foggy drizzly nights do not effect this fireplace. There are videos at FCasini on You Tube showing the 50'' burning along with my basement 36'' Orton which I did experimenting last winter . The basement [never used before] has no face, so I affixed a steel panel on it to see if it could burn at the same ratio as my 50'' which uses my self made 30 year old damper. Iinstead it has a custom vestal damper which I cut the front off as I occasionally do when the budget is limited. It burned good at a 1 to 26 ratio which is way above the 1/17 that Straight Back Rumfords normally do although their very best is 1/20 ..both of which depend on the use of the highly suggested Tee Pee Fire which will assist any fireplace in smoke evacuation due to solely emitting the smoke form the high end of the standing logs! Both of my fireplaces certainly can use this style fire but I enjoy the horizontal log cabin style because of the easy loading and longer lasting fire per load. This winter I am going to affix a glass panel to get a good look at the throat and inner breast chamber while the fireplace is burning. This will be done in my third [ also un faced like the basement] Rumford. This one uses an outside chimney that is about 18' tall, much shorter than the other two and not as warm an environment being the other two are interior chimneys. I am anxious to see if it will compete with a lesser draft ? I have been searching the patent data base and to date there is nothing close to even resemble the way I get these slanted fireplaces to pass the smoke through such a ridiculously thin throat which I call "The Gates Of Hell". The prototype is complete and installed into this fireplace which is in it's second year of performance testing and doing better than I expected, in fact before installing it last week I cleaned the throat and chimney and damper blade which hasn't been done in 6 years. This did help the performance a lot as the passage is so thin any build up greatly slows it down from the added viscosity ie flow drag. For those that don't understand the benefit of a 1:30 ratio it is half the loss of heated air up the chimney and results in a 50% increase in heat efficiency. This equals a 100% enjoyment factor for anyone whom takes fireplace burning seriously like have done and do for the past 30 years! The house doesn't get sucked cold!

This beautiful home theater gives up to twelve people a home cinema experience they will never forget. All speakers are hidden behind the front screen wall and behind acoustically transparent fabric on the side and rear walls. Meridian electronics supply amazing sound and the large, immersive picture is sure to draw you in. Four subwoofers provide earth-shaking bass performance and give even seat-to-seat bass performance, something most home theaters sorely lack. Control of audio/video, lighting, the fiberoptic ceiling, climate, and motorized proscenium drapes are with Crestron home automation controls. Awarded "Best Smart Home of the Year" by EH, this home's living area features Meridian 7200 speakers and Sonance in wall and in ceiling speakers. In order for the homeowners to enjoy different music and entertainment in various rooms, 14 zones of video and 26 zones of audio were necessary. To control the lighting and offer privacy from the large windows, Spire installed Lutron motorized shades that seamless descends from hidden soffits. Spire outfitted this beautiful Michigan home with the best in high quality luxury technology. The homeowners enjoy the complete control of their home, from lighting and shading to entertainment and security, through the Savant Control System.

This is the family room and kitchen, it’s an open concept. The client purchased a slipcover sofa in a white performance fabric. Her concern was that she bought this piece before hiring me, so she wasn’t sure it was going to work in the space. I made it work, I added a white shag rug, a leather recliner, a stripe accent chair and a storage ottoman in a velvet fabric. I love how all these pieces complement each other. It’s not a huge space so I didn’t want to overwhelm so I chose (2) glass side tables and a glass sofa table. The chairs we chose for the dining and counter area made with gray leather. The breakfast table is an extendable table in a brown finish. I accessorized with the blues, whites and neutrals all throughout the home.

Millcreek Cabinet and Design constructed only the cabinetry. We do not have other information regarding the other finishes such as flooring, wall color, and counters; they were selected by the designer or homeowner.

The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

From our initial meeting, Ms. Corridor had the ability to catch my vision and quickly paint a picture for me of the new interior design for my three bedrooms, 2 ½ baths, and 3,000 sq. ft. penthouse apartment. This project was built on spec and pushed for affordable sustainability without compromising a clean modern design that balanced visual warmth with performance and economic efficiency. The project achieved far more points than was required to gain a 5-star builtgreen rating. The design was based around a small footprint that was located over the existing cottage and utilized structural insulated panels, radiant floor heat, low/no VOC finishes and many other green building strategies.
